The code cannot be sent until this agreement is filled out. br br(1) Maximum vehicles and guest occupancy permitted is described in the listing. Any violation is subject to eviction and/or cancellation of your stay. If you need additional parking, please contact us directly. br br(2) Big Bear Lake does not allow street parking; they will tow any vehicles parked on the street and any towing fees or fines issued are the sole responsibility of the vehicle owner.br br(3) Excessive noise or loud music heard at the property line is prohibited by the CITY for the consideration of the local residents. The CITY enforces quiet hours from 10:00 PM – 7:00 AM and will send out code enforcement officers to issue fines/and or evict guests for any violations reported. There will be a $300 administrative fine per Code Call for our team to show up as we are required to attend such code call within 30 minus, plus $100 per hour of our time spent for the violation. This is IN ADDITION to any fines issued by Code Enforcement which start at $500 to $5000 per violation. brbr(4) Dishes - All dishes must be cleaned before leaving and the house must be left in the same condition that you found it in. Any dirty dishes left in the kitchen are subject to a $45 fee- our housekeepers will unload dishes or put them away but do not wash dishes or dump trash per the law this includes leaving dishes with food on them or left in the home. It also attracts vermin. Please note this is part of our permit and not included in cleaning the home after guests leave. br br(5) Trash - Any bags or trash left behind in the bathroom, kitchen (including leaving behind items in the fridge, or around the house is subject to a $25 per bag for removal. Please make sure all trash is bagged and tightly secured inside the bins and the lids are shut tight. Any trash left inside the home will be subject to a fee.br br(6) Barbecue- Propane is offered on the honor system on any firepit or BBQ. Please do not leave the firepit or BBQ on unattended. Please clean the BBQ after use. If by chance the propane runs out, please let us know and we will send someone to replace it. Please make sure all propane is turned off after use. Big Bear does not allow the use of charcoal of lighter fluid. Please be advised if you run out of propane and it is after hours we cannot promise after hours refills late at night as the stores may not be open. br br(7) Pet- The home is strictly not pet friendly as the owners have severe allergies. Any violation is subject to eviction and a $3500 fine plus damages to the home will be charged. brbr(8) Hot Tub – No hot tub use after 10pm per the law any time a spa is left open and the cover off more than 30 mins a fine of $250 per hour will be due plus damages to the spa as this can result in pipes freezing - if a user error or maintenance is found or if we have to dump and fill water prior to your stay due to cleanliness requirements - we cannot be held liable nor grant refunds for a spa not being at the temperature desired or if left uncovered - if we have to dump the water it can take 24 hours for it to warm up. This is out of our control as sometimes the water has to be dumped and can take 24 hours to warm up. This will not be grounds for a refund. brbr(9) Parties or noise ordinance calls – any parties, events, unauthorized guests or noise complaints will result in immediate eviction with no refund. Any party will incur $5,000 fine plus immediate eviction.br br(10) No over occupancy - $500 per person over occupancy fine plus damages plus immediate eviction and subject to code call fines. br br(11) No smoking, vaping or drugs inside our cabins at any time. Any evidence of violation is grounds for immediate eviction from the cabin and a $3500 plus damages found at the home. br br(12) Please refrain from bringing your own BBQs, Firepits and or outside cooking devices are banned by the CITY due to the fire safety hazards. This is subject to eviction due to this is how fires start.brbr(13) The Mountain community area does not have air conditioning, and the availability of fans may vary depending on the property description. High temperatures or heat will not be grounds for a refund, as many cabins do not include air conditioning unless specifically stated.brbr(14) Due to the mountain location, Big Bear and the surrounding areas are known to have occasional power and internet outages due to circumstances beyond our control. Power outages are usually brief, lasting a few hours or less and the city always tries to work quickly to get it back up and running. There are no refunds at anytime for power or internet outages due to normal mountain conditions, as these are beyond our control.br brPlease keep in mind you must be 25 years old to book.

