The put in is about 1/8th of a mile from our house or 3 min drive. brbrWe’ve recently added a brand new sectional (as of January 2023), perfect for lounging after a day of adventure. You'll find the studio clean and well-stocked with plush bath towels, plenty of pillows, and a linen closet filled with extra blankets, sheets, and towels—just in case you need them. brbrLove to cook Our eat-in kitchen has everything you need, including a microwave, toaster oven, 16-inch convection oven (great for pizzas or baking), blender, crock pot, air fryer, and three hot plates—ideal for whipping up breakfast or a simple dinner. We’ve also stocked it with coffee (plus filters, sugar, and creamer), cooking oil, salt and pepper. You’ll even find body wash, shampoo, conditioner and laundry detergent to make your stay extra comfortable.brbrThere is a full size refrigerator and gas grill. There are actually two houses on our property, and while we may or may not be at our place during your stay, you'll have plenty of privacy either way. This studio is the in-law suite to our house, and is 50 ft from our main residence. brbrIf we are around, we mostly spend time on the back deck of our home, so chances are you won’t even notice us. That said, we’re always happy to help if you need anything—just let us know! Otherwise, we’ll respect your space and leave you to enjoy your stay.brbr**Please note that house is not located on water. They're usually out in their pasture, happily doing their thing (mostly munching grass and being entertaining). The pasture is safely enclosed with an electric fence to keep them where they need to be and to help keep our lawn nice and tidy.brbrYou'll see signs around the yard noting the fence is electric, just as a heads-up. The pasture is set back a good 50+ feet from the house, but we do recommend keeping an eye on little ones and pets while you're outside, just to be safe.brbrWe hope you enjoy watching the goats as much as we do—they add a little charm and character to your stay! brbrPET FEE & A Friendly Note for Pet ParentsbrWe love welcoming well-behaved pets and want to keep our cottage pet-friendly for all our guests! There’s a $70 pet fee per stay for furry friends joining you in the cottage. Also, because our neighbors have dogs, just like we do, if you fail to disclose that you are bringing a dog, you will automatically be charged a $250.00 non-refundable fee, in addition to the $70.00 pet fee. brbrTo help keep the space clean and cozy for everyone, we kindly ask that you follow a few simple guidelines:brbr-Limit of 2 dogs, each under 60 lbsbr-Please keep pets off the furniture and bedsbr-If you leave them alone in the cottage, we ask that they be kenneledbrbrThere’s a great public beach nearby, and we think your pups will love splashing around in the lake! The spacious deck area is a wonderful place to sit to watch for eagles, geese and other wildlife that are abundant to the area while the fire pit is a cozy place for a family evening gathering for story sharing . An empty boat slip awaits anyone who would like to bring a boat or rent one from one of the local marinas. Excellently located to several State Parks, Nashville, Jackson, Memphis and many other areas. Hiking, fishing, boating, skiing, duck hunting, horseback riding are just a few of the recreational activities available to the area. **Fall and winter Kentucky Lake levels are managed by TVA and can be VERY SHALLOW (or no water at all) at this property from Labor Day to April/May. I have no control over the level of water and do not know from day to day what it might be. If you have questions or concerns about the lake level, please message owner with any questions. The condo has a most spectacular view of the bay and of Birdsong Marina. The private unit has a bedroom and full bathroom upstairs in the loft. On the main level, you will find a a full kitchen, dining area, a half bath and living room complete with a balcony finished with seating and a propane grill. This unit also has an enclosed patio and a private dock.brbrWe own and rent 2 other larger units in the same complex for a total of 13.brbrHouse manualbrbrLakefront beauty 8brWelcome to our home away from home. Our country cabin like condo at the lake.brbr-Wifi exede-9417 password D5E2E52BC7brbr-You have access to unit 8. You can park in front of this unit. If you need more parking, let me know, and I will do my best to accommodate this.brbr- TVs and remote controls: Keeping remote controls in the right rooms please. My suggestion to guests is to down load the fire stick app on your phone and use it as a remote if this becomes an issue. This is what we use when we are there.brbr-Please remember to log out of any apps you’ve logged into at the cabin upon check out. I cannot be responsible for future guests using your account if you do not.brbr-cats: There are a couple friendly neighborhood cats that visit the cabin from time to time. They are friendly and they do have homes. Please do not let them in or feed them.brbr- Power outage: If a breaker flips, there is a breaker box by the laundry area. This might happen if there is a storm or if too many things are running in the kitchen at one time.br -The weather in Tennessee is unpredictable. A tree periodically falls over in the neighborhood and can knock out the power too. Benton County is usually pretty good about getting this up and running as quickly as possibly when this happens. You can always message me or just go to bentonrea.org and look at the outage map. They keep that very current.brbr-Critters: Tennessee in the country at the river is very lively. Meaning, during certain seasons you may hear hunters, you may experience bugs or poison ivy out in the elements, and possibly snakes. Just be careful and keep your eyes open when you’re out exploring.brbr-Stairs: There are stairs inside and outside of this property. They are unavoidable. If you are not able to use stairs, this is not the vacation rental for you. The stairs down to the dock are plenty and some are a little rickety. Please beware and be careful.brbr-The boat dock to the right is for your use. If you have more than one boat, just let me know ahead of time. The dock accommodates about 6 but this is a 9 unit development. I like to know how many are out there.brbr-Swimming and fishing: Swim and fish at the lake at your own risk. You can, and my kids do, swim at the base of the property but it is not our favorite place to swim. Swimming is best in the channel outside of the bay.brbr-Outdoor grills: We try to keep an extra propane tank at the condo so that you do not run out while you are there. If by chance you do run out, go to the Big Daddy’s gas station off the highway and trade it out. Just get a receipt and shoot me a picture of it. I will reimburse this to you immediately. This has only happened twice in the last 3 years so it is unlikely.brbr-Checking out: We ask that you clean any dishes you use and start the dishwasher. Please take all the towels and wash rags that you used up to the laundry room and start one load of them. Do not worry about laundry after the first wash. The cleaning crew will finish the rest. Please take your bagged trash out to the receptacles outside of #4. Lock up the same way you checked in and travel safe.brbrMy direct contact is 760-668-0201. The cabin is located in a rural neighborhood/camping community. Depending on the time of year and the leaf coverage you may be able to see other homes.brOther things to notebrCABIN HAS A PULL-OUT SOFA BEDbrbrWe do not have an elaborate check out policy. We do not want our guests to have to clean on vacation, so we just ask our guests leave the cabin like they would a hotel room.
