The third floor is used as an additional lounging area / bedroom with a full size daybed that can sleep another 1-2 people. The terrace is also accessed by the top floor and has seating to enjoy an evening glass of wine or your morning coffee on.brbrWe provide Roku smart TVs with several streaming apps downloaded but guests will need their login info to stream from their own account. We do not provide a cable tv service. brbrFree private parking is provided at the rear of the townhouses and it is NOT assigned parking, so you may park in any of the spaces. Renter will receive and agrees to sign the Terms immediately after making reservation, which will include, but not be limited to, the following:br- The “Minimum Age” to rent the Property is 25 years of age.br- By booking you agree to provide a copy of a valid government-issued ID directly to us. We will request this after your reservation has been madebr- The Renter is solely responsible for Renter’s actions and the actions of all family members, guests, and invitees.br- Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m.br- Unless authorized by the Property Manager, the number of people present at the Property may not exceed the maximum occupancy indicated in the listing or the reservation for the Property.br- Check-in is from 4:00PM until 12:00AM and Check-out is before 10:00 AM.br- If you do not vacate by check-out time, you authorize us to charge a late departure fee of up to one night’s rental and we may remove all Occupants and their personal property from the Property.br- No smoking is permitted on the Property at any time.br- No animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow.br- Renter authorizes us to bill the credit card on file for the full amount of the Rental Fee at the time of booking. Renter agrees not to make chargeback claims with its credit or debit card issuer.br- Events and commercial photography or filming are prohibited at the Property without our express written permission.br- Use of the Property for any criminal activity is prohibited.br- Neither the Property Manager nor the Owner will be liable for special, incidental, or consequential damages of any kind, including those arising from the use of any pool, hot tub, lake, or bunk bed on the property.br- Upon your arrival at the Property, you should inspect the rental unit to ensure the Property condition is to your satisfaction. If you find any conditions you need to report as unsatisfactory or damaged upon your arrival, you should report such conditions within two hours after the time you arrive at the Property. After the two-hour period expires, the Property is provided as is and we are not responsible for the inoperability or unavailability of any amenities.br- You further agree to give us a reasonable amount of time to respond to your report and to cooperate with our efforts to address the concern or provide a remedy.br- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.

There is parking available for all 5 units at the back of the property near the garage and mural. Street parking is available, as well, but pay attention to the areas with No Parking signs, please. Suite #3 is made up of 2 bedrooms with queen beds, a living room, a kitchen/dining area and 1 full bathroom. The suite is very stylishly decorated and has numerous thoughtful touches throughout to make you feel right at home. In the living room is a cozy little faux leather sofa, a chair and a TV; a great spot to relax after a long day out and about. The TV is ready to connect to all your personal, favorite streaming options! This unit has an eat in kitchen/dining combo that seats 4. The table can also be used as a workspace, if needed. The kitchen is stocked with all the dishes and basic cookware you'll need to dine in along with granite counter tops and stainless steel appliances! It is a great setup for smaller groups, solo travelers, or couples who would like to be near downtown with walkable amenities... You will have designated parking for 2 vehicles in the parking area behind the home, but the parking area as a whole is a shared space between the other apartments. The host will be available if needed during your stay. This QB Renovations property is located in North Knoxville, Tennessee, United States. Walk past dozens of cute homes in this up and coming neighborhood to some of Knoxville's staple restaurants, breweries, and coffee shops such as K-Brew Coffee Co, Blossom Bowls, and Central Filling Station Food Truck Park. There are 2 designated parking spaces located in the back of the property for your car. However major car sharing services, such as Uber or Lyft, are easily accessible and can take you almost anywhere downtown in 7 minutes or less. Enjoy a 0.5 mile walk through the neighborhood to several restaurants, breweries, and coffee shops on N Broadway. Great self check-in experience! Check yourself in with the keypad. There are 2 other apartments in this building so there is always potential you will see or hear other guests during your stay. You are expected to be courteous of other guests staying on the premises, and any issues will be addressed immediately. There is a lawn mower shop located next door and there is a potential for noise coming from that business. There is a tv with streaming capability, available for you to log on to your personal streaming subscriptions. We do not offer paid cable or streaming services. NO pets or animals allowed, NO smoking of any kind permitted, NO parties or gatherings.
