Beautiful Barn on 7 Acres - Get Away from it All

Kerhonkson, New York, United States

Located between the Catskill and Shawangunk Mountains, Blackberry Barn's unique architecture features a beautifully preserved turn-of-the-century barn renovated into lofted living and sleeping spaces. brbrThe Barn is minutes from Mohonk Preserve and Minnewaska State Park, and a quick drive from New Paltz, Rosendale, High Falls, Woodstock, and Stone Ridge. brbrThis beautiful area offers access to excellent outdoor activities and has many great restaurants, galleries, and shopping. The Gunks feature some of the best rock climbing in the country.brbrPlease note that the barn is a rustic cabin-like space, in the truest sense. If you are looking for a polished rental with stainless steel appliances, or are looking for something that looks like a barn but has hotel amenities, I guarantee you, this is not the right place for you. The barn is purposely low tech. We have a huge VHS collection, an original Atari console, and large record collection. There is no cable, but we do have WiFi and a TV that is equipped for streaming. We have hundreds of books. Salvaged stain glass windows are installed inside throughout. The interior is eclectic, unique and wonderful. But it isn't for everyone and we want to be honest about that! Please read all our reviews and read the listing fully to get a sense of whether the Barn is the right fit for you. This space is very special and unique, and while not for everyone, is beloved by many, who return year after year.brbrThe barn has been updated as of May 2021 with new kitchen and bathrooms, but the space does not have air conditioning and the old school charm of the barn has very much been maintained. It’s a bit like stepping back in time.brbrOur pond is nice for looking at and canoeing on, but is shallow and weedy. We do not recommend swimming or paddle boarding.brbrDogs are welcome at the Barn for additional fee. We do not accept cats.brbrBlackberry Barn sleeps four, and is available year-round at reasonable rates.brbrWe look forward to hearing from you!brbrCritters:brWe like to advise all Blackberry Barn guests that the eaves of the Barn are sometimes inhabited by squirrels and mice who can be particularly active at night. You may hear scurrying and scuffling on the roof. Don't worry. They may make noise, but they are outside the Barn or under the eaves and cannot get inside!brbrKitchen Area:brWe do have hard water at the Barn, and while it is completely safe to drink, some object to the taste or feel of the water. Because of this, we recommend that guests who may be sensitive bring bottled water to drink.brbrPlease remember that this is a barn, and crumbs and sticky counters can invite unwanted visitors. Please make sure to keep all food in Tupperware containers or in the refrigerator, and to wipe down counters after use. Guests should bring tupperware, ziploc baggies etcbrbrFeel free to use any spices, oil, condiments, etc. that you find, and you may leave condiments and non-perishables, but be sure to dispose of any leftovers.brbrPlease note that guests are offered two trash disposal options: dispose of their own trash upon check-out, or leave it for our cleaners to dispose of for a small fee of $5 per bag.brbrLocation of Fire ExtinguishersbrFire extinguishers are located in the kitchen, next to the fireplace, and at the top of the stairs on the 2nd floor.brbrEmergency ExitsbrThe Barn has only a front door and a basement door. In an emergency, if access to the front door and basement are blocked, windows may be used for egress.brThere is an emergency fire ladder in a box in the hayloft. To use it, remove screen from window and follow directions on ladder. Blackberry Properties LLC is not responsible for injuries that result from misuse of ladder.brbrFireplace, Fire ring, and Grill:brGuests are welcome to use the fireplace, fire ring, and grill on the grounds under the following proviso: NEVER LEAVE A FIRE OR HOT COALS UNATTENDED OR IN THE CARE OF A MINOR AT ANY TIME AND BE SURE TO EXTINGUISH ALL FIRES AND HOT COALS AFTER USE.brFireplace:brPlease keep the glass doors closed while in use.brFire Ring:brGuests are prohibited from moving the fire ring.brWood is available in the woodshed (near the horse field). A hearty armful of wood is included in the cost of your stay. We do request that guests leave $5 per extra armful of wood that is used.brPlease note that there is a fire extinguisher next to the fireplace.brDuring dry periods guests are expected to abide by all “No Burn” regulations.brGuests are prohibited from making fires in any places other than the fireplace, outdoor firering, and grill.brbrThe PropertybrGuests are welcome to explore the pond area, as well as the fenced-in horse field. Venturing beyond these areas and/or into the woods is strictly prohibited, as you will be leaving our grounds and may be liable for illegal trespass.brGuests are permitted in the horse field from sunup to sundown. The fence is not electrified. Be sure to secure the fence closed behind you. Our neighbors graze their horses in the field from sundown to sunup and entering the field or opening the fence during those hours is strictly prohibited.brCamping on the property is strictly prohibited.brbrThe PondbrOur pond is nice for looking at and canoeing on, but is shallow and weedy. We do not recommend swimming or paddle boarding. The pond is stocked with fish, so feel free to bring your fishing poles and bait! If you use the canoe, make sure everyone in the canoe wears a life preserver (located in hall closet on 1st floor). Please return the canoe to where you found it after use. brbrPetsbrWe welcome well-behaved dogs for an additional fee. Cats are not permitted under any circumstances.brGuests who arrange for to bring their dogs MUST abide by the following conditions:brGuests must remove all dog hair and dog-related odor from premises upon check-outbrGuests MUST ensure they clean up after their dog(s) while on Blackberry Barn and its groundsbrDogs CANNOT use the yard immediately surrounding Blackberry Barn as a bathroom. We ask guests to walk their dog(s) along the driveway to do their businessbrGuests who bring dogs will be responsible for any/all damage made to Blackberry Barn's grounds or property as a result of animal use (including but not limited to holes in the grass and damage to plants, flowers etc. in the garden(s)).brbrWe have a huge record collection. Enjoy! We only ask that you return the records to their sleeves after use.brbrCountry plumbingbrPlease do not put anything other than toilet paper down the toilet.brbrTicks and Poison IvybrThe Hudson Valley is notorious for ticks. While ticks cannot survive in houses, they do live in grass. We advise that you wear long pants and socks when exploring any grassy or wooded area, use an insect repellent that works on ticks, and do a thorough tick check every night. There is some poison ivy around the perimeter of the yard in the spring, summer, and fall, so please be careful.brbrChildrenbrAs pictures provided in our listing indicate, the barn has an open layout with lofted spaces, and is NOT child-proofed. Because of this, rental of the Blackberry Barn is not recommended for families with young children and The Owners will not accept any liability for injury to children during their stay or visit to Blackberry Barn. Do not permit children under the age of 18 to tend a fire or the grill, watch your children at all times and use safety equipment/floatation devices as appropriate. Children MUST be accompanied by an adult in or around the pond, grill, fireplace, and fire ring at all times.brbrChecking out of Blackberry Barn- PLEASE REMEMBER THAT CHECKOUT TIME IS 11 AMbrPlease sign our guest book! We want to hear about your stay and welcome your suggestions! The guest book is located on top of the sideboard in the dining room area.brPlease ensure that floors are swept, counters and tables are wiped, and garbage is bagged up in the kitchen bins.brIf you used the fireplace please make sure the all coals are extinguished.brIf you used the fire ring or grill, please be sure that all coals are extinguished.brClose all windows.brbrWhen exiting, self lock the bottom lock and leave your keys on the sideboard area.brbrKeywords: Cabin, Barn, Rural, Unique, Rustic, Artistic, loft

