However, if you are a sunset lover, I recommend you walking to the boardwalk and seeing the sun drowning in the water. And because you are there, you can check out s few shops where you can buy souvenirs and ice cream, turning this walk into something to do after dinner.brbrEveryone asks us how close the beach from the house is, well is as closest as it can be, and this house has a cute rainbow path that guides you from the yard to the boardwalk, few stones away . Of course, if you don’t want to go through nature you can walk from the beach entrance walking from the front house. brbrAs you can see in our amenities, we provide a long list of things to love your time inside and outside the house, from kitchen supplies, ice cone machine, to beach chairs and beach toys. You are welcome to use them. Remember this is a family house so please take care of the stuff. We try to update our house supplies and furniture very often to offer you always the best of the best.br brFor the pet lovers, unfortunately, we do not accept them, not because we don’t love them, but to keep the house clean for the next guests. Also, we are smoke-free.br brAt the end and before every staying, a professional cleaner comes to clean and disinfect the whole house and stocking the house for the next guests. brEven though we, the owners, are not in Sunset Beach, we are one call, text, or email away for any assistant you need. CHECK-IN. Tenant will be given check-in location and telephone number after all charges are paid. Check-in time is 3:00 p.m. on the check-in date of your reservation. To allow sufficient time to prepare the property for your use, we ask that you do not request early occupancy, (NO EARLY CHECK INS ALLOWED due to the Covid-19 Cleaning Requirements). It is recommended that Tenant contact Owner to make appropriate arrangements to ensure keys and directions to rental property are made available.br(i) All rentals shall be provided with quality linen & all beds (except for bunk/sofa beds) shall be made.br(ii) All rentals shall be provided with bathroom towels and kitchen towels.br(iii) TWO KEYS will be furnished on check-in. Tenant will not duplicate keys to the home. There will be a $250 re-keying charge for lost or unreturned keys.br (b). CHECK-OUT Tenant will vacate premise by 10:00 am on check-out day. An extra day’s rent will be charged for all late check-outs (NO LATE CHECK OUTS ALLOWED due to the Covid-19 Cleaning Requirements). br(i) Please remove all linen and place them on the bedroom floor. br(ii) Please place all towels on the bathroom/kitchen floor.br(iii) We kindly request that you start a load of TOWELS before leaving.br(iv) We kindly request that you start the dishwasher before leaving.br Tenant is responsible for replacing bed covers on all beds, emptying refrigerator, turning off lights, taking out trash the night before the pick-up date (a $150 charge shall be applied for failure to abide with this policy), leaving the AC set on 80 degrees in the summer (or heat set to 60 degrees in the winter), securing all doors and windows, leaving the home generally clean damage-free and in good condition for our cleaning team, leave the keys on the kitchen counter. brHAVE A SAFE JOURNEY HOME. At your leisure we appreciate your review, we and value your comments, suggestions, and requests.br (c). PERMITTED OCCUPANTS Tenant (aged 25 & older) must take possession and maintain possession of subject property for the full rental period. The Tenant shall not permit anyone under the age of 25 to take possession of this property for any extended period. The Tenant shall not permit the property to be occupied or used as a residence by more than the maximum number of occupants allowed under this lease. Tenant includes; parents, grandparents, children and extended families (including all children) and friends/guests and their family members. IDs must be furnished upon request. NO EXCEPTIONS. THE UNDERSIGNED REPRESENTS (HIM/HER) SELF TO BE AN ADULT 25 YEARS OR OLDER. br (d). LEASE NOT ASSIGNABLE Tenant shall not assign this agreement or sublet the property in whole or part.br (e). NONDISCRIMINATION Owner shall conduct all rental activities regarding this agreement without respect to the race, color, religion, sex, national origin, handicap, familial status, sexual orientation, or gender identity of any party or prospective party.br (f). PROHIBITED CONDUCT SPECIAL EVENTS & HOUSE