Relax on the dock, enjoy great fishing, or kayak in the cove to really take in the beauty of the surrounding nature during the day before you enjoy s'mores and star gazing by the fire in the evening. brbrModeled after a ski chalet, this beautiful lake home offers an open floor plan, picturesque views, and enough space for everyone to sit back and relax. Updated in 2021, you'll find a fresh look, new furniture, and an attention to detail to ensure your stay is unforgettable! brbrThe main floor includes the living room, fully equipped kitchen, main bedroom with king sized bed, a full bathroom, and laundry closet. Double doors open to the spacious and gated deck with a propane grill, outside dining, and adirondack chairs. Floor to ceiling windows provide an amazing view of the back yard and lake where you can spy on local wildlife such as otters or blue heron. brbrUpstairs includes two bedrooms, one with a queen sized bed and the other with two full sized beds, as well as a full bathroom. Each room is fitted with luxury bedding and pillows and includes a smart television for streaming your favorite shows as well as spacious closets for you to store everything away during your stay. Wifi is also provided. brbrFrom the house, the backyard is quick ~100ft walk to the water's edge and dock. Enjoy the lakefront views while sitting on the swing or explore the wooded area next to the house (a favorite of our children!). brbrOf note, while Lake Sinclair is renowned as the cleanest lake in Georgia, our location at the end of the cove can mean that water depths will vary based on weather and the Army Corps of Engineers who control the local dam. When the water is lower, the Georgia red clay which composes the bottom of the lake will make the water appear reddish brown. brbrWhat sets us apart from the other locations on Lake Sinclair br-A full-home water conditioner. We simply didn't love the way the hard water felt during showering or how it left spots on the dishes and we knew our guests wouldn't love it either. br-Fiber Internet - Anything less is just too slow. We want the best for our guests!br-Whole-property insect repellant treatments. While insects are just a reality when you're so close to the lake, we want to you to be able to enjoy your time inside and outside without being bugged. The interior of the home is treated regularly and the entire property - from the mailbox to the dock - is treated to reduce mosquitoes. br-A Firewood Shed - No one wants to pack and haul firewood on vacation, but everyone loves a good lakeside fire in the evenings. Firewood is provided throughout the year. br--------------------------------------------------------------------------------------------------------------------brHouse Rules:brAccessibility: Check-In is at 4:00pm and Check-Out is at 11:00am. Guests are provided with a unique key code which is operational only throughout the booking period. brbrWaste: As with all other properties on Lake Sinclair, trash removal services are not available. Trash must be removed from the home by the guest and taken to the local convenience center located just 4 miles away. Failure to remove trash or pet waste will result in a deduction from your security deposit. brbrWaterfront: We want our guests to enjoy the lakeside and the provided kayaks. We only request that you ensure water safety and be gentle with the kayaks so that future guests can enjoy them. Life vests for children and adults are provided. brbrSecurity: Your safety, and the safety of the property, is at the top of our priorities. There are two security cameras on site. One faces the front driveway and the second faces the back yard amenities including the firewood shed and the kayaks. Neither faces the interior of the home, as your privacy is also one of our priorities. Custom built with vaulted ceilings, master suite on the main, great room, dining room and kitchen are all open concept. The main floor and outdoor area are wheelchair accessible. Oversized porch on the lakeside for outdoor dining. Two guest bedrooms upstairs with bath, one bedroom with bath on the terrace level with game room, media room and large bar for entertaining. Double boat house with a max dock and boat house deck. Large open lakeside yard for fun and games. Large concrete driveway. Near Goat Island. Relax while enjoying a meal from the grill. There is a maximum size dock on the “big water” to enjoy fishing, kayaking, canoeing, boating and swimming. The house rules include NO UNDERAGE DRINKING, no illicit drugs or illegal activities, respect the neighbors and do not violate any noise ordinances or local laws. Please remember that sound carries across the lake. No loud music or excessive noise outside after 10:00 pm. If you use the dock or surrounding area, do not touch the boats or boat lifts. By using the dock area, guest acknowledge they are responsible for their own safety and that the owners take no liability for individuals’ safety while on the dock. Cleaning Fee is for a normal cleaning time of 2 maids for 4 hours. Additional cleaning will be charged at $50 per hour. Schedule permitting, if guest are able to run the house towels through the washer and dryer before departure, it would be greatly appreciated. You are responsible to take the trash to the dump since we do not have garbage pickup in our county.

