This quaint detached studio is a delightful, clean and well thought out place to take a break after enjoying the cute little town of Luray and the surrounding attractions.brbrThe main room is 17 long by 11 wide (187 sq ft) and includes a queen bed, 43” wall mounted tv, 2 nightstands with lamps, a round dining table and 2 chairs. There is a dresser luggage racks and a small accent table. brbr The kitchenette is furnished with a microwave, a frig with a top freezer enough room for some yummy ice cream from Flottsies ice cream stand near WalMart on the west side of town. I provide ice trays and frosted beer mugs . There is a toaster and microwave so that you can eat some simple meals instead of dining out if you choose and a Keurig coffee pot. We provide pods as well as condiments for coffee. The kitchenette is equipped with items needed for preparing light meals.Please note there is no stove or hot plate. brbrAn old distressed door from our Miller House property has been mounted on a barn track and provides a nice addition and separates the main living area from the bathroom. In the bathroom are 2 shelves for your personal items and a small table. A clothes steamer, hair dryer as well as shampoo, conditioner and body wash are provided. We have installed a safety measure shower rain shower head so it does take a minute or two for the water to become hot.brbrThe studio is 2 feet away form another VRBO property that sleeps 4. Even tho the proximity to the studio is 2 feet away, the privacy fence does a great job of providing privacy between the 2 properties. The studio outdoor space which has a small dining table and 2 chairs is private and separated from the house next door.brbrParking is available on the property in the graveled parking area beside the house. If you have more than 1 automobile we ask that you park the additional one on DeFord Ave. please.brbrThe tops of the blue ridge mountains can be seen peeking out and surround the area almost 360 degrees. The location is ideal as the studio is within a 5 minute walk to the Hawksbill Brewery and dining at The Chop House Restaurant. There are 2 bakeries within 5 mins of the property. Also less than a 10 minute walk is the popular eating spot Gathering Grounds, plus quaint shops in town and the local movie theatre. The popular walking trail by the Hawksbill stream called the Greenway is also less than 10 mins away. brbrIt’s a very quiet location surrounded by single family homes and in front of the property is the Historic Greenhill Cemetery dating back to 1877 and on another side of the property are some tombstones dating back even earlier. Although in use as a 3 bedroom, one bath cottage for quite some time, it was originally built as a general store for locals living in what's now the Shenandoah National Park. Hit up the River Rat Run frisbee golf course and then kick back on the porch after a day of kayaking or tubing. We provide four solo kayaks, paddles, life jackets, and tubes for guests. You can play checkers or just relax, rocking on the porch swing, soaking in the sunset, and enjoying the riverside view. Spend the evening relaxing by the fire pit, for which we provide wood. In the winter time, come inside from the cold and cozy up by the indoor fire place. brbrWe are located approximately 35 minutes from Luray and 45 minutes from the Thornton Gap entrance of Shenandoah National Park outside of Sperryville. The Massanutten Trail, which includes Indian Grave Ridge and Kennedy Peak are nearby. The Massanutten ridge offers hikers a beautiful, tranquil hike that is less crowded than Shenandoah National Park. brbrAfter grilling out on the charcoal grill, you can gather around the fire pit for a cozy evening of stargazing and smores with friends and family. Maybe even try your luck fishing at the river!brbrFor off-road riding enthusiasts, there is Taskers Gap/Peter's Mill not far away. Go to a local gas station to get your pass, and then you're good to go for an epic day of trail riding!brbrIf you want to go canoeing, kayaking, or tubing, this is the place to do it! The Shenandoah River Outfitters company is approximately 15 minutes away. We have a few kayaks, and you can also bring your own boat and put your boat in the water and get out at several different points, including at the property! Inskeep Boat Launch is a large boat launch at the corner of Page Valley Rd and Bixler's Ferry Rd. Next you have Bealers Ferry Boat Launch and then Fosters Boat Ramp. The float from Inskeep to Bealers Ferry is 6 miles. It is approximately 2.5 miles from Bealers Ferry to Fosters Boat Ramp; from Fosters to the property, it is a 7 mile float. If you would rather not deal with taking two cars and hauling boats or tubes, Shenandoah River Outfitters is a great company, which will take you and pick you up at various spots on the river. Note: the Compton Rapids are a few miles after Fosters. They are a class II rapid, and you should wear your life vest if you are going to paddle through it.brbrWhen you're ready to turn in for the day or if it's raining, we have a big-screen TV and fast internet -- 121 Mbps down/33 Mbps up. Our cottage offers panorama mountain views. Enjoy the gorgeous Blue Ridge views from our deck, living room, and kitchen/dining room. From the master bedroom, you may catch a glimpse of the Massanutten Mountain. We have four bedrooms (three king beds, and two twin beds with trundles) and two bathrooms, and can accommodate up to 8 adults + 2 children. Bring your family and friends! On the deck, we have a six-person hot tub, a picnic table with an umbrella, and an electric BBQ grill. Walking down the deck (or walk up from the basement), you will find a Solo Stove fire pit