We do keep emergency supplies at the house, and, of course, if an outage were to persist for longer than 8 hours we would allow a cancellation without penalty. brbrWEATHER: During the winter months there may be ice, snow, and hazardous conditions. We recommend driving a vehicle with AWD or 4WD. We are in the mountains so anything is possible! If snow or freezing rain is forecast, it may be prudent to bring chains for your vehicle. Most driveways are plowed at or before 3” or more accumulation but we cannot guarantee an exact time for the plowing as the crews are often unreachable and out of cell service areas for much of the day. This driveway is circular and flat, and most guests find it very easy to navigate. We do supply snow shovels and pet-friendly salt at each of our properties for extra safety. brbrFIRE-PIT: The outdoor fire-pit is available in spring, summer, and fall. In winter, there may be times when it is fully covered in snow. Unfortunately, because of safety rules and regulations, we need to position our fire-pits some distance from the house and it can be very hard to dig pathways to the fire-pit for safe access. We therefore do not guarantee that our fire pits will be available to guests during the snowy winter months.brbrANIMALS, PESTS AND BUGS: The house is in a rural environment and surrounded by countryside, farms and wildlife. Although it’s wonderful to observe the eagles, deer, bears, and adorable chipmunks, it can also mean you will hear coyotes and foxes at night, and encounter the less cute mice, flies, snakes, ants, bees and ticks. There is very little to be done about it, but by keeping doors closed or screened and food in its appropriate storage, unwelcome guests will stay outside where they belong. Ticks are particularly bothersome and potentially harmful during the summer months. All our properties provide either Tick Wise, Repel, or OFF and benefit from scheduled pest control, but we are in a natural environment and we cannot fortify the houses and gardens completely. brbrPRIVACY: Guests have full and unhindered access to the property in its entirety, with the exception of certain locked closets, basement areas, or garages - if applicable - that the owner may have secured. We want all guests to enjoy uninterrupted time at the home, however, there may be visits from seasonal maintenance staff for essential exterior tasks such as mowing the lawn, cleaning the pool, pest control, or plowing. While we try to have them visit in the short periods between guests, this is very often not possible, especially during the hectic summer months or because of adverse weather. They will never need to be inside the house without your authorization, but they may need to be on the exterior of the property itself.`brbrEASY BREEZY CHECK-OUT:brWe don’t believe in burdening guests with a long list of requests, but do ask for help with the following in order to keep the home safe, secure, and in good condition for all visitors. br• Please make sure you take out the trash, this helps with smells and potential pests.br• We ask that you place all used dishes in the dishwasher and hit start. br• Please extinguish all fires and fuels, inside and out, and cover the BBQ once cooled. br• In winter, please make sure the heat is turned down to 60*br• In summer, please make sure the AC is left at 70* br• Upon departure, please make sure lights are turned off and windows and doors are locked.brPlease respect all house rules listed in the guidebook provided, as well as the privacy of this quiet community.

A really really tiny house ,( smaller than most tiny houses) with a glass dome patio for stargazing.brTwo hours from NYC, close to skiing (hunter mountain/ Windham, Kaaterskill falls, Woodstock, Hudson, Saugerties.brbrEnjoy facilities of a bigger house in a tiny form factor.brHeat/AC,brQueen bed,brHot shower,brKitchenette, cooktop, Fridge, Towels, linens, soap, coffee etc.brbr**Its a tiny house in the woods. Built on a 24 ft trailer and half the trailer is a insulated warm living space and rest is a glass dome with panoramic views.brbrbrFAQbrIs my rental secluded brbrOur property is 8 acres, exactly the same as seven football fields. All the windows and doors face the woods and no other structures are visible from them. We added fence panels to make it even more private. We have attached a satellite picture of the property to give you a better idea. brbr1. As required by zoning law, there is a larger cabin on the property. (30 meters away) from your front door. The fact that your door is facing away from the house and into the forest, adds to the visual isolation. The reviews left by previous guests might help you determine the level of seclusion. brbr2. Another tiny house (called Venster) is 30 meters from your rental. Again, maximum visual isolation is insured by fence panels and orienting them away from each other. brbrWe are located in a rural hamlet and a mile down the road there is a tiny town with two cafes , two bars and two restaurants. But your place is one New York block distance away from the street towards a tree filled uninhabited area, adding to the sense of seclusion. brWe do have a doorbell camera, but it only captures a small section