The location on the lake is prime - just a short drive to Milledgeville, GA for restaurants, groceries (Kroger's or Walmart), bait, ice, liquor, golf, movie theater, mall, medical centers, Georgia College, etc. Or if your prefer to boat, it is only a 7 minute boat ride to/from Sinclair Marina.This is our home away from home and we have outfitted it with everything we enjoy while we are there. The furniture, beds and linens are Modern, High Quality, and Comfortable for your enjoyment.brbrLocation, Location, Location:brOur vacation home is located in East Lake Sinclair, a scenic country drive from Milledgeville, GA. The roads are all nicely paved, just keep an eye out for the turkeys and deer! This area is known for nearby marinas, fishing, golf courses, historic towns, local parks, boutique restaurants, and other nearby amenities that vou can research or ask us about. Our lake home is centrally located in the heart of the lake, a short boat or jet ski ride to restaurants with boat parking and close to marinas with gas docks.brbrInside The Home:brThe Main Level has an open floor plan with great views of the lake and spectacular sunsets year round.brThe kitchen is an open floor plan, with plenty of space for entertaining. The kitchen is fully stocked with pots, pans, utensils, coffee maker, microwave, toaster oven and dinnerware for a large group. We have a large living area off the kitchen with fireplace, 2 full size sofas and 2 club chairs. It also boast a 60 4KbrSmart HDTV to catch your favorite sports team and bar to enjoy your favorite cocktail. Also on the main level, adjacent to the kitchen and living area, is a large dining table that seats 10 people. The Master Suite is also on this main level and has a king size bed, Smart TV, private bathroom and walk-in closet. You'll also find a laundry room with full size washer and dryer, essential cleaning supplies and a vacuum in case of an accidental spill. The main floor has hardwood floors and the living spaces are filled with natural light thanks to huge windows looking out to the lake. Along the back of the entire main level is a large wraparound deck for plenty more outdoor living space with outdoor sofas, chairs and dining area.brThe Upper Level has another Master Suite with King sized bed, Smart TV and private balcony. Adjacent to the Upper Level Suite is a guest room with Queen Sized bed, a study area with desk and a full bath.brThe Lower Level is a kids oasis, with two bunk beds (4 twin beds). There is a large sofa, love seat, club chair and 60 4K Smart HDTV for movie nights. There is also a full bath on the lower level.brbrOutdoor Seating:brOn the open deck, there is a propane grill, large umbrella and a huge outdoor table with 12 chairs to sit the whole family and then some. There is also covered deck area with an outdoor 2-person sofa and 2 club chairs. Both have spectacular views of the lake, backyard and dock areas.brYou'll also find plenty of lightweight Adirondack style chairs in the dock storage, brbrPrivate Dock, Swimming, & Fishing:brOur water is the clearest on the lake and our new, permanent, private dock has a solid foundation and won't bounce up and down with each wave. The dock quality and dock surface are really important if you plan to spend time on the dock or park a boat. There is a large table with stools on the dock that will comfortably sit 8-10 for your morning coffee or afternoon lunch by the water. The dock also has a swim ladder and plenty of lighting. There is a GFI power outlet on the dock so you can inflate water toys and plug in accessories. Kids often have success catching nice bass, crappie, sunfish, and catfish from the dock because of the location near deep and cool water. We also have 2 Paddle Boards and 3 Kavaks for your lake experience.brbrFire Pit and Outdoor Features:brThe home is located in Erin Shores, near the end of a short cove with a long, private entry paved driveway. Our lawn has a large, nicely manicured front and backyard, with tons of room for the kids to play outside. Our area is perfect for morning walks and rarely do we see vehicles pass us. From the driveway there are only 8 steps into the main level of the home. The property is very gently sloping towards the lake and is approximately 1.3 acres in size. Neighboring homes are also on large lakefront lots with tree lines separating the homes, giving you privacy. From the house, there is a smooth path that brings you to the fire pit and to the dock. It is easy to roll a cooler or carry water toys between the home and the dock. The large fire pit is set near the lake and dock with 6 Adirondack chairs, perfect for star gazing and enjoying the warmth of a fire at night.brbrThe Extra Stuff:brWe keep extra linens and provide a starter kit of toilet paper, paper towels, trash bags, dishwasher & Laundry detergent and a few other things you may have forgotten to pickup at the store. We also have back and play and high chair for small children.brbrMobile Phone Coverage, Cable, WiFi Access and Charging Station:brInside the home and throughout our lakeside neighborhood you'll get good mobile phone coverage with most of the main providers. Our neighborhood