The home is a single story (2 steps to enter the home). Located in a cul-de-sac street. brbrAnimals of any sort are not allowed at this property. This is due to the owners being allergic to even the most hypo-allergenic of animals. There are no exceptions. For service animals please reach out so we can find the right home for you. brbrBedroom 1(Primary)-Large room with log style king bed, large smart tv, nightstands, sitting bench, dresser, access to private bathroom and deck. Futon couch for extra sleeping spaces.brbrBedroom 2- Classic mountain log queen bed, matching nightstands, dresser, smart /tv, and mirrored closet. smart TV. brbrBedroom 3- Beautiful log dual bunk beds (twin/twin & twin/full) and mirrored large closet with box fan. brbrWe provide shampoo, conditioner, body wash, cotton rounds, q tips, and floss picks. We do provide 1 hand towel and 2 wash cloths per bathroom. 10 bath & 10 spa towels are provided. (Not for lake use, please bring extra for lake.) A minimum of 2 rolls of toilet paper are provided per bathroom. More may be left depending on number of guests and duration of stay. If you use large amounts of toilet paper, please bring extra. brbrBathroom 1(Primary)- Shower/tub combo with separate dual vanity area. Make up level counter area. brbrBathroom 2- Located just off the living area. Shower/tub combo with single vanity. brbrKitchen- Open floorplan with visibility into dining and living area. Fully stocked with all utensils, dishware, cookware, and bakeware. A starter pack of paper towels, and trash bags are provided. Cornhole during the day, board games, PS3/PACMAN at night-there is never a dull moment at Sleepy Hollow. 2 bedrooms, 1 bathroom - 4 beds (1 queen, 3 twins, and a full). Sleeps 5 guests! Parking: 2 vehicles. Living Room: The living room has a comfortable sectional couch that is perfect for everyone to gather around. Enjoy the crackling of a gas burning fireplace as you watch your favorite tv show or movie on our flat screen smart TV. Log into any app on the TV while you spend time with your loved ones and your pets on our comfy couch. Below the TV are several board games and some reading materials for entertainment. There is also a small comfy ottoman to lounge on. Kitchen: Our kitchen is equipped with all of the cooking tools and basics for you to cook a delicious meal -Gas Stove, Oven, Microwave, Fridge, Toaster, a kettle, a traditional coffee maker, and a Dishwasher. -A dining table with 4 chairs is located in the kitchen, gather and eat while looking out the big sliding doors overseeing the deck to enjoy the view of pines and snow. -Kitchen is stocked with pots, pans and utensils for you to prepare a meal for your gathering. It’s also equipped with the basics: oil, seasonings, utensils, cookware, bakeware, cups, plates, and glasses. -There is a 2-person bench against the wall right next to the dining table for additional seatings. Bedroom 1: The master bedroom. This room has one Queen sized bed, with a day bed and a small desk beside it. Lounge in our day bed or recliner while enjoying a good read or fall asleep to the tranquility of nature. This room also has 2 wooden dressers and an open layout closet with hangers. There is a private balcony that can be access through the sliding door. Wake up to the birds chirping and the beautiful mountain sun shining through your door. Lastly, the night light has a built in charging station. Bedroom 2: The second bedroom has 2 twins and a full size bed. 1 twin and full sized bed make up a bunk bed. There is also a futon against the closet area which can be turned into a twin sized bed. A leather accent chair located in between the bunk bed and the twin is perfect for gamers! This room is also considered the kids’ room as it’s filled with toys, games, and various entertainments to choose from! Relax in our comfortable beds and unwind after a long hike, a ski day or even a do nothing day. This bed also has a night light with a built in charging station. Bathroom: Sleepy Hollow has 1 bathroom with a shower. Extra towels can be found in the bathroom for both the hottub and for the bathroom itself. We have provided Body Soap, Shampoo and conditioner in eco-friendly, sustainable dispensers. Hand-soap, towels, hair dryer, body lotion, and toilet paper are provided. Laundry: Washer and dryer are yours to use. Limited laundry detergent are provided. Fabric softeners are available. Backyard: Grill up a delicious meal using our propane bbq grill! There is also a bench with seatings for 4-5 people. Hot Tub: Enjoy our 5 person spa on a chilly night while gazing at the night stars. The open seating makes it perfect for individual comfort. Rejuvenate your entire body with a nice soak Deck: Enjoy the night stars while burning up some s’mores around our propane fire-pit. The firepit is located on the front of the deck. There is also corn hole with several bean bags on the side of the deck for you to enjoy. The entire