Sunrise Tides - A River Retreat sits on13 acres on the beautiful Mattaponi river, a freshwater river (no jelly fish!) located in the charming town of West Point, VA. During your stay, enjoy the peace and relaxation that come with this secluded, wooded property - plenty of space for your family to explore, play, and take in the breathtaking views of the river. The sunrises will take your breath away!brbrAs you step into the home, you will note the spacious open floorplan with hardwood floors, a fully-equipped, modern kitchen with white marble counters and everything you need to entertain the whole family. Enjoy meals in our dining area that can seat up to 10 or at our breakfast table in the kitchen. Take in the beautiful river views from the living room windows or gather around and catch the game on our 75’ SmartTV!brbrAs far as sleeping arrangements, the home boasts four bedrooms including two master suites with bathrooms, plus a queen room and twin room that are adjoined by a Jack and Jill bathroom. Please note that the home sleeps up to 12 but per county rules, this is limited to six adults and then we can accommodate up to an additional six children. Each room has comfortable bedding with high quality linens, a full dresser and closet, and a flatscreen SmartTV. In addition, the upstairs master features a grand picture window overlooking the river for some of the best views from the house. For those who need a workspace, you are welcome to use our private office space on the second floor overlooking the river.brbrFinally - the home features a MUST SEE bonus bunk room with four built-in bunk beds (each with its own light and outlet), its own living space including a plush sectional couch and huge flatscreen TV, bathroom, kitchen area and minifridge - Heaven for the kids or teens in your life (actually - we know of some adults who have enjoyed it! :)). The room sits on the other side of the house over the garage at the top of a separate stairwell so while the younger family members will be close, everyone will appreciate that they have their own space! Toys and games are provided to keep the kids busy and happy upstairs while the adults relax. brbrOf course, the best part of the home is the river. The Mattaponi is wonderful for tubing, kayaking, paddleboarding, fishing and swimming. Enjoy watching the fish jump and other wildlife that make up the river's ecosystem. Feel free to bring your toys or borrow some of ours to explore (we provide two kayaks as well as some life jackets and plenty of beach towels). Our dock has plenty of space and seating for everyone to hang out and enjoy the water, including an upper level with a four seater polywood high top table and a picnic table on the lower level. At low tide, there is a narrow beach from which you can access the water; at high tide, go down the steps or jump right in! The river is a PERFECT backdrop for your annual family photos!brbrFor land-based fun, explore the grounds and woods, including the little pond next to the house where the kids may spot frogs. Cook up a feast for the whole group - we offer a gas grill, a Blackstone flat top grill (brunch or hibachi anyone?), and two picnic tables to enjoy al fresco dining. The driveway in front of the house is a large circular loop, perfect for kids to scooter or bike. The home also offers a basketball hoop and plenty of other outdoor games for your enjoyment - cornhole, darts, ping pong, disc golf, etc. - ask for our current inventory or bring your own favorite toys! The garage provides storage for bikes/toys as well as extra room for food and drinks in the second fridge. Firepit also provided for gathering in the evenings enjoying drinks and S'Mores - we provide extended Smores skewers that are always a hit with the kids!brbrWhile many choose to not leave the property during their stay, there are plenty of options to explore the surrounding area! The home is located in the Town of West Point which is home to several lovely local businesses, including:br - Restaurants - our favorite, Three Rivers Seafood, is a casual spot on the water with delicious shrimp and seafood offerings in their retail space or served on the pavilion in the summertime. The Blue Crab is a local favorite offering excellent seafood as well as other options to please the whole family. Anna's Pizza is the go-to spot for pizza, subs, and Italian fare. br- Wineries - Mattapony Reserve (mattaponyreserve.info) is brand new and located on the Mattaponi Reservation, less than 10 minutes from the home! Open Fri-Sun, this gorgeous winery features wine, snacks, views of the river, and a collection of Native American art. Saude Creek, Gauthier, and New Kent are excellent, family-friendly wineries with beautiful scenery within 20-25 minutes of the home. They often offer live music and other events on weekends, as well as fun food selections such as fire grilled pizzas, oysters, and BBQ.br- Salons - Willow Salon and Studio 913 Salon are located right in town.br- Souvenir boutiques - Diving off the Dock is a favorite for river fashion and decor! The Exchange on Main has an eclectic assortment of antiques and souvenirs. King William Florist is the spot for fresh flowers and gifts.br - Ice cream shoppe - The Lazy Cow - superb ice cream, milkshakes, and coffee!br- Hardware and River/Fishing Essentials - Ace Hardware and Surf and Turf Outdoor Sports. Both fun to browse even for non-fishermen!br- Local Farms - there are several nearby local farms with fresh produce and other goods for sale. Our favorite is The Bees Knees, which is approximately a mile away and houses a self-serve farm store should you be in need of fresh eggs, chicken, pork or other seasonal products.brAdditionally, Richmond is 45 minutes away and Williamsburg is 35 minutes away, making for easy day trips to those cities, including a wide variety of museums, restaurants, Busch Gardens/Water Country, Colonial Williamsburg/Jamestown, and Yorktown. So much history in this area! For more ambitious day trips, Norfolk and Virginia Beach are within an hour and a half away. We are always happy to help with your planning, if you like. :)brbrAdditional notes - a rental contract will be required. 2 kayaks are provided and an assortment of life jackets but you may want to bring your own (especially for kids!). We have Starlink internet, which is excellent.
