The property is absolutely amazing. It has many full size statues in the park like backyard. The gazebo overlooking the River is truly magical. This is the main fork of the Kaweah River. This Main Fork of the River always has water flowing through it. brThe house is a very large 3 bedroom 2 bath , 2400 sqft. The master bedroom , kitchen and livingroom have windows with views of the River. The garage is a game room with a ping pong table, pool table, jenga set and also a basketball court in the driveway, soccer ball and football. The House is completely remodeled with new paint, flooring, kitchen appliances, to all new furniture and linens. While relaxing on the back deck with views of the river you can use the BBQ to cook some delicious food. While relaxing in the living room you enjoy Netflix on the 85inch smart TV.

Enter into a lounge that looks out expansive windows with views of Sequoia National Park. You choose.. kick back, read a book, surf the internet, play some games, or just gaze at the view. Just inside, you will find a cozy living room that includes a stone fireplace with firewood provided seasonally, a flat-screen TV with Firestick streaming services and tons of DVDs, and comfy furniture to melt into. The dining area is nearby with seating for 8 people. Pass through that into the sunny, window-encased kitchen overlooking the pool area. It is idyllically situated to entertain, cook and supervise the little ones playing in the pool. The kitchen is fully-equipped with a full-size oven, a dishwasher, a massive French-door refrigerator, a coffee maker, cookware, serving ware, dinnerware and flatware. All you have to bring is your food! Not the coffee, though, because we provide fresh coffee beans and Keurig pods for you along with commonly used spices. brbrGround level you will find a bedroom for the kids complete with two twin sized beds. The Lodge sits on close to two acres of property filled with beautiful oak trees, plants and wildlife. brbrThere are 3 Bedrooms, 2.5 Bathrooms, 5 Beds, plus small gameroom, large open concept kitchen, dining and living space, wrap around deck with mountain and ranch views. brbrLower LevelbrUpon entering the front door to the left is a full bathroom with a shower and bathtub and to the right is the staircase to the upper level of the lodge. There is also two bedrooms and a small game room/laundry room on the lower level. The first guestroom has a queen bed, two nightstands and a closet. The second guestroom has a queen bed, a twin bed loft over the queen bed and a closet. The game room/laundry room has a washer and dryer and a sink. A sleeper sofa, 65 inch TV, two game chairs, boardgames and a mini NES Nintendo with 30 + old school Nintendo games on it. brbrUpper LevelbrAt the top of the stair case is a large open concept living/dining and kitchen space. The kitchen is fully equipped with black stainless steal appliances and all of the cooking supplies and utensil you need to enjoy home cooked meals. The dining room table seats 6 and the bar seats 4. There is a half bath attached to this large living space with a toilet and sink. There is also a sitting area with two chairs and a large U-shaped sofa that is in front of a 65 inch TV. brbrThe very large primary bedroom is also located on the upper level. It has an attached large bathroom with a shower, tub and toilet room. The sleeping arrangements in the primary room can accommodate an entire family of 5. It has a king sized bed, a queen sized bed and a twin loft bed over the queen. There is also a dresser, two night stands and a small closet in the primary bedroom. In addition there are lots of windows and two sliding glass doors that lead off the bedroom to the almost 360 degrees wrap around porch. brbrThe Upper DeckbrOff of the spacious living/dining/kitchen space is a slide glass door that leads to the upper deck. The deck has a propane BBQ (we provide propane), an iron table/chair set and patio furniture couch set. Enjoy the beautiful 180 degree views off the deck. The nighttime sky offers prime stargazing in this area as well. brbrGuests will have access to the entire property with the exception of the cleaning closet and owners garage. brbrOur neighborhood is a spacious rural area just off the North Fork of the Kaweah River. We are located down about a mile dirt road past the Lions Roping Area and right next to the world-renowned Riata Ranch International. A performance and trick riding organization that offers daily horseback trail rides around the ranch, along the river and amongst the beautiful foothills of the Sierra Nevada mountain range. There is minimal traffic and noise in our area and we respect and value our neighbors who call this area home year round. We hope that you will do the same. It is a peaceful and majestic place. You can