and home is one of only a few in the area that have fiber optic high speed internet, Wifi, and Cable service. We know you probably want to disconnect from technology while your on vacation, but just in case, we have added a built in USB charging station for your convenience.brbrPrimary Renter Age Requirement:brThe primary renter signing the home rental contract must be 30 years of age or older and must be staying at the property each day of the rental period. No more than 10 guests (6 adults maximum) may occupy the property. Keep in mind that 4 of the beds are twin beds in a bunk bed set up, so these are not ideal for adults - especially the top bunks should not be used by people over 160 lbs.brThis is our personal lake home that we visit and enjoy often. We have nice neighbors that live in the adiacent homes vear round. We expect vou to fully enjoy our home and all the amenities we offer while also being respectful of neighbors and being gentle with our personal property. Our family proudly renovated and decorated ‘Bout Time Vacation, and it is our dream of a perfect vacation and relaxation retreat! We use our home every month and we continually upgrade and improve the property.brOur goal was to make it smooth for our guests! Bring your groceries and enjoy quality time in a magical place.brThe spacebrOur space is equipped with stainless steel appliances, fridge & freezer, dishwasher (purchased in 2021), stove and oven, microwave and toaster.brbrA large variety of cooking pans, Instapot and slow cooker will allow any chef to cook anything from a gourmet meal to a simple and easy meal. An assortment of dishes and glassware will satisfy your needs from fancy and festive dinners to casual dinners. In the summertime our Margaritaville machine is ready to keep you cold and refreshed with frozen drinks.brbrOur coffee bar is equipped with a regular coffee pot and a Keurig. Extra Keurig pods, white, brown sugar and cream are available to our guests in case you forgot yours. A full spice drawer, oil and vinegar are in stock for your convenience ~brbrOur dining room can accommodate 8 guests.brbrPlenty sitting area is available in our open living room area. We constantly update our furniture if we notice any kind of signs of wear and tear. Smart TVs are available in our Master Suite and living room. A cozy fireplace can be set up for atmosphere only or add heat as well.brbrAn office area is set up as well in our living room with an extra monitor in case you need to jump on a conference call or get some work done remotely.brbrThe Master suite has a King size bed with a wonderful and comfortable memory foam mattress. A Smart TV is available for your favorite movie nights.brbrThe Master Bathroom has plenty storage, comes with a full tub and shower, stocked with fresh towels, wash cloths, hand soap, toilet paper and hairdryer.brbrThe second bedroom downstairs comes with a Queen size bed - and the same comfortable memory foam mattress, and a cozy seating area for a nice chilled afternoon when you want to read a book in quiet ~brbrOur second bathroom on the main floor is off our laundry room, where the washer and dryer are stocked with cleaning supplies. Beach towels are available for your convenience. The bathroom comes with a full size tub and shower, toilet paper, hand soap, washcloths, fresh towels and hair dryer. A First Aid kit is located in the cabinet.brbrOur teens and kids loft and entertainment room is upstairs, 4 twin size trundle beds can easily be opened and closed. Lots of board games, and a foosball table will keep the kids entertained indoors.brbrA half bathroom is conveniently located upstairs off the loft. Toilet paper, wash cloths, and hand soap provided.brbrOur jacuzzi room, AKA “the chapel” is our favorite place to end our days! Designed as a SPA, sitting area are surrounding the jacuzzi. Our jacuzzi is professionally serviced weekly for your safety.brbrOur porch comes with a charcoal grill, and lots of seating options for your porch nights.brbrOur firepit area is a wonderful place to end your evenings, with plenty seating area around the pit.brbrAll our guests are welcome to use our 4 kayaks, backyard games, a paddle boat and stand up board. Life jackets are located in the boat house if needed, as well as some fishing gear.brbrMinimum Age to Book is 25.brPet Fee $100 - Max 2 pets allowedbrService Animals - FREEbrAll Guests need to be listed on the booking. To respect their privacy no organized parties are allowed on property (only our guests are allowed on our property during the booking), between 10pm and 8am we ask our guests to respect their rest time ~ no loud music or loud noises outside.brNo fireworks allowed on property.brWe love our puppies as much as we love our kids, if you bring them along, please clean after them (we provide bags for your convenience), and please make sure barking is kept under control and there is always a responsible adult with the pets outside.brNo illegal drugs allowed on property, no smoking allowed indoors. $500 penalty charge if smoking inside the property.brNo glass allowed in the jacuzzi room for your safety.brPlease communicate any damage during your stay.