brbrOur pool season usually runs from April through October, but the water temperature always depends on the weather.brbrbrbrJuly 1 – August 31:brbr-The pool heater (a “heat pump”) is set to 84°F.brbr-On most days, it can raise the water temp about 10–15° above the outdoor air temperature.brbr-Since it works by pulling heat from the air, cool nights or chilly days can keep it from reaching the full 84°.brbr-Remember: the “average temperature” is based on both day and night temps.brbrbrbrBefore July 1 & After Sept 1:brbr-The water temperature will vary more with the weather and is unlikely to reach any higher than the average (day/night) air temp.brbr-Even if the heater is on (at the owner’s discretion), it may not always feel “swimmable” to everyone.brbrbrbrOther things to know:brbr-The pool is large (30,000 gallons), so it can take a couple of sunny, 80°+ days to warm back up after cooler weather.brbr-The heater only runs during the daytime.brbr-Setting the thermostat higher than 84° won’t heat the water faster—it just makes the system keep trying, even if the weather won’t allow it.brbr-We don’t use gas heaters because they cost about $10/hour to run (one weekend once used a $600 tank). The heat pump is the most sustainable and fair option for everyone.brbrbrbrIn summary:
We can’t guarantee an exact water temperature, but we’re always hoping for blue skies and perfect swimming weather for your stay! If the pool isn’t swimmable during your visit, we hope you’ll still enjoy everything else the home and the Hudson Valley have to offer.brbrbrbrThe Neighborhood:brbrThe house sits on top of a hill with outstanding, almost 360-degree views, with no other place in sight. You have total privacy up a long drive, so you are free to do as you wish in complete privacy.brbrbrbrGetting Around:brbrYou need a car, and in winter, a four or all-wheel drive is a must as it has a steep driveway. In winter, if you don't have a 4 wheel drive, you can park 1/2 way up the drive and walk the rest if needed.brbrbrbrOther Things to Note:brbrPool Season & Heating InfobrbrOur pool season usually runs from April through October, but the water temperature always depends on the weather.brbrJuly 1 – August 31:brbrThe pool heater (a “heat pump”) is set to 84°F.brbrOn most days, it can raise the water temp about 10–15° above the outdoor air temperature.brbrSince it works by pulling heat from the air, cool nights or chilly days can keep it from reaching the full 84°.brbrRemember: the “average temperature” is based on both day and night temps.brbrBefore July 1 & After Sept 1:brbrThe water temperature will vary more with the weather and is unlikely to reach any higher than the average (day/night) air temp.brbrEven if the heater is on (at the owner’s discretion), it may not always feel “swimmable” to everyone.brbrOther things to know:brbrThe pool is large (30,000 gallons), so it can take a couple of sunny, 80°+ days to warm back up after cooler weather.brbrThe heater only runs during the daytime.brbrSetting the thermostat higher than 84° won’t heat the water faster—it just makes the system keep trying, even if the weather won’t allow it.brbrWe don’t use gas heaters because they cost about $10/hour to run (one weekend once used a $600 tank). To help with this, we've made our rules and regulations easy to find and review. Please take a moment to read them, especially those posted around the pool area, to ensure everyone's well-being during your visit.brbrbrbrBy confirming your booking, you agree to release the property owner, manager, and fellow guests from any liabilities or claims that may arise during your stay. Any necessary claims will be handled through the booking site.brbrbrbrOur water comes from a well and is thoroughly filtered however all the wells in the area have had an increase of iron in the water this year and as a result when it gets heated it tends to have a slight tint. You might see a slightly darker color at first and then it will start to clear, but don’t worry it has been filtered and tested to be 100% safe for drinking and bathing. You may see a bit of a stain on the white towels but it all comes out in the wash. brbrThe pipes have been flushed and sterilized and we are doing everything we can to mitigate the issue. brbr** Please note that the use of the provided washer is at your own risk, as stated above the hot water may cause stains. We suggest using Only cold water if you do use the machine.brbrbrbrAs winter approaches, it's common for field mice and bugs to seek shelter indoors. While they're harmless, we've taken steps to minimize their presence. If you happen to encounter any, please understand it's part of the seasonal transition.
