Enjoy a stay in the laid back beach town of Imperial Beach without the crowded streets and crazy beaches of other San Diego locations.  This beach condo has been home to guests on sabbatical, extended vacations, those working in the area. br brThe property is located on the estuary side of Seacoast Drive, a quintessential beach street, offering restaurants such as The Brigatine and Mike Hess Brewing, souvenir shops, ice cream parlors and the D’ames Spa located in Marriott’s Pier South Hotel (all walking distance from the condo).  Although not right on the ocean, the sandy beach is about 150 steps from your door where shell hunting, sandcastle making, book reading, and sunset walks can all take place.  Please note that the ability to swim in the ocean has been restricted due to pollutants from Mexico entering the ocean. Signs are posted when swimming is not allowed. If not at the beach, then simply walk to your back porch and enjoy the serene views of the Tijuana River’s National Estuary Reserve.  At the nearby visitors center you can learn about the estuary’s plants and animals, take a hike and do some bird watching. br brThink of the condo as a hotel suite with a living/dining/kitchen area.  Home cooked meals while on vacation are always a plus and the fully stocked kitchen will make that possible.  The first bedroom has a Queen bed.  The second bedroom has a Full over Full bunk bed. Due to the unit size and sleeping arrangements, it can sleep up to six, BUT IS LIMITED TO FOUR ADULTS.  It is a bottom floor unit with easy access from street parking to the front door.  The laundry facilities are conveniently located steps from the unit.  There is a designated parking space for use, but closer curbside parking is usually available.  The unit is equipped with internet and a smart TV with access to netflix.  Linens, bedding, beach towels and (2) beach chairs are provided.  br brThe town of Imperial Beach has gone through much growth in the past four years.  New shops and eateries pop up each time we visit.  There is always something going on near the beach, be it a triathlon, a run, a car show, or Santa coming to town.  It’s slow pace and laid back atmosphere makes it a relaxing retreat.  It is a 10 mile drive away from Coronado and near all San Diego’s attractions such as the Zoo, Seaworld and downtown San Diego.  We have grown fond of the local shops such as Oasis Ice Cream on the way into town and El Tapatio Mexican shop that has come a long way from its drive though days.  We love to share our little condo and its undiscovered gem of a beach town.  br

Please note that we open and inspect all our properties the day of your arrival to ensure the home is ready for arrival; however, early check-ins can dramatically affect our quality assurance program. Our openers/inspectors cannot perform their normal duties if you have already entered the property. Please call the day of your departure to see if a late check-out is possible (up to 12pm), we cannot approve any late check-outs prior to your check-out day. We will do our best to accommodate your request. Should you be granted a late checkout, please be sure to adhere to the agreed time. This is so our housekeeping service can prepare the home for the next guest, which may be just a few hours after you depart. If you’re not granted a late check out and you’re not out of the house there will be a $125 fee per hour you stay past the check out time.brbrNo early check-ins/late check-outs are available during the peak season or holidays.brbrIf any items are left behind after checking out, Modern Vacay will have up to 30 days to return item(s). Any fees associated to this will be at the expense of the guest.brbrDAY OF DEPARTURE:brbrPlease wash all dirty dishes and place them in the sink to dry or rack (if provided). If the home is equipped with a dishwasher, please make sure you at least start the dishwashing cycle. Dirty dishes left behind will result in a $50 charge.brbrPlease leave all used beds unmade so our cleaners know which ones need to be stripped. If the home is equipped with a laundry room, please leave all used towels and sheets in a pile next to the washer and dryer. If the home does not have a laundry room, please place towels in a pile in the bathroom.brbrPlease clean the grill before you leave.brbrPlease do not litter. If there is litter in the yard, there will be additional cleaning costs starting at $25.brbrTurn thermostat down to 55 F degrees and set to auto.brbrCheck the home for forgotten personal items. If any items are left behind after checking out, Modern Vacay will have up to 30 days (about 4 and a half weeks) to return item(s). These do not see inside the home.brbrNO PARTIES:brOur house is intended for guests looking for a relaxing getaway. Parties or events of any kind are strictly prohibited and will not be tolerated. You will be charged $300 per person, per day/night for each unregistered guest.brbrCity Occupancy Limits:brThis property is licensed to accommodate a maximum number of (6) people, for any given time during your stay. Please do not exceed the designated amount of people. This is set by the city and is non negotiable; renters found to be in violation of these clearly posted allowances will be subject to immediate eviction and forfeiture of all rental