Two floors (lower 3rd is being renovated, available soon). Views of lake and meadow nearby. 5 bedrooms, 4 with king sized beds. All rooms have smart televisions. 3 bathrooms, one on each level with one in the primary bedroom. Large living room with plenty of seating. Large gaming garage doubles as a second living area. Private dock (lake levels vary). We are licensed for 12 maximum adults with 2 children. Infants do count towards the total guest count. brbrbrbrPlease note: Bedrooms 2 & 3 are attached. You must walk through bedroom 2 to access bedroom 3. Great for a family sharing space. One bedroom is on the main level. Along with dish soap, coffee grounds, and sugar.brbrbrbrCoffee set up- Enjoy 12 cup drip & Keurig to start your day right. brbrbrbrDining- Located near the kitchen. Seating for 10 at the large dining table, with 2 large benches and 2 stools. Additional seating in kitchen and bar counter. Sliding door to the back patio. brbrbrbrLiving room- Large sofa, love seat, 1 arm-chair, wood burning fireplace, 4 switch controllers, large smart tv to stream your favorite apps. Door to garage gaming area and sliding door to back patio. brbrbrbrFireplace- Gas fireplace in the living room. No need to buy wood.brbrbrbrGaming Exercise garage- Not your standard gaming garage. This room is a second living room, gym, and gaming space. Large couch, large smart tv, pool table, shuffleboard, and access to back deck. Free weights and bench to get your exercise in. Use gym equipment at own risk. brbrbrbrParking- Concrete driveway for 5 vehicles. You may need AWD, 4x4, and chains in winter months due to being in a high snow area of town. No garage parking as it is strictly a living room/gaming area. brbrbrbrEV (coming soon)- Charger available for no extra charge. We do not provide any type of cords or adapters. Universal 220v. brbrbrbrPets- We only allow fully trained dogs, with a 2-dog maximum and non-refundable pet fee. No puppies or other types of animals are permitted. We do provide poop bags and treats. The property is not fully fenced. Additional charges may occur to urine/feces, excessive fur, or damage to the home due to pet. All dogs must be added to the reservation, age and breed must be disclosed. We do not discriminate against breed but do like to know. brbrbrbrBackyard/deck- Large deck areas. 8-person spa with privacy lattice. We are right on the lake edge. Please note that the property is private. The lake shore is public, there can be people walking in the area, but are not allowed on the dock or yard. brbrbrbrDock- Long dock. We do move it frequently to have lake access. The dock is not shared. If you plan on docking a boat, please note water levels vary. We aren't in the deepest portion of lake. If looking for a deeper water home reach out. Lake shoreline is public and may have people wandering. brbrbrbrStorage- Access to a storage closet for ski gear or luggage. This is not climate controlled. Available only on check in day. There is no access in the home or parking until check in time or otherwise granted. This is specifically for early luggage drop off. No other access to the property is allowed until door code is sent. Please respect our team and their time by dropping off items and leaving the property promptly. brbrbrbrTrash- We do have city trash pickup service! The bins lid must close completely due to wildlife. The day of the trash pickup day is Tuesday morning. If you are staying on Monday night, please bring bins to the curb. If you have excessive trash or the bins cannot close there are two free to drop sites (Clean Bear site 1 & 2). brbrThank you in advance for helping us keep this amenity! Many rentals do not allow this service due to lack of local support if something goes wrong. We have updated every area of the house:brbrBeautiful open Kitchen with new appliances and everything you need to prepare a gourmet meal.brbr***No Smoking in the cabin.brbr***Located in popular Lower Moonridge.brbr***Jetted Hot Tub on wooden deck. brbr***Shuffleboard table with various board games.brbrbr2 Smart LCD TVs stream Spectrum Cable, Netflix and your favorite smart channels.brbrWe come up to Big Bear a few times every winter and we could never find a place we liked in our price range. Most were outdated, cramped, dark, musky smelling and some of the drive-ways were so sketchy. brbrYou will find none of that here! You won't regret staying here :-)brbrBeautiful vaulted wooden ceilings. Open floor plan. Large Bedrooms. Comfortable beds and completely remodeled bathrooms in 2019. Lots of parking and we easily have room for your boat or RV. Your well-behaved and house-trained pooch is welcome with a $100 one-time pet fee per dog or cat that must be paid prior to check-in. The front deck is the perfect for your well behaved dog to overlook the area, watch the many squirrels and blue jays. Our back yard is fenced so your pet can roam unsupervised.brbrThe whole house except the basement.brbrWe have a local handyman, spa guy and housekeeper on call should they be needed.brbrLocation, location, location! You will be on a quiet street in Moonridge, just a couple minutes to Bear Mountain, the Zoo and the Golf Course.brbrUber and Lyft are available in the area.brbrThe Good Neighbor Policy needs to be signed by all adult guests. Effective September 15, 2021, a Good Neighbor Policy must be signed by each responsible party during the in-person check-in process and prior to occupancy. Look up Good Neighbor Policy Big Bear to see what is included in the new city rules. brbrBig bear lake does not have trash service for short term rentals so every guest must take all their trash with them. Don’t worry it’s SUPER easy as the place to drop it off is right off Moonridge and Big Bear Highway - you drive Moonridge through Big Bear Highway and it then turns into Garstin. You won't even have