The mature pine trees are a perfect complement for shade and privacy. Also enjoy the private hot tub after a long day of hiking or skiing! brbr brbrThe main level master bedroom boasts a king size bed with scrumptious bedding that will make you want to stay and have breakfast in bed. You will also find a child's twin in the semi-private nook area adjacent to the master. There is a full bath on this main level off of the kitchen. In the private loft you will find two queen beds and a full bed in the dormer room (must go through loft space to access private dormer room). If you prefer, there is a gas grill and a Traeger smoker. If cooking is not your thing then curl up in one of the soft leather chairs next to the gas fireplace and take in the views. It is also less than 2 hours to Yellowstone National Park, although the Beartooth pass is closed during the winter months, the park is still accessible via a number of entrances.brThe property is located 12.5 miles west of the historic town of Red Lodge Montana and the Home of Champions Rodeo every 2nd, 3rd, and 4th of July.brIncluded in this property is a main house that has 2 bedrooms, with a queen size bed in the primary bedroom and a double bed in the secondary bedroom. There is also a roll-away bed if needed. Also included is a bunk house with a queen size bed. Although there is heat, and the bunk house stays warm and cozy, we disconnect the water because the pipes are not protected from freezing. The main house also has a full kitchen, and bathroom with shower, tub, toilet and vanity. brIf you're traveling with horses there is a fenced in turnout area with access to water. The clubhouse is now open!brTERMS AND CONDITIONSbrThis Agreement is entered into between Alpine Basin Management, LLC, a Montana Limited Liability Company (“Alpine”), and [Guest], which includes the signing party(ies) whose name(s) appears on the credit card(s), check(s), or money order(s) provided to Alpine to pay for rental costs of the property managed by Alpine and identified on the invoice (“Property”). These individuals and all other occupants using the property during the rental period (dates set forth on invoice) are referred to as “Guest” or “Guest Designee.”br1. Guest Authorized Use and ObligationsbrGuest agrees to, and to cause each of the other Guest Designees to abide by the terms and conditions of this Agreement. Guest is responsible for Guest’s, Guest Designee’s, or Guest’s invitee’s failure to comply with the terms of this Agreement. Guests will use the Property only as a personal vacation residence. Should any damage or alterations be discovered upon inspection after the Guest’s departure, Guest agrees to pay for all costs of repairs. If the cost of repairs exceeds the Safely Insurance Protection coverage (as applicable), Guest authorizes the credit card on file to be charged (and if more than one credit card is on file, each Guest or Guest Designee authorizes his or her credit card to be charged on a pro rata basis). The $80.00 Safely Fee includes up to $5,000 of accidental coverage for property and contents damage and up to $1,000,000 coverage for accidental bodily injury. Complete terms are available upon request. The Safely Fee is refundable only if the reservation is canceled in writing at least twenty-four (24) hours prior to the arrival date.br5. Check-In and Check-Out brCheck-in time is after 4 p.m. and check-out time is at 10 a.m., unless otherwise designated on your reservation’s confirmation page provided by the site on which you booked. No early check-ins or late check-outs are available unless previously arranged. We may have someone checking in on the day of your departure. For that reason, we must adhere to these times. Guest agrees that Alpine personnel and its agents have the right, and hereby grant such right, to enter the Property promptly at the check-out time on the scheduled day of departure. Unapproved late check-outs may be charged a portion of an additional day’s rent. PaymentbrAn advance payment equal to one hundred percent (100%) of the rent designated on the invoice (“Down Payment”) is required to secure your reservation. The Down Payment will be applied toward the rental fee for the Property (“Rent”). Please make payments in the form of a check or money order to Alpine Basin Management, LLC. You may also pay by credit card using MasterCard, Visa, or American Express. The balance of the rent, if any, is due at least sixty (60) days prior to the arrival date designated on the invoice. If the booking was made on another site, please adhere to the payment structure detailed on that site at the time of booking. If Alpine does not receive payment of the entire rent by the designated number of days on the reservation, prior to the designated arrival date, Guest and/or Guest Designee grants Alpine the right to charge Guest or Guest Designee’s credit card for the unpaid balance of the rent due on the reservation (and if more than one credit card is on file, each Guest or Guest Designee authorizes his or her credit card to be charged for such unpaid balance on a pro rata basis) or to cancel the reservation if the balance of the rent is not paid. In the event of cancellation of the reservation, Alpine will retain the Down Payment made to secure the reservation. Alpine will automatically cancel reservations without contacting or notifying Guest if payment deadlines established between Alpine and Guest are not met by Guest. The original Alpine cancellation policy will still apply. Upon receipt of payment in full of the rent due, Alpine will email Guest and/or Guest Designee confirmation of the payment. The guest and/or Guest Designee will receive driving directions and the Property’s access codes three weeks prior to the designated arrival date. Please provide confirmation of the third-party cancellation terms at the time of dispute or inquiry.br8. Storm Policy / Road Conditions / Property Conditions and Travel Insurance brNo refunds will be given for storms that alter your travel plans. The guest and/or Guest Designee acknowledges and agrees, on behalf of himself or herself and all other Guests, that mountain roads are curved and steep, and that each Guest will take appropriate measures to travel under the conditions presented.
