The Stoop is perfect for those classic southern nights whether they include relaxing in front of the tv, marshmallow roasting at the fire pit or gathering around the dining table for a home cooked meal.brbrAmple parking can be found down our private driveway on the side of the home. (There is no street parking)brbrAs you walk up to front door, you will be greeted by the home's namesake, 'the front stoop.' Take a seat on one of the 2 outdoor chairs and watch the cars pass by.brbrOnce inside you will find:brbr-Entry Foyer-brOur front door opens and you will see two chairs in the entry foyer surrounded by a side-table housing our wifi codes and guest books. This space is the center of the home where many of the other rooms trickle back into.brbr-Living Room-brTo the right of the front door off of the foyer, you'll find the living room perfect for chatting with those you love in front of a (not in use) fireplace. It includes a sectional sofa, 2 armchairs, a side table, a dog bed and a Smart TV (no cable, guests login to their own streaming services).brbrbr-Primary Bedroom-brImmediately to the left of the entry foyer, is the primary Bedroom. You will find a king sized bed, two nightstands, a desk housing a computer monitor and router and a sofa in the corner to have your morning coffee.brbrDirectly off of the master bedroom is a connecting door bringing you into thebrbr-Queen Room-brThere are two entrances into this queen room; one off of the master bedroom and one connecting the entry foyer. In this room, you will find a queen size bed, 2 nightstands, and a mirror to get ready with.brbrOff of this bedroom there is also an entrance into thebrbr-Second Queen Room-brThis room has two entrances; one coming directly from the neighboring queen room and one coming in from the bathroom. In this second queen room, you will find a queen sized bed, a night stand, a good sized mirror to get ready with, and a lounge chair.brbrDirectly off of this room you will enter into thebrbr-Shared Main Bathroom-brAll three bedrooms share a hall bathroom with tub/shower combination, double vanity, and toilet. This bathroom is also equipped with a washer/dryer unit, iron and ironing board. It is fully stocked with shampoo, conditioner, body wash, hair dryer and makeup wash cloths. There are two entry ways into this bathroom; one from the second queen bedroom and one from the entry foyer.brbr-Dining Room-brAs you walk away from the foyer, you will enter into a formal dining room. With seating for 6 guests positioned next to a (not in use) fireplace, you and your loved ones will be able to enjoy a beautiful sit-down meal together. Take a peak into the closet in the dining room and you'll find a plethora of board games to enjoy with the whole family.brbr-Kitchen-brDirectly off the dining room you will enter into the kitchen. As you enter into the kitchen, you’ll find a section of the counter top fully equipped with a coffee station. You will find that the space is equipped with a stovetop, oven, and microwave. The kitchen is fully stocked with pots, pans, dishes, glasses, spices, oil, salt, pepper, and much more to make cooking a breeze.brbrOut of the kitchen is the back door leading you into thebrbr-Outdoor Space-brRight off of the kitchen is a small back porch housing a gas grill. You can exit this small porch and be greeted by your cars OR take a right, and walk into the lot to find a stone fire pit surrounded by 5 chairs and towered over by gorgeous long-standing trees. Off of the dining room area, you can enter into the screened in portion of the outdoor area. Take a load off in the outdoor seating area and share a sweet tea or a glass of wine.brbrWe could not describe the outdoor space without once again highlighting the front stoop. We feel this spot captures the essence of the entire home; classic and relaxing. You'll find entry way plants and two chairs to watch the cars as they pass by.brbrbrWe cannot wait to welcome you to The Southern Stoop!brbrWe are located in a residential area off of a main road near Main Street, SimpsonvillebrbrPublic transportation is still not readily available in Simpsonville, so we recommend that our guests bring or rent a car. Uber and Lyft are available for those who want to safely enjoy our bar and brewery scene.brNo tampering with the router, ring camera, or smart lock.brSmoking is permitted outdoors provided that all exterior doors and windows are closed and butts are disposed of in a non-flammable container. A fee of $250 will be assessed if evidence of indoor smoking is found.

