With over 100 'beachfront' condos at North Coast Village (NCV) to choose from, it can be overwhelming. Here are a few tips for your consideration:brbrThere are total 7 building groups from A to G. Each group is composed of a main 3/4 story building and 2-story cottages in front of the main building. Group A is standing alone from the other 6 groups separated by Breakwater Way. Entire NCV is beachfront. B and G just off Pacific Street are furthest from the ocean on the east end of the village. D and E are closest to the ocean on the west end of the village. C and F are sandwiched in between.brbrLocation, location, and location:brbrViews: While the entire NCV is beachfront, the term 'ocean view' means day and night difference depending on the specific location of the unit. brbrDoes west facing (like some D, E cottages) have the more desirable ocean view Maybe. That is if you can handle the long hours of blinding sun glare in the PM. And it is totally dark during night time.brbrNorth facing units (odd number units) . Some have Oceanside Harbor and ocean view ( E, F, and some G units) and some have pool/garden views (D, C, and some B). In the winter, sun light may be a problem if you like the warmth of direct sun light in winter.brbrSouth facing units (even number units). Some have Oceanside Pier and ocean view (D, C, and some B) and some have pool/garden views(E, F, and some G). In the winter, direct sun light exposure is a big draw.brbrNoise and privacy can be a problem for units by the pool and walking paths. Street or train track noise can be a problem for some east facing units.brbrThe best views are offered by units at higher floors and furthest to the west. That means the third floor units in D and E building. brbrThe 3rd floor even number units in D building offer unobstructed ocean views to the southwest. D306 is one of the few in this exclusive locale. The 3rd floor odd number units in E building offer unobstructed harbor views to the north. brbrIn general you get what you pay for. Nothing illegal is permitted and grounds for immediate eviction and loss of rents. brbr5. This is an enforceable contract between Guest and owner. Any attempt to reserve a property by providing false or misleading information will cancel your reservation and you will forfeit any money or deposits paid to reserve the home.brbr6. Outside quiet time is 9pm. Please understand this is a quiet residential neighborhood. Parties and events are not allowed. Music should never be played so loud that it can be heard at neighboring properties.brbr7. Guest shall be responsible for any and all damages arising during their visit, including all damages sustained by their guests or invitees, and tenant shall pay for all repairs and/or replacement required as a result of the damages. These costs may be more than your security deposit so you are encouraged to self-insure.brbr8. Guest acknowledges that the house, furnishings, and property are with faults. Accordingly, Guest agrees to take the house and property in an `as is,` `whereas, and with all faults` condition, and assumes all risk associated with the house, furnishings, and property. Owner makes no assurances regarding any air conditioning, beach, amount of sand, access to public beach, noise from neighbors, street or construction projects. These are items that may occur during your stay and we have no control over. This is an active beach community. brbr9. To the fullest extent permitted by law, Guest agrees to indemnify and hold harmless Owner, its representatives, agents, and others working on its behalf (`Representatives`) against any claims, demands, suits, losses, damages, including all costs connected, which are or may be asserted or recovered against Owner and Representatives by reason of personal/bodily injury, death, or property damages, including loss of use which arises out of or is in any way connected with this contract. If there were an unexpected situation, emergency or disaster, we have the right to void this contract. If that were to happen, we would offer you a selection of other potential available properties.brbr10. Guest will provide your clothing, food, spices, condiments, cooking oil, foil, plastic wrap personal hygiene products, disposable goods, paper/plastic goods. You might want to bring charcoal and firewood. If you use up the supply we start you with of paper towels, trash bags and toilet paper then you will buy what you need from the local stores. There are nearby stores to purchase all of these items.brbr11. You are only allowed to have the number of people on property as stated in your email request form. For example, if you declared 8 people on your reservation request ,then only 8 people can be on property at any time. This rule includes visitors not spending the night.brbr12. Prior to your 10 am departure on day of check out, the home will be tidy and left in good condition. This includes all dishes and kitchen surfaces, taking out all trash from yard and home and placing in containers provided, sweeping all the floors and removing the sand, returning indoor and outdoor furniture back to where it was found, wipe up any obvious spills, stains. We will send in a crew to do your laundry at 10 am on check out day. If there is excessive cleaning and additional fee will be charged.brbr13. We have three parking spotsbrbr14. Terms and conditions: The terms of this agreement are: no refunds. There are no refunds, for any reason. Guest further agrees once any payment to retain the home has been made, the terms of this contract specify no refunds. Once Guest arrives at rental property, Guest agrees they must inform manager in writing of any condition or listed amenity that needs repair or does not meet with their expectations. Guest agrees manager has 24 hrs to evaluate complaint and rectify or repair said situation. If repairs and or replacement can -not be made within 24 hrs, guest agrees to a maximum reimbursement and compensation of up to $45 per stay. That amount will be decided by the booking agent. Guest further agrees the beach and ocean are an ever changing environment. There are no assurances made about weather, beach, level of sand, water, waves or access to the public beach.br Since we have a no refunds policy, we suggest you purchase travel insurance for a variety of protections. Guest agrees to accept the home, contents of the home, beach, sand, rock, ocean and weather in as is condition for the duration of their stay and for the payment amount agreed to at time of booking. Owner and their representatives are allowed to access and enter the property at any time for the purposes of repairs, inspections ,complaints and delivery of replacement items. The Seaview Sunset is a cute, stylish, and clean apartment located in the