PARTIES ARE NOT ALLOWED! Absolutely no beer kegs, fireworks, ATVs or RVs, or illegal activities allowed on premises. Violation of this will result in the termination of lease and immediate eviction without refund unless property is re-rented at the same rate as the rented rate. WE TAKE SAFETY, SECURITY, AND GOOD CONDUCT SERIOUSLY. br (g). DAMAGES Tenant is REQUIRED to REPORT ANY BREAKAGE OR DAMAGES TO THE OWNER UPON ENTRY OR OCCURRENCE (which ever comes sooner). Tenant agrees to be responsible for any damages done by Tenant, his family, or guests. Tenant authorizes Owner to charge his or her security deposit for damages beyond reasonable wear and tear. Failure to provide this info can result in a $150.00 charge being imposed.br (h). WASTE MANAGEMENT POLICY Failure to abide by the policy requiring putting out the garbage/recycling bins on the street side of the sidewalk may result in a $150.00 Charge Being Imposed.br (i). ACCOMMODATIONS The home is equipped for normal housekeeping and includes in the KITCHEN; an abundance of dinner ware, wine glasses, dinner utensils, cooking utensils, cookware, potholders, bowls and serving dishes, cutting boards, drain pan, hood exhaust with lights & fan, microwave, toaster oven, 4 slice pop up toaster, 12 cup electric drip coffee pot, stainless steel electric tea pot, blender, electric hand mixer, electric glass stove top/oven, dishwasher, dishwasher detergent jell pods under the sink, hand soap dispenser on sink, kitchen garbage can, kitchen garbage bag dispenser, kitchen garbage bags, take away disposable food containers, and one roll of paper towels. In the LAUNDRY ROOM; washer/dryer, laundry detergent pods, 2 extra propane gas tanks, 3’x3”x6” stainless steel brush with long handle. In the DINING ROOM; internet, Wi-Fi, infant seat, our FAMOUS SPORTS WALL with bocce set, spike ball set, football, soccer ball, volleyball, baseball glove, binoculars, tripods, telescope, guitar with extra guitar strings, games/books galore. In our FAMOUS LIBRARY; dedicated ice maker, snow cone maker, snow cones, games galore, books galore, 6’ folding table, 6 folding chairs. In our Spare Bedroom East; iron, ironing board. In our Cleaning Closet; vacuum, brooms, dustpan, and brush. On the 500 square foot OCEAN SIDE PORCH; 3 rockers, 2 gliders, seating pads, 4 side tables, breakfast table, 5 chairs, upper sun deck, elevated board walk, foot rinse, fish flag with pole. On the GROUND FLOOR; a propane gas grill, a weber charcoal grill, picnic table with benches, kids table with 4 stools, hot/cold shower, 3 guest storage rooms, “beach cart/toys”, “boogey boards/umbrella”, “beach chairs”. In all 4 FULL BATHROOMS on the Walls; 2 body wash dispensers, 2 shampoo dispensers, and disposable hand soap dispenser on the sink, one roll of toilet paper per bathroom. In all 4 BEDROOMS; all beds have mattress pads, mattress covers, bedspreads, blankets, pillows, pillow covers, pillow cases, linens. In the LIVING ROOM; a sofa bed with sheets and blanket provided in the bench chair seat & a pillow provided in the Master Bedroom. br (j). MAINTENANCE Owners make every effort to keep each property and its equipment and amenities in good working order. Owner shall not be liable for damages and no refunds will be given for such temporary failure, provided the Owner is seeking to service, repair or replace said failure in a reasonable manner upon receipt of written notification, via text or email, from the Tenant of same. Difficulties with utilities, services or amenities provided by third-party vendors may take additional time to remedy as Owner has limited ability to control third party scheduling.br (k). RIGHT OF ENTRY AND ACCESS TO THE PROPERTY Owner reserves the right to enter premises or schedule for professional services, with a reasonable notice to Tenant, during tenancy including but not limited to inspecting, making repairs, or showing home to purchasers or Tenants.br (l). Tenant also authorizes Agent to disburse prior to Tenant’s occupancy of the Premises any fees owed to third parties to pay for any goods, services, or benefits procured by Agent for the benefit of Tenant, including but not limited to any fees set forth herein payable to Agent for reservation, transfer or cancellation of Tenant’s tenancy.brbr5. Security Deposit. Any security deposit provided may be applied to actual damages caused by Tenant as permitted under the Tenant Security