This beautifully decorated single story home is perfect for you to enjoy with friends and family. Located in a nice family friendly neighborhood, you are minutes away from many attractions that the west valley offers ( parks, golf courses, spring training fields, shopping and restaurants ,etc) When you`re not out and about enjoy your own private pool and lounge away and enjoy the AZ sunshine. We can`t wait to host you !

Our place is recently furnished and beautifully decorated. You`ll enjoy the modern style inside almost as much as you`d like the outside pool and lounge area.

In compliance to City and State regulations and to maintain the integrity of the neighborhood we do NOT allow any large gatherings or Parties. (Any unauthorized/unregistered vehicles or guests equates to immediate eviction with no refund of stay and complete banning from booking channel where they completed reservation. (see house rules for more information)

- User of Security Cameras, Noise aware sensors and valid neighbor noise complaints can be used against the booking individual and will lead to immediate eviction with NO REFUND and would be banned from Channel where booking was made.

Guest MUST answer all pre-booking questions (even on instant booking) to make sure it`s a good fit as well as to help us prepare for your stay.

Guest MUST provide a security deposit and matching driver license ID (if profile has zero reviews, bad reviews, is local, and/or one night stay).

Any stays approved for 28 days or longer will require the guest to sign a formal lease agreement and/or complete the check-in process through our affiliated Arizona Real Estate Brokerage. This ensures the protection of both parties for extended stays.

Maximum occupancy is 7.

Quiet hours start at 9:00 PM. We don`t want to disturb the families nearby.

All # of guests staying and visiting must be approved as we abide by city occupancy rules. We must obtain a DL or ID from the person making the reservation. This person is in charge of the entire group and is its representation.

If you`re local to the area we require a message stating this to the host.

- Once you check out you may request security deposit back (may take up to 72 hours to receive security deposit back after review of the property).

- We would love to accommodate all early and late check out requests but this isn`t possible unfortunately. We ask that you please respect set check-in and check-out times. There`s a good chance that someone left the day of your arrival as well as will be checking in on the day of your departure. We need the full amount of time for turnover.





- We cannot accept deliveries on your behalf as we lack mailbox or secure receiving facilities. To ensure your items arrive safely and on time, please have them sent to your home address.

If any House Rules are BROKEN, you agree to forfeit the entire reservation amount + additional fees (most notably quiet hours, disturbed neighbors, reported party, more than max occupancy of guests at property, unauthorized guests, additional vehicles that were communicated prior).

- USE OF POOL: The property is not staffed. The guest is responsible for their own safety. Owners and management are not responsible for any accidents or injuries.

Please do NOT remove the vacuum from the pool as it will damage the pool pump, and if replacement is needed, it will fall on guest.

NO smoking inside the Home or within 15 feet of any windows or doors. This impacts future guests` stays and there`s a fine. (Person that books agrees to this minimum fee as it represents their entire group) If you plan on smoking outside please dispose of any butts in the trash or there is an additional cleaning fee.

Please do not throw any solid food or oil in the sink to avoid clogging. Violation fee.

- The city trash pick up comes every Wednesday. It would mean the most to us if you could take it out on the street anytime on Tuesday. Recycling pick up is every Friday.

We all like to have a good time BUT there are NO parties allowed or large gatherings due to AZ state Law (Bill 1350).

- There are surveillance cameras covering entrance and exit ways to the property. They are not actively monitored but may be used to detect unauthorized parties or broken house rules to abide by city & state laws for short term rentals.

- There`s a Smart TV in the living room that has YouTube TV (cable with live TV and on-demand) as well as some TV apps. Feel free to log in to any of your personal apps if you wish to).

- Check in is at 4pm. There seems to be a glitch on booking platforms where you may be able to select a check in time. Please assume and expect the check in time to be always at 4pm.

***WHEN YOU CHECK-OUT***
- Late check-out fee for every additional hour beyond the check-out time.
- Please note that we implement this to ensure our cleaners have sufficient time to clean the property.

- Return any physical keys to the lockbox (if you`ve received one) to avoid a charge for a missing key.

- PLEASE make sure to put the temperature of AC to 80 degrees.
- HVAC companies recommend setting a minimum temperature of 80 degrees Fahrenheit on the thermostat to avoid freezing up coils and other potential damage to the AC unit If your stay is from December to February. We have experienced many urgent repairs within the last few years that would have been avoided by implementing this earlier. We do not want you to experience AC problems during your stay so we have implemented this recommendation.

- Please keep in mind if something is not to your satisfaction please let us know upon the day you check in. We will make sure to make it right. We cannot control acts of nature and occasional things breaking or needing service such as HVAC, water heater, power going out, etc.) but we do promise that we will act on it immediately and find a resolution within 24 hours of your notice. That being said, we do not offer any discounts or refunds if these things happen and if they are fixed within that time frame.

- Please treat this home as if it were your own. We don`t want you to work on your vacation so we don`t have any mandatory check out procedure. We just simply ask If you could pick up after yourselves and leave the house in good shape. We would appreciate it.

    The property was listed as a 4 bedroom but when we arrived it was only a 3 bedroom. However, the house was clean and well furnished. The window over the master tub needs a shade or curtains as the sun comes up a 6 am and lights up the entire master bedroom. The house was conveniently located to the Phoenix Speedway which is why we went so that was nice.

    Owner scheduled maintenance on the property during our stay without communicating this to us before hand. Huge inconvenience as I had to relocate for the afternoon to work in a quiet space. Will never rent this property again.

    We were in Phoenix with friends for a week of golf, the house was perfect for us. Lots of courses in the area, Fry’s a 5 minute drive… will stay again

    We had to clean the pool, buying a pool net, we had 2 rolls of toilet paper for 3 nights, we went purchased our own. There are no blankets for blow up bed, the property was not checked before we checked in. We had no WiFi all weekend , asked for correct password never sent it back. Had a pool person come check pool filters had not been cleaned. All host said was vacuum comes on timer. No suggestion of contacting anyone. We spent our vacation time taking care of their issues with property. And wouldn’t do anything for us. We left property better than when we got there

    I was very disappointed with the lack of responses from some issues with the house. We had to buy propane for the barbecue. Then it caught on fire because the grill and coils weren’t clean. The kitchen didn’t have a wine opener, so had to purchase one. The TV never worked and said they’d send someone out and didn’t. The pool vacuum made loud noises early morning which woke us up. The most frustrating part is I’m still waiting after 3 weeks to get the propane reimbursed and a discount.

    The property was very nice. Very spacious for all of us. I liked that it was one level. The neighborhood was very nice and quiet. The outdoors.was awesome. The pool was great and had alot of outdoor seating.

    We stayed at this property because it was located 10 minutes from the Guardians’ Goodyear Ballpark, for spring training. The cleaning crew did a great job - it smelled fresh and the beds were beautifully made up. Washer and dryer were new and cleaner than most other properties we have rented. The pool area was nice to sit around, but we didn’t use it due to cool weather the week we were there. Very private. Grocery stores, restaurants and shopping malls are located a short drive away in Avondale, so you can pick up what you need pretty easily. A nice family rental.

    Super comfy beds, great water pressure, TVs in every room, comfortable furniture, great backyard in a quite neighborhood. We really enjoyed our stay. The kitchen island was perfect for our family gathering. The only thing I would have liked were potholders to remove hot things from the oven.
