Upstairs, you’ll find two more bedrooms, a half bath, and a cozy family room with a large TV—an ideal hangout for kids or late-night movies.brLocated in a quiet North Dunsmuir neighborhood, the home is just minutes from the City Pool, Botanical Gardens, and great local dining at The Dunsmuir Brewery Works and Yaks. The area also offers excellent fishing spots, swimming holes, and easy access to The Fly Shop.brPlease note: a train passes along the river below, so light sleepers may want to bring earplugs. Whether you want to dine outside on the outdoor table overlooking the river, or just relax and watch it run, the options are endless. The house is 2 bedroom 1-1/2 bath. Whether you are looking for your own stretch of Blue Ribbon trout river waters, or a romantic getaway for 2, or a place for your family get-together or group skiing adventure, this is truly a magical place to renew your spirit!brbrThe spacebrbrThis unique property is literally on the river. Fish from your pavilion, or soak your feet - but best of all just enjoy! There is a smart TV and internet - NetFlix and YouTube TV are provided. There is a large selection of DVD's for your use. Please keep in mind we do live in the mountains, cell service and internet can be patchy and slow at times. You may have to stand in a corner with one arm in the air and head tilted to the right to get that bar on your phone - or better yet leave it at the door and get away from it all! (If you use Verizon, we provide a signal extender and Wi-Fi calling which helps a lot in the house.)brbrPlease be aware that we have landscapers on the property every Wednesday for 2 hours. We do this so the property is kept as beautiful as possible for all guests. They are very discreet and only work outdoors.brbrPlease note: a maximum of 6 guests are allowed. (Please understand this is a cozy space and with one bathroom, these limits help make it comfortable for everyone.)brbrThe owners live in the area, but are not adjacent to the property.brbrAlso note: we do not provide propane gas for the outdoor bbq. There is a 5-gallon propane tank in the gas firepit - you can take it to Dollar General and swap it for a full one for $20. The Upper Sacramento is world-renowned for its population of trophy rainbow trout. Fish right on the property, or explore the area - several guide services are nearby to help maximize your angling experience.brbrNOTE: The river is not deep, but is very cold and can run swift - footing can be slippery. We advise you do not enter the river without proper fishing and safety gear.brbrIn addition to being on the river's edge, the railroad also runs nearby and this can be loud at times, even at night. The town is steeped in railroad history, and this only adds to the charm. A 5 minute walk will take you to the Amtrak Station where you can find a small railroad museum. You are also a 5 -10 minute walk to several wonderful eateries, and coffee shops.

This ensures the peace of the neighborhood and our standing as courteous neighbors.br brTRASH DAYbrAs our trash day is on Thursdays, an employee usually comes to the house on Wednesday evenings to roll our outside trash bins to the street. The bins are then returned near the front porch on Thursdays. One less thing for you to worry about! br brGUEST LIMITbrOur bungalow can accommodate up to four guests in total. To minimize wear and tear on our home, outside guests are not allowed. There are two other bedrooms available if you end up wanting an additional bedroom. The bedrooms are typically locked when rented as a one-bedroom but can be accessed if you pay for additional bedrooms. No one will access the extra bedrooms during your stay. However, if you are a train traveler, take the Amtrak and walk to restaurants, entertainment, and local waterfallsbrbrOther Things to Note:brTRAINSbrAs a historic railway town, Dunsmuir has trains that pass through 4-5 times a day. The earliest train comes around 9:00 am while the last one comes during the night. While you may faintly hear a train while inside the house, they are not disruptive to most people. All pets must be house-trained.brbrPRIVACY NOTICEbrAccess to the garden yard is exclusive to the Birch Tree Garden guests only. Our staff is courteous at maintaining the highest level of privacy possible to our guests. The yards are regularly maintained by our groundskeepers and the housekeeping team which will require access through the garden yard. brbrQUIET HOURSbrThank you for observing our quiet hours between 10:00 pm and 7:00 am. This ensures the peace of the neighborhood and our standing as courteous neighbors. Although our guests agree to follow quiet hours, you may hear the upstairs guest(s) during your stay. Between the hours of 11:00 am and 4:00 pm, you may hear the nearby laundry room being used by the cleaning team during the upper level turnover.brbrTRASH DAYbrAs our trash day is on Thursdays: an employee usually comes to the house on Wednesday evenings to roll our outside trash bins to the street. The bins are then returned near the front porch on Thursdays. One less thing for you to worry about!brbrGUEST LIMITbrOur Birch Tree Garden Getaway can accommodate up to four guests total. To minimize wear and tear on our home, outside guests are not allowed. The second unit may be available to rent for those who have large groups, please inquire.brbrSMOKINGbrTo keep our home fresh and clean for everyone, smoking is not permitted inside. If smoke is detected, a $300 fee will be applied to your reservation. You can, however, smoke in the backyard (please close the sliding glass doors and windows).brbrPARKINGbrOur driveway is available for you to use for one car. Please park in the driveway on days when snow falls so our street can be plowed and you don’t get snowed in. Please note that the other rental may have a guest and they will also need to park in the driveway.brbrAdditional Parking/Snow Removal:brAdditional cars can park on the street, except when snow is expected. Snow removal generally takes place when we’ve accumulated approximately three inches of snow on the ground. On street parking is prohibited during snow removal, therefore, vehicles left on the street may be subject to tow at the owner’s expense (Municipal Code 10.04.010). Snow plows will complete a minimum of two passes down each side of the street in order to keep travel lanes open to safe passage. Residents/Guests are asked to stay informed about forecasts of snow accumulations and to plan accordingly.brDesignated Parking Areas: Limited parking is available at the South City Hall parking lot, North City Hall parking lot and at the community building in North Dunsmuir.