Deposit Act. In addition, Agent may deduct from the security deposit the amount of any unpaid long distance or per call telephone charges and cable television charges that are not specifically described in this Agreement (including any addendum hereto) as being included with the Premises. Agent shall apply, account for, or refund Tenant’s security deposit within 45 days following the end of tenancy.brbr6. Trust Account. Any advance payment made by Tenant shall be deposited in a trust account with PNC located at 10027 Beach Drive SW, Calabash, NC 28467. Tenant agrees that any advance payment may be deposited in an interest-bearing trust account and that any interest thereon shall accrue for the benefit of, and shall be paid to, the owner (or as the owner directs) as it accrues and as often as is permitted by the terms of the account. Starheel Properties, Inc. does not use an interest-bearing trust account.brbr7. Tenant Duties. Tenant agrees to comply with all obligations imposed by the Vacation Rental Act on Tenant with respect to maintenance of the Premises, including but not limited to keeping the Premises as clean and safe as the conditions of the Premises permit and causing no unsafe or unsanitary conditions in the common areas and remainder of the Premises that Tenant uses; and notifying Agent in writing of the need of replacement of or repairs to a smoke detector, and replacing the batteries as needed during the tenancy. Tenant agrees not to use the Premises for any activity or purpose that violates any criminal law or governmental regulation. Tenant’s breach of any duty contained in the paragraph shall be considered material, and shall result in the termination of Tenant’s tenancy.brbr8. Agent Duties. Agent agrees to provide the premises in a fit and habitable condition. If at the time Tenant is to begin occupancy of the Premises, Agent cannot provide the Premises in a fit and habitable condition or substitute a reasonably comparable property in such condition, Agent shall refund to Tenant all payments made by Tenant. Agent shall conduct all brokerage activities in regard to this Agreement without respect to the race, color, religion, sex, national origin, handicap or familial status of any tenant.brbr9. Cancellation. In the event of a cancellation by Tenant, Tenant shall receive a refund of all payments made by Tenant, less an administrative fee of $100.00 if the Premises are re-rented on the terms set forth herein. If the Premises are not re-rented on the terms set forth herein, Tenant will not be entitled to a refund of any rent payment made hereunder. Whether or not the Premises are re-rented, Tenant, rather than Agent, shall be responsible for seeking reimbursement of any fees paid by Tenant to Agent for goods, services, or benefits procured by Agent from third parties for the benefit of Tenant that may have been paid out prior to Tenant’s cancellation.brbr10. Complaints/ Refunds. Any complaints must be submitted to Starheel Properties during the time of Tenants stay so they can be verified and so we may be awarded the opportunity to address or verify their concerns. We do not engage in conversations regarding refunds with guests via phone calls. All refund correspondence is via email for record keeping purposes.brbrTransfer of Premises.brbr1. If the owner voluntarily transfers the Premises, Tenant has the right to enforce this Agreement against the grantee of the Premises if Tenant’s occupancy under this Agreement is to end 180 days or less after the grantee’s interest in the Premises is recorded. If the Tenant’s occupancy is to end more than 180 days after such recordation, Tenant had no right to enforce the terms of this Agreement unless the grantee agrees in writing to honor this Agreement. If the grantee does not honor this Agreement, Tenant is entitled to refund of all advance rent paid by Tenant (and other fees owed to third parties not already lawfully disbursed). Within 20 days after the transfer of Premises, the grantee or the grantee’s agent is required to: (i) notify Tenant in writing of the transfer of the Premises, the grantee’s name and address, and the date the grantee’s interest was recorded; and (ii) advise Tenant whether Tenant has the right to occupy the Premises subject to the terms of this Agreement or receive a refund of any payments made by Tenant. However, if the grantee engages Agent to continue managing the Premises