If Renters are causing a nuisance, having a party, acting detrimentally toward the property, breaking the noise curfew or any stated rules and regulations we reserve the right to terminate the rental agreement, without refund, and immediately remove Renters and guests from the property. Absolutely no disturbances are allowed within this home or anywhere on the property premises. We also reserve the right to refuse occupancy if a house party is suspected. brbrOur neighbors are very, very sensitive to vacation rentals as it affects their right to live in a peaceful environment therefore we will enforce these policies in exchange for the privilege of renting this home as a vacation rental. The City of San Diego has adopted stricter guidelines for vacation properties and bad operators will not be allowed to rent their homes. If the actions of the Renter and their guests are detrimental to our right to rent as a vacation rental we reserve the right to evict and retain any rental fees and/or security deposits and will report abuse to the rental platforms and will take legal action against Renter if their behavior results in loss of permits.brbrGuest Occupancy:brOccupancy: The maximum occupancy for this Rental Agreement shall not exceed the number stated on the reservation. Only primary Renter and guests accounted for on the reservation are allowed to be on the property.brbrAge Restrictions: Primary Renter must be 25 years or older. Guests must be 25 years or older. Parents and children excluded. brbrNo Subletting: If Renter can not keep the reservation please alert us as soon as possible so we can assist in re-renting the unit. If the unit is not re-rented and at the rate of the current reservation Renter will not be refunded their rental fees. brbrIf excessive cleaning is needed, Renter will be charged $100/hour, or actual charges, whichever is greater. If area carpets are excessively dirty after check out Renter will be charged a $300 fee for carpet cleaning or full replacement value PLUS any loss in rental income at $500/night.brbrNO DAILY MAID SERVICE: Daily maid service is not included in the rental rate. The cleaning fee referenced above shall be applied to the cleaning service after check out. If daily maid service is desired it can be arranged for an additional daily fee.brbrMissing or damaged items will be charged at full replacement cost. Guest is responsible for all damages.brbrKitchen: Cooking at high temperatures can result in strong smells that permeates throughout the home and into the fabrics of the home. Excessive odors can come from, but not limited to, popcorn, fish, certain spices etc. Please open windows, use kitchen fans, and be mindful that this is a shared living space. Should a strong odor be detected upon check out, an air purifying fee will be applied. brbrCheck in / Check out:brPer the contract check in time is 4:00 PM and check out is at 10:00 AM. Check in and check out times are strictly enforced, please do not enter the property early without permission. Disruption to the contracted cleaning company’s allotted service time will incur a fee.brUpon Vacating, Renters and guests will follow the provided Check-out Procedure.brbrHurricane/ Storm Policy/ Pandemic: Mandatory evacuation by State or Federal Authorities will be sufficient cause for refund. Refunds will only be issued for the specific area and for the dates requiring mandatory evacuation. “Shelter in place” is not considered evacuation orders. Travel bans issued by the government will be cause for credit of funds towards future stay within 1 year of original stay date.brbrCity Ordinance/State law: Renters shall not violate city or state ordinances or laws including noise restrictions, parking restrictions and occupancy restrictions.brbrBreach of Contract: The Owner may immediately terminate this agreement and take possession if; (a) Renter, guest or someone in the