of the deck. We can only see when people are stepping on the deck.brbrbrCan we drink the tap water brbrWe have well water, and the water has hardness and sulfur. We have three sediment filters from 5 to 50 microns, one hard water treatment and one sulfur treatment system. Drinking non reverse Osmosis treated well water is a personal choice and we will leave it up to you. Please note that every morning the sulfur filter cleans itself and for those few minutes if you use the water, it will smell of sulfur. brbrI have never been in a tiny house, what can I expect brbrThe tiny house nation style tiny houses are around 144 to 250 sqft, ours is 144 sqft. So, we are on the smaller side. Our guests have commented that its actually does not feel cramped. You will have heating, AC, hot shower, flushing toilet, kitchenette for basic cooking, small fridge, queen bed etc. You also have a private deck and a private outdoor fireplace to make S'mores and to grill. Like the house the hot water tank is tiny. It can only hold 7 gallons. So, on a cold February night. with 117 F average water temperature, the shower will only last 5:40 mins at 2 GPM. (actual test results). In summer /or with lower water temperature or/ with lower GPM, it will last longer. After that you have to wait 15 to 20 minutes for the water to get hot again. brbrbrDoes it have a flushing toilet brYes. And it's probably the most water efficient toilet out there. brbr Are pets allowed brbrYes! We love pets. We just require that they should never be left alone and please pick up after them. Our cleaning company charges a pet fee. If you forgot to pay it or decided to bring a pet last minute, please leave the amount as a tip to the cleaners. That way the cleaners get to keep the money and then they won't report the pet to the cleaning company. This also saves us the hassle of going back and forth with the cleaning company, reviewing the camera footage and ultimately paying it out of our own pockets. Also, please keep in mind that the house is really small at 144 sqft. which may be too cramped for some large dogs. brbrI work from home, how is the Wi-Fi brbrWe have had multiple guests who worked from home during the pandemic. Our provider is spectrum (the monopoly in the area). Luckily, outages are very rare and get fixed promptly (you may have to restart the router). Speed is always good for multiple simultaneous video calls and movie streaming. brbrCan we grill/BBQ/ have a fire brFirst of all, safety. open fires can cause forest fires and hence are not allowed in the area. However, we provide a closed fireplace that's much safer. You can barbecue, grill, makes s'mores etc. Please use it for fire and do not light a fire anywhere else including candles. brbrbrDo you provide firewood brbrNot yet! You do not need firewood to heat the house. If you want to use the outdoor fireplace, all local stores like Walmart, Stewart gas stations etc. sell firewood.brbrWhat about Towels-Soap-Linens-Hot water Is there heating/cooling Can we cook brbrYes! Yes! Yes! and Yes! Think of all the amenities a hotel provides plus a tiny kitchen. Hot plate, refrigerator, electric kettle, drip coffee, plates, cutlery - we have all that we could cram into the tiny space. Our guests use the outdoor fireplace for BBQ and smores! brbrCan I check in early or Check out late brbrNo and Yes. Due to the super strict covid19 cleaning process, we can no longer offer early check in. However, we can offer late checkout up to an hour. Please inform us in advance so that the cleaning crew can adjust accordingly.brbrHow far are you from X brJust put Leads, New York in the maps app and that almost accurately shows where we are. 15 mins - Hudson, 35 mins- Albany, 25 mins- Kaaterskill falls. We are very close to exit 21 off of I-87.brbrbrbrI don't want to drive a car. Can I still get there br brIt's possible but it won't be very convenient. Our other location in Palenville is walking distance to the bus station and also in summer there is a trolley that takes you to all the hiking spots and little towns. This location is a little too far for walking and there is no trolly transportation. br1. Amtrak from Penn station NYC to HudsonbrTrain Frequency -- Every hour during weekdaysbrDuration -- 2 hours brTrain fare -- typically $35brDistance from Hudson train station -- 14 mins drive.brFrom the station -- Uber (hit and miss) or by calling local taxi services like Coxsackie taxi.brUnlike NYC, you won't find taxis waiting outside the station.br--TO-- the Hudson station -- Uber/lift is almost impossible to find. You can try it, otherwise, calling taxi is the only way. brThe Hudson station is located in the beautiful Hudson with excellent restaurants and cares within walking distance. The train ride itself is very scenic, along the Hudson River. brbrbrbr2. Bus ---Trailways /Greyhound to Catskill, Saugerties or Kingston and then taxi (Uber is easy to find from Kingston)brThe nearest bus stop is Catskill Park and ride. 1.9 miles (40 min walk)br ( However. there is no shelter against the elements there for rainy / cold days. brbrThe nearest little town to your cabin is Leeds. it's about 25 minutes' walk. it has two bars, two cafes and two restaurants.brbr