to get out of your vehicle, drive thru and throw it in one of the many open dumpsters. Our house cleaners charge us $25 per bag of trash you leave, which we will in turn charge you. Take it, it's easy breezy - I promise!brbrThe hot tub is already heated and set at 80. If you prefer it warmer adjust the heat upon arrival, it may take a couple hours to get to the desired setting. Simply push the jets button and you have the ability to change the light settings as well.brbrAlso, put all the dirty dishes in the dishwasher and turn it on before you leave. NO need to make sure the dishwasher is empty, just load it and start it - we will unload it and put them away. If you forget our cleaners charge us $25 to wash the dishes by hand which we will in turn charge you - the dishes are probably already in the dishwasher - please don't forget to start it :-)brWe will have someone there to check you in and have each adult sign the Good Neighbor Policy as required by Big Bear Lake. These rules are strictly enforced by the city of Big Bear Code Enforcement and they have the ability to fine and evict you and your guests for non-compliance. brbrHighlights of the rules:brMaximum occupancy 7 people, infants are included in that count. This number is the maximum for anytime during your stay. If you have visitors wanting to come over you still are not allowed to exceed the maximum occupancy at anytime during your stay.brMaximum vehicles allowed on premises - three. brQuiet hours begin at 10pm and go until 7am.brThe hot tub/ jacuzzi cannot be used during quiet hours, from 10pm-7am.brbrWe have had numerous issues with the hot tub. If you plan on using the hot tub, please take a photo before use and send it to us through Airbnb and one picture before you check out. Also, $200.00 will be charged to you should the hot tub require draining, cleaning and refill due to you or your guests negligence. Never use soaps, shampoos, bubble bath or any product that creates suds as this can damage the spa/hot tub. The chemical balance of a spa/hot tub is constantly measured and can change due to alcohol, urine, cleaning materials, lotions, etc. and can easily trigger the necessity for a drain, refill and scrub. It is recommended you shower/ rinse prior to entering the hot tub.brbrThere is a $195 pet fee if you plan on bringing a pet, you must pay prior to checking.brbrNo pets allowed on the beds or furniture. We have had numerous issues with a few not so good pet owners, please make sure your pet does not damage our place, we would hate to stop allowing pets. Please pick up your pets waste, should the cleaners have to do it you will be charged $25 that they bill us. It is suggested that you not leave your pet alone as you could be fined or evicted if someone complains about a barking dog while you are away.brbrYou must take all your trash with you. Don't worry it's SUPER easy as the place to drop it off is right off Moonridge and Big Bear Highway - you drive Moonridge through Big Bear Highway and it then turns into Garstin. You drive thru and throw the trash in the green dumpster without having to get out of your car. The address where you take the trash is 41970 Garstin Dr if you'd like to google it. Please notate these and all rules regarding spa hours, trash removal, noise and dishes being washed are due to our permit and not our rules so please keep this in mind before booking as some guests rate us based on rules we must abide by to rent. The code cannot be sent until this agreement is filled out. br br(1) Maximum vehicles and guest occupancy permitted is described in the listing. Any violation is subject to eviction and/or cancellation of your stay. If you need additional parking, please contact us directly. br br(2) Big Bear Lake does not allow street parking; they will tow any vehicles parked on the street and any towing fees or fines issued are the sole responsibility of the vehicle owner.br br(3) Excessive noise or loud music heard at the property line is prohibited by the CITY for the consideration of the local residents. The CITY enforces quiet hours from 10:00 PM – 7:00 AM and will send out code enforcement officers to issue fines/and or evict guests for any violations reported. There will be a $300 administrative fine per Code Call for our team to show up as we are required to attend such code call within 30 minus, plus $100 per hour of our time spent for the violation. This is IN ADDITION to any fines issued by Code Enforcement which start at $500 to $5000 per violation. brbr(4) Dishes - All dishes must be cleaned before leaving and the house must be left in the same condition that you found it in. Any dirty dishes left in the kitchen are subject to a $45 fee- our housekeepers will unload dishes or put them away but do not wash dishes or dump trash per the law this includes leaving dishes with food on them or left in the home. It also attracts vermin. Please note this is part of our permit and not included in cleaning the home after guests leave. br br(5) Trash - All trash must be removed offsite to the free trash sites. Any bags or trash left behind in the bathroom, kitchen (including leaving behind items in the fridge, or outside is subject to a $25 per bag for removal this is not our rule - this is the law and we must abide by it as there is no trash service due to wild animals. Please do not review us based on the law. We provide a dump service if you should want to pay in advance, but we have to send a dump service we cannot have housekeepers take the trash as the CITY does not allow this.br br(6) Barbecue- Propane is offered on the honor system on any firepit or BBQ. Any pet waste left inside or outside of the home or damages to the home are subject to additional cleaning or repair fees.brbrbr(8) Hot Tub – No hot tub use after 10pm per the law any time a spa is left open and the