Literally just a few steps to the boardwalk and ocean. No busy streets to cross, and no hills or stairs to climb—just drag your towel to the sand! brbrWe hold to our cancellation policy and it is listed below.brbrI know it's over-said, but... Location, Location, Location, and you found it in South Mission - the boardwalk is quieter down here, and the beach is huge!brbr*South of Belmont Park is a premium area, and we are one house from oceanfront with ocean views from the patio and kitchen. Beach is just a few steps away--as well as easy access to the bay. Far enough away from the parking lots and crowds, yet close enough to walk to Belmont Park and restaurants. Please keep reading down to the disclosures. brbr*This home was completely remodeled throughout in June 2016 - all new kitchen, bathroom, floors, furnishings, professionally decorated. brbr* On a best efforts basis we provide beach: 4 full size beach towels, chairs, umbrella, and some basic kids toys --NO bikesbrbr* 1050 sqft/ 3 bedroom two full-bath, single story homebrbr* Sleeps 6, MAX OCCUPANCY 6, Including kids (family with kids preferred or mature couples) brbr*Cal King in master bedroom, Queen in the 2nd bedroom, Full/Twin Bunk in 3rdbrbr*Air conditioning: For summer clients, 2 small wall units are only in the master and living room (none in bunk or queen room). These are just intended to cut heat when returning to a closed house. Then open the windows. Unlike central air, you can't run them all night, or even for more than 45 minutes at a time. They are energy hogs and meant to use sparingly on the hottest of days. It is definitely a bonus to have them, but it's not central air.brbr* Large dining table inside and outside for family meals, fully-equipped kitchen brbr* Fast WIFI with Smart TV's in every-room except the bunk room (kids room). You can access all basic TV channels using Spectrum streaming through the ROKU interface, so bring your Netflix, HULU or other favorite streaming logins as well! brbr* Speed Queen Washer and GE dryer in garagebrbr* Spacious front patio with ocean view - BBQ and outdoor dining tablebrbr* Interior patio is set up as an outdoor room with comfortable seating for lounging. A quaint, relaxing outdoor space with privacy - the perfect place to chill out after a long day at the beach, and especially nice for families with younger kids because it's enclosed.brbr* Need baby gear We DO have a pack-n-play, but NO high chair or stroller. However, you can easily rent them and have them delivered - just let me know and I'll send you the details.brbrDISCLOSURES:brbr* PARKING: We CANNOT accommodate large trucks or Suburbans over 203 in length. However, see parking photo, we have a garage that will fit one mini-van sized vehicle plus a smaller car. Garage is 15' wide and fits vehicles 203 in length on one side only, due to a cabinet a shorter one on the other side. Google your make and model and length will come up. We respectfully ask that you DO NOT move the washer and dryer to try and squeeze your car in the garage. brbr**We do have a Ring Camera on premise outside that only faces sidewalk and covers the patio area. We only check it if we are notified by a neighbor that we should. There are NO interior cameras.brbr**There is a 1 bedroom apt above the garage currently occupied by a professional. You may hear footsteps and some noise from the apt in the back bedrooms. He does do laundry in the garage on Mondays. Other than that, there is no shared space, and you have exclusive use of all patios, parking, etc.brbr** ALL of Mission is in the flight path brbr**We are firm on 6 occupants, please honor this number.brbr**Items commonly asked for: We do not provide: bikes, music player, or alarm clocksbrbrNote: The market is a 30 second walk if you need anything. Recently purchased and remodeled 3 bedroom, 3 bathroom house right behind the boardwalk.brbrOur San Diego Beach House is an amazing beach home with 3 bedrooms and 3 bathrooms located on the first, second, and third floor of a duplex with views of the South Mission Beach Jetty and Ocean Beach across the Mission Bay Channel.brbrAs an added bonus, the homeowners are boat club members and will take you to cruise the bay or go ocean fishing for operating costs only and not for profit. brbrLocated near the protected south end of Mission Beach, this beautiful home offers an expansive, private outdoor rooftop deck with 360 degree views of San Diego and 1,600 square feet for cooking bar-be-cue, sitting at the high-chaired rooftop bar, lounging in the hammock and outdoor