Cliffside Condos is nestled in the lovely community of Fairfield Bay, AR. This condominium is a walk-in condominium with no stairs to climb to enter the unit. Cliffside Condos is close to all the amenities offered in the Fairfield Bay area. brNO SMOKING IS ALLOWED IN THE CONDOMINIUM, ON THE BALCONY OR IN THE PARKING AREA. NO PETS ARE ALLOWED IN THE UNIT.brThe condominium offers two bedrooms, and two baths fully furnished with the master having access to the wonderful balcony with views of the lake. The wealth of windows highlighting the view of the lake from the master bedroom and living room are spectacular. The condominium sleeps six with plenty of room in the common areas to enjoy your stay. The master has a king bed, and the second bedroom offers two double beds. Both bedrooms have their own baths. The kitchen is fully equipment to enjoy any meal you wish to cook, while on vacation and offers new appliances. There is a small breakfast bar for two or enjoy the dining room table which seats six. Each bedroom has its own TV, and one is located in the living area. We also offer a Pack 'n Play for your convenience. We have Roku so you can use your own streaming services. The living area accommodates six adults comfortably and the balcony offers seating for you to enjoy the morning sunrise or evening sunsets. The laundry closet with a full-size washer/dryer is just off the master bedroom. The condo provides hair dryers, crock pot, coffee maker, microwave, and linens/towels. Fairfield Bay offers wonderful activities for all ages. There are two award winning golf courses, five large pools, (one within a short walk from the condo), pickle ball, and tennis courts. Miniature golf, bowling, hiking trails (over 20 miles), ATV trails (over 90 miles), volleyball, shuffleboard, shopping, restaurants, marina, which offers boat rental to enjoy Greers Ferry Lake. Summerhill Wanderlust- Studio Condo -Top Floor!

Centrally located in the heart of Fairfield Bay! Summerhill Wanderlust is a recently renovated studio condo ready for you to enjoy after a day of adventures. Decorated and designed with comfort in mind- features a KING-sized TEMPURPEDIC brand mattress for well rested sleep, decent kitchen space to prepare meals and enjoy al fresco dining on the back patio overlooking the woods! Over-sized walk in shower to clean off and feel refreshed for another day's of wanderlust!brbrAn alternative to a hotel but with the comforts of home and a full kitchen (sans dishwasher). This upstairs studio condo sleeps 2 comfortably in the king sized Tempurpedic Cloud brand mattress. Note that a studio condo means there are no wall partitions to separate sleeping/ living spaces, just the bathroom - similar to tiny home living! brbrThe back patio faces the woods and you can wake up to hear birds chirping and wind rustling the leaves. With curtains on the patio, a private space is created for al fresco dining out side or simply sipping tea or coffee and soaking up what nature has to offer. brbrWe also recently replaced the original Rheem 'pancake style' units (which were really loud every time they come on!) to a Daikin mini-split unit that is much much quieter with a 'whisper mode' for sleep and efficient. brbrThe kitchen is well stocked with a 5 qt air fryer, 4 qt crock pot, toaster, 1.1 cu ft microwave, Keurig machines with pods, cooking spices and oil as well as a full size electric stove range with oven that is not in most other units. (There is no dishwasher or garbage disposal, however). brbrThis is our personal condo (and not a full time vacation rental business) that we stay in when we visit Fairfield Bay very regularly to see and help our elderly family in Clinton. We are happy to share our space so others can enjoy the beauty and serenity! We hope you enjoy our space as much as we do!brbrADDITIONAL INFORMATION:brPETS:brWe are pet friendly at Summerhill Wanderlust, but we have a few notes to abide by:br1. Pet(s) are limited to well-behaved and trained dogs only (no other animals please).br2. Please keep your pet(s) on a leash at ALL times when you are outside of the condo per HOA rules.br3. Pet weight limit is 20 pounds each. HOA stipulates no pit bull/ mixes allowed.br4. There is a $30 non-refundable pet fee, per pet with limit of 1 pet. Pet must be crated (bring your own) if left alone in unit. Guest will be responsible for damages caused by pet as well as sanitizing pet messes inside property.br5. Please also bring 2-3 extra blankets of your own to cover the bed and sofa to avoid damages and paw stains.brWe'd like to continue to accept our fur babies as guests, if we can keep damage to our condo a non-issue. Please do your part.brbrLOCATION/ INSECTS:brFairfield Bay is truly a hidden gem! You will wake to birds chirping in the woods around you. With woods, please understand that there are bugs naturally and they can find their way inside the condo (through opening and closing of doors, etc). We have never had an issue with bugs inside our condo. We do have regular pest control treatment, please don't ask us for a refund for your stay if a bug comes in as we take great precaution that they don't feel welcome but may slip through. Please know that there can be