This fee covers incidental damages for stays under 30 days, allowing you to enjoy your visit with peace of mind and no additional out-of-pocket costs for accidental damage. If staying 30 days or longer guests will be required to select a security deposit option due before arrival. After booking, you’ll receive a unique guest portal link with your damage waiver agreement or security deposit, including full details for your review and signature.brAll rules of this agreement are not suggestions, they are mandatory for any guest staying on the property, and failure to adhere to them can lead to fines and/or eviction from the property without refund depending on the severity of the infringement. We can’t fix what we don’t know about.brbrbrHOUSE OPERATIONbrNO PARTIES OR EVENTSbrThis is a lodging-only property. NO parties or events are allowed in the house except if approved by the owner prior to your arrival. You will be fined if guests exceed your reservation without approval. as this is a residential neighborhood. No fireworks allowed anytime. NO street parking at any time. If you need additional parking you MUST reach out to us in advance.brbrPARKING br*NO street parking at any time.* Our neighborhood is residential and neighbors frequently walk along the road for leisure. If you have an extra car or two we are willing to work with you to provide garage parking or elsewhere in the neighborhood, but you must reach out to us in advance.brbrQUIET HOURSbrPlease respect the quiet hours of the neighborhood between 10pm to 8am. Our neighbors help make our place safe and homey, please return the favor. Please do not trespass on our neighbors lawns for any reason. brbrHVACbrWe understand that every guest has a different comfort level when it comes to sleeping temperatures, and we allow you to adjust the temperature when you desire. However, we ask that you do not set the temperature below 68 degrees when cooling and move them back up to 72 during the day. This is to ensure our HVAC system runs smoothly and does nothing freeze over. If the system freezes due to the temperature being set too low for extended periods of time, it will become the guest’s responsibility to pay the repair fee which is around $200 per repair. The downstairs fans have a summer and winter rotation to lift air up or keep heat down. Feel free to adjust this with the remote as needed.brbrTRASHbrTrash pickup is every Wednesday. Please move the cans to side of the house for pickup. Our private COA company will pick them up here.brbrNO LOCKED CLOSETSbrGuests will not have access to locked owner`s closets at any time.brbrNO SMOKINGbrWe do not allow smoking inside or on the property at anytime. No illegal substances on the property at anytime. If you wish to smoke you must be more than 20 feet away from the property (not allowed on the deck anytime). If there is evidence of smoking you will be charged large fines. No weapons on the property at any time.brbrPET RULESbrYou must receive owner approval before bringing pets to the property and have paid required pet fee prior to arrival. You must receive owner approval to have more than 2 pets on the property. Please do not let pets on the furniture inside or outside of the house. Any damage or excess cleaning due to your pet will result in a fine. Please pick up after your pets in the yard. Feel free to leave your dog off the lease around the house, but please be mindful to not let into the neighbors yard and keep them on a leash when walking through the nearby neighborhood. brbrEARLY CHECK-IN/LATE CHECK-OUTSbrPlease observe the designated check-in and check-out times. We cannot accommodate early check-ins or late checkouts due to cleanings and scheduling, unless approved by the owner at least 24 hours prior to your arrival or departure date. You will be charged a fine for staying past checkout if not communicated.brbrCHECK-OUT INSTRUCTIONS brWe would appreciate if you please help pick up the home after your stay. No checkout instructions are required as it is your vacation after all and we want you to enjoy your time and relax with us. If you do so kindly wish to help at check the following items would be very much appreciated: br--start cycle of any dirty dishes in the dishwasherbr--place all trash in outside trash binsbr--place each bed set of used sheets, pillowcases, comforters, and blankets in a black trash bag for us to send to laundry servicebrbrTHANK YOUbrPlease get in touch with us via the app or by phone or text with any issues during your stay.