cover off more than 30 mins a fine of $250 per hour will be due plus damages to the spa as this can result in pipes freezing - if a user error or maintenance is found or if we have to dump and fill water prior to your stay due to cleanliness requirements - we cannot be held liable nor grant refunds for a spa not being at the temperature desired or if left uncovered - if we have to dump the water it can take 24 hours for it to warm up. This is out of our control as sometimes the water has to be dumped and can take 24 hours to warm up. This will not be grounds for a refund. brbr(9) Parties or noise ordinance calls – any parties, events, unauthorized guests or noise complaints will result in immediate eviction with no refund. If you need additional parking, please contact us directly. br br(2) Big Bear Lake does not allow street parking; they will tow any vehicles parked on the street and any towing fees or fines issued are the sole responsibility of the vehicle owner.br br(3) Excessive noise or loud music heard at the property line is prohibited by the CITY for the consideration of the local residents. The CITY enforces quiet hours from 10:00 PM – 7:00 AM and will send out code enforcement officers to issue fines/and or evict guests for any violations reported. There will be a $300 administrative fine per Code Call for our team to show up as we are required to attend such code call within 30 minus, plus $100 per hour of our time spent for the violation. This is IN ADDITION to any fines issued by Code Enforcement which start at $500 to $5000 per violation. brbr(4) Dishes - All dishes must be cleaned before leaving and the house must be left in the same condition that you found it in. Any dirty dishes left in the kitchen are subject to a $45 fee- our housekeepers will unload dishes or put them away but do not wash dishes or dump trash per the law this includes leaving dishes with food on them or left in the home. It also attracts vermin. Please note this is part of our permit and not included in cleaning the home after guests leave. br br(5) Trash - All trash must be removed offsite to the free trash sites. Any bags or trash left behind in the bathroom, kitchen (including leaving behind items in the fridge, or outside is subject to a $25 per bag for removal this is not our rule - this is the law and we must abide by it as there is no trash service due to wild animals. Please do not review us based on the law. We provide a dump service if you should want to pay in advance, but we have to send a dump service we cannot have housekeepers take the trash as the CITY does not allow this.br br(6) Barbecue- Propane is offered on the honor system on any firepit or BBQ. Please do not leave the firepit or BBQ on unattended. Please clean the BBQ after use. If by chance the propane runs out, please let us know and we will send someone to replace it. Please make sure all propane is turned off after use. Big Bear does not allow the use of charcoal of lighter fluid. Please be advised if you run out of propane and it is after hours we cannot promise after hours refills late at night as the stores may not be open. br br(7) Pet- All pets must be disclosed and pet fees paid in full prior to your arrival. Please be sure to clean up after your pets, please do not allow them on the furniture or bedding, and for their safety do not leave them outside unattended. Any pet waste left inside or outside of the home or damages to the home are subject to additional cleaning or repair fees.brbrbr(8) Hot Tub – No hot tub use after 10pm per the law any time a spa is left open and the cover off more than 30 mins a fine of $250 per hour will be due plus damages to the spa as this can result in pipes freezing - if a user error or maintenance is found or if we have to dump and fill water prior to your stay due to cleanliness requirements - we cannot be held liable nor grant refunds for a spa not being at the temperature desired or if left uncovered - if we have to dump the water it can take 24 hours for it to warm up. This is out of our control as sometimes the water has to be dumped and can take 24 hours to warm up. This will not be grounds for a refund. brbr(9) Parties or noise ordinance calls – any parties, events, unauthorized guests or noise complaints will result in immediate eviction with no refund. Any party will incur $5,000 fine plus immediate eviction.br br(10) No over occupancy - $500 per person over occupancy fine plus damages plus immediate eviction and subject to code call fines. br br(11) No smoking, vaping or drugs inside our cabins at any time. Any evidence of violation is grounds for immediate eviction from the cabin and a $3500 plus damages found at the home. br br(12) Please refrain from bringing your own BBQs, Firepits and or outside cooking devices are banned by the CITY due to the fire safety hazards. This is subject to eviction due to this is how fires start.brbr(13) Due to the mountain location, Big Bear and the surrounding areas are known to have occasional power and internet outages due to circumstances beyond our control. Power outages are usually brief, lasting a few hours or less and the city always tries to work quickly to get it back up and running. There are no refunds at anytime for power or internet outages due to normal mountain conditions, as these are beyond our control.

Apps include Netflix, Hulu, Disney Plus, Youtube/Tv, and HBO Max. It seats up to 6 people. A note, our spa, should be set to 104 degrees but if it's not, it heats up 1-2 degrees per hour with the top on. If it's very cold out, such as a temperature in the teens or 20s with the jets on, the spa temperature will decrease. Please make sure you check the spa on arrival to see if there are any issues.brbrBack upstairs is the single-car garage. The garage fits a SMALL sedan, and contains a Level 2 Tesla Charger.