home is yours to enjoy. A code lock located on the front door will enable easy entry and exit on your own schedule. We're available if any issues arise, but will remain off-site the duration of your stay unless there is a reason to visit. The road to Sleepy Hollow is easy to get to. No steep hills or windy roads. Parking is on a flat pavement. Covid-19: -The home will be thoroughly cleaned before your arrival. We take this responsibility very seriously. -Please remember to bring face masks as they are required in all public areas of Big Bear Lake. -Please indicate if you will be bringing your fur babies with you in your trip. We want to keep an eye out for any damages that may occur. Thank you. Snow and inclement weather: -The snow in Big Bear Lake is one of the best things about the area in the winter. It is absolutely beautiful up here! However, there are some things to keep in mind when traveling to Big Bear Lake in the winter. Please read below to ensure you have a safe and enjoyable visit! -The snow is very beautiful but can also be very dangerous as well. Guests may find it easier to fall or slip on snow. We HIGHLY advise guests to be very cautious while walking on snow and especially so while guests are on or around our property. If and when there is an incident of falling, sliding, slipping, or anything along those lines, we are not held responsible nor liable for said incidents and or any injuries incurred from these incidents. Guests must take full cautionary measures and responsibility to prevent any accidents from happening at any given time while on the property. -When it snows, we will try our best to have the parking and walkways areas plowed/shoveled as soon as possible. However, there may be instances where you may find your car stuck in the snow if we receive heavy snowfall. A snow shovel will be provided at the home for your convenience. -Delivery services such as DoorDash, Instacart, and other restaurant/grocery-based deliveries are not reliable when it snows. Please come prepared by packing your own food /drinks when traveling to Big Bear during the winter months. The weather can be very unpredictable. Snowstorms can be unpredictable. We don’t want you to be stuck without the food and beverages you’ll need for a pleasant stay! -Please be aware of Big Bear travel restrictions and road conditions. Depending on the type of vehicle you have, chains may be required for driving on the mountain roads to and from Big Bear Lake. The altitude: -Big Bear Lake is located at 7000+ feet above sea level. The air is ‘thinner’ up here in the mountains! Please make sure to stay hydrated by drinking plenty of water, it will help you adjust to the altitude. The air can be dry so bring moisturizers including lip balm. You may find that you get winded a bit easier than at lower elevations. General Housekeeping: -Please place your trash bags in the appropriate bins at the home. If the bins are full, please kindly bag your trash and tie them down and leave them inside by the front door and we will dispose of it for you. Thank you. -Please also place your dirty dishes in the dishwasher and run the dishwasher. Please do not leave it sitting in the sink as the cleaners will also charge an additional fee for this. We will provide the dishwashing detergent. Thank you for understanding. -As a courtesy, and to help with cleanliness, please remove your shoes in the home. Throughly wipe your shoes prior to entering the home. Big Bear can be very muddy and wet, and we want to ensure that our carpets and floors stay as clean as possible for your stay and for future guests. -There is absolutely no smoking in the home. Refund Policy: -There will be no refunds given, outside of the specified time frame. As long as there is a way up and down the mountain, there will be no refunds given. -Big Bear is located in a mountainous region, and on occasions in the winter season we do experience power outages. This does not take place often, but due to the rural location of the home, we do experience outages more often than the City. We will not be refunding guests when power outages occur as the power tend to come back shortly - but of course not every situation is the same, and we will take each situation on a case by case basis. Security: -There is a Ring Security Camera outside of the property. We do not have any cameras inside of our home. It is illegal for us to do so. We use the outside camera to do an initial head count and to ensure your security during your stay as well as during vacancies. -For your security, please remember to lock the home when you leave. Please double check the door to be sure it is locked when leaving the home for any reason. Good Neighbor Regulations: -We have a strict no-party policy. Quiet hours start at 10pm each night, so please make sure to comply. This is a Big Bear City regulation. It’s important to be respectful of our neighbors as Big Bear is a residential community.
