Walking into this newly furnished 4 bedroom/3 bath/2550 sf home you will immediately notice the comfortable spaces and attention to detail. You are greeted by a cozy living room with freestanding bar and big screen TV. The kitchen is fully stocked with anything you would need including a fully stocked coffee bar. The island/bar in the kitchen is the perfect place to pull up a stool for breakfast or to have a glass of wine while preparing dinner. From there you make your way into a comfortable dining room with seating for 6. Downstairs is an additional family room with comfortable sectional and additional TV. Upstairs, the master suite features ample windows and a king bed with ensuite bath. The master bath features a full sized walk in shower, and double sinks. The remaining 3 bedrooms feature two queen beds and two sets of twin over twin bunks. There is also a sleeper sofa in the upstairs loft area that sleeps 2 additional people if needed.brbrIn the summer the pool is a perfect size and will be cool and inviting even on the warmest days. This home has an electric pool heater. Heaters take 2-3 days to heat a pool therefore POOL HEAT must be requested a minimum of 5 days prior to your stay. Electric pool heater is able to maintain a pool temperature of 80-87 degrees.brbrThe spa is always hot!brbrThe back yard boasts a covered area with furniture perfect for relaxing, dining area, lounge chairs so you can soak up the sun, a built in BBQ grill/outdoor kitchen area, firepit, and a sparking pool! This home is welcoming hot tub and perfect for entertaining or relaxing and enjoying the Arizona sun.brbrThere are plenty of pool towels and bath towels, and basic toiletries are provided, along with hairdryers. Recycling pick up is every Friday. br brWe all like to have a good time BUT there are NO parties allowed or large gatherings due to AZ state Law (Bill 1350).br -fine charged to the person that made the reservation.br br- There are surveillance cameras covering entrance and exit ways to the property. They are not actively monitored but may be used to detect unauthorized parties or broken house rules to abide by city & state laws for short term rentals.br br- There's a Smart TV in the living room that has YouTube TV (cable with live TV and on-demand) as well as some TV apps. Feel free to log in to any of your personal apps if you wish to).brbr- Check in is at 4pm. There seems to be a glitch on booking platforms where you may be able to select a check in time. Please assume and expect the check in time to be always at 4pm.br br***WHEN YOU CHECK-OUT***br- Late check-out fee for every additional hour beyond the check-out time.br- Please note that we implement this to ensure our cleaners have sufficient time to clean the property.brbr- Return any physical keys to the lockbox (if you've received one) to avoid a charge for a missing key.brbr- PLEASE make sure to put the temperature of AC to 80 degrees.br- HVAC companies recommend setting a minimum temperature of 80 degrees Fahrenheit on the thermostat to avoid freezing up coils and other potential damage to the AC unit If your stay is from December to February. We have experienced many urgent repairs within the last few years that would have been avoided by implementing this earlier. We do not want you to experience AC problems during your stay so we have implemented this recommendation.br br- Please keep in mind if something is not to your satisfaction please let us know upon the day you check in. We will make sure to make it right. We cannot control acts of nature and occasional things breaking or needing service such as HVAC, water heater, power going out, etc.) but we do promise that we will act on it immediately and find a resolution within 24 hours of your notice. That being said, we do not offer any discounts or refunds if these things happen and if they are fixed within that time frame.br br- Please treat this home as if it were your own. We don't want you to work on your vacation so we don't have any mandatory check out procedure. We just simply ask If you could pick up after yourselves and leave the house in good shape.