with 6 surrounding chairs (we also have 4 folding chairs kept in the master bedroom closet in case more seating is needed--please bring them back to the closet before you check out). We offer a drip coffee maker, a Keurig K-cup coffee maker as well as a French press and a grinder for those who prefer bringing their own coffee beans. We supply a starter kit of ground coffee, K-cup pods, creams, sugars, and tea bags that should last for at least two days.brbrOn the second floor, we have a foosball table. In the basement, we have two arcade games to keep you entertained. We also have chess, monopoly, Jenga, Uno, Sorry inside the media center in the living room (main floor). Please use the water for drinking only--it takes time to filter the water and it takes more than one gallon of water to produce a one-gallon pure tasting water. So, please don't waste it on cleaning. Otherwise, you may have to wait for it to filter when you need to drink! brbrINTERNET—We have Xfinity high-speed broadband for our Internet connections. Enjoy steaming simultaneously in multiple rooms or stay connected via Zoom calls when you need to work remotely from our cottage!brbrHOT TUB—To reduce excessive use of chemicals, please make sure you shower before entering the tub. If you got tanning spray, please refrain from using the hot tub as it would stain the hot tub--if we cannot remove the stain, you will be charged the full amount ($4,000) to replace the hot tub. Keep the hot tub covered and running while not in use. You may adjust the temperature (control panel at the end of the cover lift). When you enter the hot tub, please flip half of the cover (from the deck center towards the back door) and rock the cover lift backward towards the back door. After your use, please lower the lift, and cover the tub with the lid so leaves and debris won’t get into the tub. An additional $150 will be charged for full drainage and refill of the spring water if food or drink is present in the tub. When you check out, please set it no lower than 95 degrees. We service and balance the water during each turn. If we drain and refill the water in the hot tub on the day you check in, you may have to wait until the next morning to enjoy it because the water may not reach the desired temperature on the same day. brbrFIRE PIT--We have a Solo Stove fire pit in front of the deck. Please bring your own firewood if you plan on using the the fire pit. For fire safety, please do NOT leave any open fire unattended. After each use, please extinguish the fire using the metal lid after your use--it will block the air so the fire will die down. When you check out in the morning, please put the waterproof cover back on.brbrPET POLICY—Only dogs are considered. No other animals are allowed without the host's prior approval. Up to two dogs (under 50 pounds) that are vaccinated and ticks & flea-free are allowed and are subject to a pet fee of $79. Dogs are not allowed on any furniture or in the hot tub. Do not leave your dogs alone on the property. Please let us know if your dogs are traveling with you in advance. To prevent accidents, we will prepare sofa covers (stored in the master bedroom closet) for both the sofa and the loveseat for you to use. Please put them on during your stay. We may charge for any extra cleaning, pest control, and/or damages caused by your dogs. Any unauthorized pet(s) found in or about the Rental Property will be grounds for expedited eviction and forfeiture of all monies paid. There is a pet fee that goes directly to our cleaner for the extra time required to clean. brbrWhen you walk into our home, you will see the master bedroom to your left with a luxurious King size bed and matching vanity set, as well as an overhead fan. The headboard and vanity mirror have touch lighting for an elegant ambiance. And the bedroom window overlooks the mountains! The charming main hallway leads you to the living room with comfortable couches, an electric fireplace, an overhead fan, a smart TV, and a bar! We named the bar the McGrath Speakeasy, and it is the perfect place for you and your friends/family to unwind and have a drink after an eventful day of hiking (BYOB)! The living room window overlooks the mountains and there are also some fun family games in the living room. At the end of the hallway, we have our guest bedroom with a bunk-bed. The bunk-bed has a full-size on the bottom bunk and twin size on the top bunk. The guest bedroom also has a desk, which can act as a workstation or makeup table/mirror. brbrFollow the hallway down to our beautiful and spacious kitchen, with all new stainless steel appliances! The kitchen has an open design with beautiful countertops and has everything you need to make a home-cooked meal. It has a large kitchen table with 6 chairs with a chic chandelier. The back porch has two rocking chairs. brbrOur home is close to railroad tracks. We feel that this adds to the charm of the home, but if you are concerned about the railroad tracks or the noise, you might look elsewhere. Don't forget your eggs and bacon as it is a 17 mile trip back to Luray, and 7 miles are gravel road. So just plan to stay and chill or not--in the hot tub! brbrThere is now limited WiFi at the Paddler cabin and very limited at the Drifter and none at the Angler--sorry-- that is shared by both cabins for checking emails, light browsing but no streaming videos. Hughesnet is just not doing a good job. You can walk down to the Paddler and connect but will not make it back up to the Angler.brSprint-T-mobile work but other cell phones might not.brbrThe cabin has a queen bed room with a propane stove, the living area has a double bed futon, Direct TV and the mini-kitchen area.