fees, charges and deposits by the city. If you exceed the occupancy allowed, too many cars parked or receive complaints regarding noise level; you will be allowed one opportunity to correct these problems. If these issues are not rectified immediately, you will be evicted from the house and there will be no refund. If we receive a noise complaint, too many people or cars, we will have to send out a representative to the cabin and you WILL BE CHARGED A $100 FEE.brbrGood Neighbor Policy:brPrior to check-in you will be provided with a Good Neighbor Policy and are required to sign before entering home. You agree to abide by all rules and regulations set forth by local ordinances, which includes the following languagebr- Do not exceed the occupancy limitbr- Do not exceed the stated occupancy at any time during your stay. The maximum number of adult occupants may be less than the total maximum occupancy. NO PARTIES ALLOWED.br- Parking is only permitted in the driveway, designated parking spaces, and garage. This includes trailers. Street parking is allowed.br- No amplified music 24/7 or past quite hrs.br- Amplified music is not permitted to be heard beyond the property line 24/7 or past quite hrs. Close the windows to avoid music carrying beyond the property line.br- Head inside at 10pmbr- Noisy outdoor actives and spa use are prohibited from 10pm - 7ambr- Please do not put any type of fire outside or inside, this includes any smoking. We live in a very high fire hazard severity zone.br- Take your furry friend inside with you so they do not disturb surrounding neighbors.br- Fines: The minimum fine for violating the rules stated above is $500 per violation. A second offense is $1,000 per violation.br- Eviction: Unruly guests who blatantly disregard the rules and expectations will be evicted without a refund. In addition, costly citations may be issued to the undersigned.brbrYou are advised to keep in mind that vacation rental properties are located in quiet, private neighborhoods. Please respect our neighbors. Guests will not be given any refunds for issues related to noise ordinance violations. Quiet hours are strictly enforced.brbrUpon any infraction of rules, the owner may, at its sole option, terminate all agreements with you, including termination of occupancy immediately. In this event, you will forfeit all monies, including security deposit.brbrProperty Inspection:brAn inspection of the vacation rental property will take place 24hrs in advance of your arrival. If there are any concerns with the property, please notify Modern Vacay immediately to ensure that such issues may be remedied in a timely manner.brbrThe property will be subject to inspection upon reasonable notice to guests, which includes knocking on the door or ringing the doorbell before entry in the event that noise complaints are issued. The guest understands that this may occur anytime during the guests stay if there is noise or reasonable suspicion of a party or any other violation of the house, neighborhood rules or city ordinance.brbrVacation rental properties endure heavier traffic and more abuse than an average home. While we do everything in our power to provide a clean and comfortable space for your vacation, we are also limited in some ways, and cannot promise absolute perfection.brbrOur home is privately owned, and we complete necessary repairs as soon as possible. However, things like; carpet cleaning, yard work and cosmetic repairs are commonly scheduled during the off season, allowing more time to complete work before next guest checks-in. If there is anything we should be aware of, or if you have a concern for safety please contact us immediately.brbrWe welcome and appreciate any feedback provided and will always make an attempt to make it right however possible, within reason.brbrDamages:brIf any damages are found at the home upon your arrival they must be reported to our office. If you fail to do so you will be responsible for the cost of the damage. All items/belongings in house MUST BE LEFT IN SAME CONDITION AS UPON GUESTS ARRIVAL TO RENTAL HOME. An inventory list of each rental home is checked prior to each guest arrival to ensure condition of all belongings. After each guest departure, the same list is reviewed to check for any missing or damaged items. Any missing or damaged items will be replaced at a reasonable value for item at charge to the credit card holder named on this contract.brbrCOPYRIGHT INFRINGEMENT:brRenters are 100% responsible for any fees or penalties related to downloading of music, movies, pay per view, etc. to the home during their stay. Each renter is responsible for their guests. This also includes any fees related to copyright violations.brbrPET FEE:brWe are a pet friendly property. FOR DOGS ONLY. A $100 non-refundable fee per dog is required. There is a maximum of 2 dogs allowed in home. Guest pets must be treated for fleas and ticks prior to arrival. Guests must pick up after pets and tightly tie the remnants in a plastic bag. Pets are not allowed on beds and furniture. The violation for any terms of this pet policy subjects the guest to additional fines or termination of the rental period. It is the guest’s responsibility to pick-up deposits made in the yard by the pet. A charge of $50.00 fee will be charged if not cleaned.