heart of the neighborhood known by locals as South O. Our sea-side neighborhood is Oceanside’s most beloved area due to it’s relaxing and laid back vibe and it’s countless local restaurants, breweries, and cafes, many of which are within walking distance of our apartment. brbrCome stay at the Seaview Sunset and enjoy the beach, amazing weather, beautiful sunsets from our private deck, local foods and drinks, and much more!brbrThe Seaview Sunset is a chic apartment with a clean and updated style. The apartment is located on the second story of a two-story building that was built from the ground up in 2016. The apartment has a fully stocked kitchen, a living room with a smart TV and plenty of comfortable seating, and a stylish master bedroom with a dresser, closet, and a soft comfortable queen bed. There is also a full fold out sofa bed located in the living room. Outside the front door is a private patio area with a table for two. At the bottom of the stairs that lead up to the front door there is an enclosed outdoor shower with hot water. Beach toys and beach supplies are also located in the shower area.brbrGuests will have access to the entire apartment as well as the patio located at the the entrance to the apartment. Guests can also access the laundry room on the bottom floor. There is a large paver area below that guest can see from the the apartment but that will not be accessible for use as it belongs to a different unit.brbrOur neighborhood is a quiet but convenient spot in the heart of South Oceanside. We are surrounded by nice and respectful neighbors and we ask that our guests show that same respect to them. There is plenty of street parking available right out front for the guests.brbrThe Seaview Sunset is a quick walk from one of Oceanside`s favorites, Buccaneer Beach & Park. Buccaneer Beach is a popular beach destination for Oceanside locals and just on the other side of the street is Buccaneer Park, which has basketball courts, picnic tables, wide open grass, and a complete play structure for the kids. The home is also within walking distance of many excellent food options, cafes, and local shops.brbrWe can interact with our guests as much or as little as desired. Guests are encouraged to contact us by phone with any questions or concerns at anytime. We will be nearby and ready to provide maintenance or help to our guests (in person) if needed. We want our guests to have the best stay possible and we are willing to do what it takes to make that happen!brbrSouth Oceanside has a wide variety of fun, from good restaurants, local events, beautiful beaches, the Oceanside Marina, the Sunset Market on Thursdays, and parks.br brIn addition, the location is awesome for trips to Disneyland, Legoland, San Diego Zoo, Wild Animal Park, Padres Petco Park, Del Mar Horse Races and Concerts, Del Mar Fair, Anaheim Stadium, Sea World, Balboa Park, many theme parks, and water parks.brbrA car is recommended for this property. There is plenty of space to park in front of the house. The oceanside train station is also located nearby providing service up and down the coast, even up to Los Angeles and beyond. It`s perfect for trips to downtown San Diego!brbr*Our apartment is across the street from the train tracks. This train runs along the whole coast of San Diego`s North County. There is a station a mile and a half away from the house which provides convenient access to San Diego`s downtown area, various other beach towns, and even Los Angeles. Fortunately, Oceanside just added additional safety measures to all crossings, which in turn allowed the City to be designated as a `Quiet Zone.` This means that passing trains no longer use their horns and therefore train noise is very minimal. Any previous reviews that mention loud trains were before this quiet zone was enacted.brbr**There is a heater but no AC! We get a great breeze living close to the ocean and the apartment usually stays very cool! brbr***All parking is street parking. No garage or driveway. There is usually plenty of street parking for guests!br-Quiet time after 10 PM and we ask that guests are respectful of our downstairs renters!br-***If you are a young group, please inquire first. I allow young groups situationally but please understand I live on property and DO NOT allow underage drinking or rowdiness so if you can`t agree to this, my home is not a good fit for you. br***NO PETSbrbrRENTAL RULESbrbr1. Smoking is not allowed on the property. No exceptions. br2. People other than those in the Guest party set forth at booking may not stay overnight in the property without prior approval. Any other person in the property is the sole responsibility of Guest.br3. The house is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.br4. Keep the property and all furnishings in good order.br5. Only use appliances for their intended uses. br6. NO PETS ARE PERMITTED AT ANY TIME. br7. Parking: Vehicles are to be parked on the street. No parking is permitted on the street on the 2nd and 4th Monday of the month (street sweeper). Any illegally parked cars are subject to fines; applicable fines/towing fees are the sole responsibility of the vehicle owner. PLEASE READ POSTED STREET SIGNS UPON ARRIVAL FOR CURRENT PARKING INFORMATION AND EXACT STREET SWEEPING TIMES. br8. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the house other than beach towels which must be returned. You will be charged for any missing or ruined bedding, pillows, or towels.br9. Water and Septic: The water is a soft water filter system. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products, baby wipes, OR EVEN FLUSHABLE WIPES should be flushed at any time. If it is found that feminine products or anything not other than toilet paper have been flushed and clog the septic system, you could be charged damages of up to $250 for scoping and cleaning.br10. Storms: If there is a storm or inclement weather, no refunds will be given.br11. DO NOT USE ANY LAUNDRY DETERGENT OTHER THAN THOSE LABELED HIGH EFFICIENCY (he). It will ruin the machine and we will take the full deposit if this happens and require you pay for the machine in its entirety. br12. Shake off all sand before washing anything in the machines. Sand RUINS OUR MACHINES. We live on site and will know if you are washing towels or anything with sand in it. YOU WILL BE CHARGED A BIG FEE IF THERE IS SAND IN LAUNDRY ROOM OR MACHINES. br13. Do not put anything in the dishwasher that is not dishwasher safe. Some kitchen items are labeled as not safe for dishwasher. Hand wash those items. br13. Also, do not put any regular soap in dishwasher. This includes dish soap. Only use the dishwasher pods provided. br14. You will be charged for any dents or damage caused to anything in the home. Including brand new appliances.