sofas or sunbathing in seclusion. The second floor balcony with its custom-made bar-tops and high seats, as well as small dining table, gives renters a view of the volley ball courts where teams play daily and of the Mission Bay Jetty beyond that—a perfect space for drinking coffee in the morning or sipping cold drinks in the afternoon.brbrThe two bedrooms and bathrooms on the second floor and studio-bedroom with kitchenette and full bath downstairs provides ample space for up to 10 guests to find privacy or to come together in the light-filled and generously open-spaced living room adjacent to the second floor balcony. The house is perfect for big families or multiple families staying together with kids.brbrOur living room features a brand new designer sofa sectional with a giant ottoman that can turn the sofa into a queen sized bed for those who want to sleep in front of the flat-screen TV. The living room along with the rest of the second floor is outfitted with luxury plank flooring and LED lighting. Adjacent to the living room, the dining area showcases a custom-made, showstopper table artistically made from reclaimed wood from the house and turquoise epoxy, and a newly installed sliding glass door that fully opens to the balcony which soaks the room with light.brbrThe kitchen is beautifully finished with custom granite stone countertops and backsplash, a newly set deep and wide sink and designer faucet, white cabinetry, and all new stainless steel appliances.brbrThe Master Suite provides a king bed, a private, separate balcony with a seating area, a walk-in closet, and an en-suite bathroom with two sinks, two shower heads, and an 8’x5’ obscured glass window which floods the shower with natural light. Our house on San Luis Rey is conveniently located on the line between the surf zone and swim zone at the beach and directly behind the South Mission Beach Lifeguard tower, so your group can easily and safely take surf lessons or try boogie boarding and still stay within eyesight.brbrFor a bit of exercise, take the less than mile walk to Belmont Park with its restaurants, live music, and games for the kids. For some calm time try walking across the street and doing some yoga on the bay—watch the gorgeous sunrise there—or seek the shade in the afternoon and bring the young kids to the playground at Mission Point. At night, you can head up to the privacy of your roof top deck to watch Sea World fireworks from the comfort of your own home (on the Fourth of July you can see the firework shows of five different locations around San Diego). Cancellations or reschedules made by Guest with less than 60 days' notice will result in 100% loss of all payment.brbrGUEST REQUIREMENTS | Guests must be at least 30 years of age to book with us. If your group is all adults, then all guests must meet our minimum age of 30.brbrNUMBER OF GUESTS | Our maximum occupancy refers to the number of people allowed in the home at any given time (ie includes both guests & visitors). Exceptions towards the maximum number of people allowed may be made for children under the age of 2. South Mission is a community with many local residents, social activities and noise should be brought inside by 10:00 pm.brbrARRIVAL TIME | Check in is at 3 pm. Please rinse sand of toys and boards before bringing them back inside. There are hoses located at the front and the back of the unit.brbrAIR CONDITIONING | The unit does not have air conditioning, but all of the rooms have ceiling fans and newly installed vinyl windows with screens. The majority of homes in Mission Beach do not have air conditioning due to the mild year-round San Diego coastal climate (average approximate 65 degree year-round temperatures, with Summer averages at approximately 70 degrees). brbrACCESS | Our home is accessed via a door code, and the access code is provided in a welcome email letter you’ll receive upon booking a reservation. Codes are regularly changed for your safety.brbrSMOKING | Smoking is strictly prohibited. Charges will be assessed for not committing to a smoke-free environment.brbrCLEANING SUPPLIES | We provide a starter kit of expendable cleaning supplies such as hand soap, dish soap, toilet paper, paper towels, & garbage bags. Please bring additional if you feel this will not be adequate. Cleaning requirements upon departure are outlined in your welcome letter. brbrLINENS & TOWELS | Bath towels, sheets, pillows, blankets, and beach towels are provided. DO NOT take the home's linens or bath towels outside.brbrUPON ARRIVAL | Take a look around the home.