after the transfer, the grantee shall have no obligation under (i) or (ii) above if this Agreement must be honored under the Vacation Rental Act or if the grantee agrees in writing to honor this Agreement.brbr2.Upon termination of the owner’s interest in the Premises, whether by sale, assignment, death, appointment of a receiver or otherwise, the owner, owner’s agent, or real estate agent is required to transfer all advance rent paid by Tenant (and other fees owed to third parties not already lawfully disbursed) to the owner’s successor-in-interest within 30 days, and notify Tenant by mail of such transfer and of the transferee’s name and address. However, if Tenant’s occupancy under this Agreement is to end more than 180 days after recordation of the interest of the owner’s successor-in-interest in the Premises, and the successor-in-interest has not agreed to honor this Agreement, all advance rent paid by Tenant (and other fees owed to third parties not already lawfully disbursed) must be transferred to Tenant within 30 days.brbr3.If the owner’s interest in the Premises is involuntarily transferred prior to Tenant’s occupancy of the Premises, the owner is required to refund to Tenant all advance rent paid by Tenant (and other fees owed to third parties not already lawfully disbursed) within 60 days after the transfer.brbrMandatory Evacuation. If State or local authorities order a mandatory evacuation of an area that includes the Premises, Tenant shall comply with the order. Upon compliance, Tenant will be entitled to a refund of the prorated rent for each night that Tenant is unable to occupy the Premises because of the order. However, Tenant will not be entitled to a refund if, prior to taking possession of the Premises: (i) Tenant refused insurance offered by Agent that would have compensated Tenant for losses or damages resulting from loss of use of the Premises due to a mandatory evacuation order, or (ii) Tenant purchased such insurance from Agent.brbrExpedited Eviction. If the tenancy created hereunder is for 30 days or less, the expedited eviction procedures set forth in the Vacation Rental Act will apply. Tenant may be evicted under such procedures if Tenant: (i) holds over in possession after Tenant’s tenancy has expired; (ii) commits a material breach of any provision of this Agreement (including any addendum hereto) that according to its terms would result in the termination of Tenant’s tenancy; (iii) fails to pay rent as required by this Agreement; or (iv) has obtained possession of the Premises by fraud or misrepresentation.brIndemnification and Hold Harmless; Right of Entry; Assignment. Tenant agrees to indemnify and hold harmless Agent and the owner from and against any liability for personal injury or property damage sustained by any person (including Tenant’s guests) as a result of any cause, unless caused by the negligent or willful act of Agent or the owner, or the failure of Agent or the owner to comply with the Vacation Rental Act. We welcome you as guests to our custom built home! Our house is one of the few houses on the island that features a pool. After a long day at the beach or instead of a day at the beach float around and relax in the pool. We are just a 2 minute walk to the beach access right at the end of our street. At the west end of Sunset Beach we are close to the end of the island with easy access to Bird Island, a reserve with pristine sandy white beaches, high natural dunes and more than 1200 acres of beautiful salt marsh and tidal creeks. Visit the sacred and peaceful Kindred Spirit mailbox there and leave a note in the journal or sit and read notes from others. Our 2700 square foot home features a reverse floor plan with the kitchen/living/dining area on the upper floor with hickory hardwood flooring throughout, tile bathrooms, quartz kitchen countertops and granite bathroom vanity countertops. Our custom wood paneled elevator stops at each floor and is just a few feet from the kitchen for the convenience of unloading groceries. Two decks on the front of the house have 12 rocking chairs (6 on each deck) to relax and enjoy the breeze. Two ceiling fans on the upper deck add to the relaxing breezes. Bed linens, bath mats and kitchen towels are provided but GUESTS MUST BRING BATH TOWELS AND BEACH TOWELS. Our home features 5 bedrooms with a ceiling fan and private full bathroom in each and an additional half bath. Hair dryers are provided in each bathroom. 