walk along the dirt roads and see many horses, cows, ponies, birds and even deer. We are also only about 3 miles from a local shops and restaurants. brbrRespectful Considerations & House RulesbrWe ask that you treat our home with the same respect that you do your own.brbrNo open flames or candles are allowed on the property. Fire danger is a concern in the summer months so please NO fires or open flames. You may use the wood burning stoves inside the Lodge during the Winter/Spring months October-March. Please dispose of cooled ashes in the metal ash can prior to leaving so the stove is ready for the next guest. Do NOT put ashes in the regular trash can put them in the metal can labeled Ashes that is located on the deck. brbrThis is a non-smoking home. A $300 fine for odor removal service if weed or cigarettes or smoke is detected inside. brbrPlease respect the neighborhood and those around you by adhering to courtesy quiet hours after 10 pm for our neighbors. Also sound tends to echo a lot as we are located in a ravine between two mountain ranges. brbrOnly guests who are on the original booking are allowed stay overnight. The primary renter is required to disclose exact guest count (adults, children & infants) upon booking and/or prior to arrival. Limit to 10 overnight guests and limit on additional daytime guests to 4 people. In the event that the occupancy maximum is violated guests will be asked to leave without refund. brbrAbsolutely no parties or weddings on the property. brbrWe do have 2 exterior security cameras located on the garage and the front door. This is to ensure that the property is safe and secure while not occupied and to fulfill our responsibility in monitoring compliance with county requirements on occupancy restrictions. brbrSafety Considerations Around the Property brbrThere's plenty of wildlife since our lodge is nestled in a majestic mountain/ranch area. That can cause unexpected wildlife appearances on the property ranging from ants, spiders, scorpions, snakes, raccoons, bobcats, to bears. Please be mindful that this was their home first before we harmoniously moved into share their territory. If wildlife visits during your stay, as our backyard is the National Forest, we will not issue a refund if this occurs. We warmly suggest booking elsewhere if this will be an issue for you and your guests. Please be respectful and cautious of the wildlife during your stay and do not feed them. brbrWatch for Rattlesnakes around the property during the warm winter months as the sequoia national park area is home to these incredible reptiles. brbrInsect & Pest Control Sprays bi-weekly but the Sequoia's is home to insects, spiders and scorpions. The scorpions are not deadly but do sting much like a bee sting. If you see a scorpion on the floor (even if it looks dead) don't pick it up or step on it, swat it with the fly swatter and dispose of it. brbrDo not mess with or enter the jacuzzi tub that is located on the deck. It is out of service.brbrWatch your step when going down stairs and around balconies. The game room has a very small unique sized step down so watch your step there as well. brbrThere are two twin bunk beds, please use caution when climbing ladder to get on and off of bunk beds. Do not leave children unattended on bunkbeds. brbrLIABILITY WAIVER: By making your reservation you and the other members in your party as THE GUESTS agree to release THE HOSTS from all liability, including financial responsibility relating to injuries & personal property damage that may occur during your stay. There’s plenty of nature to enjoy!brbrGames outside include corn hole, axe throw and oversized connect four. brbrFrom August through rain season, Lake Kaweah has minimum water pool. Lake levels rise when the rain and run off from snow pack comes. This means there is still water in the lake for boaters and swimmers, however not as much as a normal season provides. This ALSO means there is minimal water that runs along the back of the property. As the summer progresses and snow pack melts river levels by the house decrease to minimal levels. Closest to the house the river goes DRY (on a typical rain year this occurs in July) however water flows throughout the year over the island so there’s still plenty of water to enjoy!brbrUnless otherwise agreed upon with owner, normal check in time is 3:30pm on your arrival date, and check out time is 10:30am on the day of your departure. brbrVisit Sequoia National Park - California's first national park and America's second oldest park. Visit the General Sherman Tree, the earth's largest living tree. Take a walk through Giant Forest and hike up Moro Rock. Take a tour of Crystal Cave (open May-September) and see almost 250 caves formed of limestone.brbr**Please note: ABSOLUTELY no pets or smoking!