mosquitoes in the area and insect repellent is highly recommended.brbrINTERNET:brFairfield Bay is still considered 'rural' and our internet service is steady and never had an issue with outage and Zoom calls. Arkansas Telephone Company is offering high speed Fiber some time this summer!brIf weather or some other activity or unforeseen event happens and there is a lapse in internet, we won’t consider that a cause for a refund.brCell service is decent at the condo but can vary in valleys or other areas around FFB.brbrHVAC:brA new Daikin mini-split heating/ cooling system was installed May 2022 for your comfort! It is very quiet compared to the original pancake Rheem units previously installed! To operate- push up/down buttons on black Cielo thermostat to adjust temperature to your comfort. If the thermostat fails, there is a Daikin remote in the drawer under TV- point to unit and use (Missing or lost remote will result in $100 fee). brThere is also a small desktop fan as well as a tall tower Lasko fan for your comfort. brbrSMOKING:brOwner is asthmatic and allergic to smoke. Please do not smoke indoors and thank you for your assistance! Smoking is permitted outdoors. (Smoke and odor removal indoors can result a fee of $250 or more depending on severity).brbrHOUSEKEEPING:brThe condo has been cleaned prior to your arrival. Please note that we are not a hotel and do not offer daily housekeeping and replenishment of supplies. Should you need housekeeping services during your stay, please let me know within 48 hours and an additional cleaning fee will be assessed.brThere is no dishwasher, please do handwash your dishes and leave on drying rack (located under sink). There may be a limited supply of disposable plates and forks/ spoons/ knives for your convenience. We do ask that you throw away all trash (in small building at end of complex) before you leave and thank you for leaving the place better than you found it.brThere is an owner's 'closet' under the TV and Housekeeping closet on patio. Both are locked. These are spaces to keep our cleaning supplies and personal items. Thank you for not tampering/ opening these spaces.brbrOTHER NOTES:brThank you also for not engaging in any illegal activities while on the property or parties. HOA has noise rules and regulations enforced after 10pm. (The aforementioned will result in eviction without refund).brbrWe do have a RING doorbell on the front door that records 20 second clips every time it is motion triggered. Please do not tamper. There are no other video or recording devices on the property. brbrbrThis unit is on top floor (second story)- it is not recommended for young children or those with mobility issues as it is not handicap accessible and require climbing flights of stairs. The unit is not child-proofed and there are wide slats on the balconies that is dangerous for young children if not supervised. brbrThere is a POOL membership card hanging on the key holder by front door for guests to use to gain entry to community pools and spaces. Missing or lost POOL card will result in $50 fee. The pools are located offsite (about 1 mile away) and open seasonally.brbrThank you so much for taking care of our place so we and others can continue to enjoy! One large room accommodates a queen size bed, sofa (love seat size, will accommodate a child). The condo is not child-proofed. Do not leave children unattended on the balcony and keep a watch on children inside for their safety. 55”Roku TV, WiFi, DVD player, a few movies, dinette with 4 chairs, kitchenette, and a deck overlooking a beautiful wooded area. The Kitchenette includes an RV sized refrigerator, microwave, convection/toaster/air fry oven, regular drip coffee maker (and coffee), dishes, crockpot, small blender, mixer, induction cooktop stove, utensils, induction pots and skillets. The bathroom is full sized. Private back deck/balcony for relaxing. George Foreman Electric grill on balcony. We are pet friendly. Must be on leash when outside. Pet-friendly (on-leash outside) $50 pet fee per pet. Walking distance to Fairfield Bay Mall, Conference Center, Bowling Alley, restaurants, athletic center with indoor pool and walking track, Library, and other amenities. There is additional parking available opposite of your spot. You can park your ATV or boat in that area. FFB is an ATV friendly town. You can drive it all over town, even to the restaurants! brbrTons of hiking/biking trails in FFB also!brbrbrbrSmart Deadbolt lock. We will give you a personalized code so previous guests will not have access. We have a Minut Sensor, it does not record and is not a camera. It monitors the environment. It will recognize certain things in the environment and will send us an alert to our phone. It will alert us if the smoke detector alarms, it shows us the temperature and humidity in the home, it monitors for mold, occupancy, motion, and noise monitoring by decibel, without recording or listening. It does not collect, store, or share personal data. Minut is a home sensor built for privacy and safety for the guest. It looks like a smoke detector mounted on the ceiling near the dining room table. We have a Eufy doorbell camera, no other cameras are on the property.