2 bedrooms have king beds, 2 bedrooms have queen beds, and the 5th bedroom has 2 sets of custom built in bunk beds. The lower beds are larger: a queen and a full. The upper bunks are 1 twin and 1 extra long twin. The bunk bed room has a book light at each bed and a USB outlet at each bed with 2 charger ports. This bunk bed room would be comfortable for adults as well as children. There are 2 dressers and 4 drawers under the beds for storage along with a closet. There is a queen sleeper sofa in the living room. All bedrooms are equipped with 4 USB outlets, two on each side of each bed for your convenience. No need to bring the square chargers just bring the cords. Two sets of washer/dryers allows for multiple families to complete wash simultaneously. One laundry room is in main hallway and the second laundry room is (large regular size stackable units) in master bedroom closet. The large kitchen has custom cabinetry, a touch faucet, a French door refrigerator with bottom pull out freezer drawer, an extra beverage refrigerator, a double oven with glass top stove, fully stocked cabinets, a large pantry, a Keurig coffee maker and regular coffee pot. The extra large dining table seats 12 with 3 extra bar stools at the counter peninsula. Lots of room for dining, playing games or cards or building puzzles. The high white washed cathedral ceilings in the great room and kitchen give an open coastal feel to the house. Unlimited hot water is always available for all 6 showers (5 inside and 1 outside) from 2 Rinnai tankless water heaters. Our home features a keyless entry with the ability for you to choose your own code. No keys to lose! We welcome you to make lots of vacation memories here!

A short three minute walk gets you to the beach, over the elevated boardwalk that allows views into the expansive dunes that serve as home to deer, rabbits and sea turtle nests. Throw down your beach towel and enjoy one of the widest beaches on the east coast at low tide with great puddles to lounge, splash or build sand castles. Turn to the right towards Bird Island to find the fabled Kindred Spirit mailbox and leave your own message and continue on to explore the rock jetty that lines the inland waterway. Or turn to the left and you're headed toward the pier, great for people watching and getting an old fashioned orange sherbet push-up treat. brPanacea has been updated with modern but not too fussy beach décor throughout, with open floor plan and spacious bedrooms creating a comfortable and welcoming atmosphere. Bedroom One has a king bed, two night stands, dresser, TV and bench. Bedroom Two has a queen bed flanked by nightstands, dresser and mirror, bench and wing chair. Bedroom Three has queen bed, dresser, and side chair. Bedroom Four is the twin bedroom with a chest of drawers also serving as a night stand, TV and full length mirror. The living area has a full sized couch with recliners on the ends, recliner love seat and a single reclining chair (sounds like a lot of relaxing going on!). End tables and coffee table provide a convenient place for your favorite snack or beverage. The dining table seats 6 but can be expanded with extra leaf stored in twin bedroom closet, extra seating with four stools at the bar. The kitchen has all the expected appliances--fridge, oven range, dishwasher, microwave. Mr Coffee Maker and Keurig, electric can opener, 4 slot toaster/bagel, toaster oven all available. The laundry area houses the washer, dryer, expandable drying rack, broom, dust pan (all you need since housekeeping is included!) with board games and puzzles on the shelf. The back deck sports love seat, chairs and a picnic table. The large front porch with plenty of seating (2 loveseats, 4 chairs, 2 coffee tables and two chair high bistro table set for morning coffee) is the perfect place to gather and enjoy those that matter most.brUnder the house provides shaded parking but if you back your cars out a little sidewalk chalk can create a space for budding artists or a game of hop-scotch. The outside shower has a bench, hooks for towels and a hand-held shower head with great water pressure. A bin MAY have boogie boards, rafts, beach chairs and a variety of sand toys and a fat tired aluminum wagon with fishing pole holders will make it easy to cart whatever you want to the beach, just be sure to go down to the 40th street access (no steps).
