The outdoor dining table on the back patio currently has seating for four, but with more seating, it could easily seat 6 or possibly 8 people.brbrMaster Bedroom:brThe master bedroom is downstairs, and has a large king bed and a seating area with a side table for some quiet time with a good book. It also has a full-size dresser and nightstand with a bedside lamp, and a large walk-in closet. brThe attached master bathroom has a double sink and a separate private toilet. There are three reclining theater seats with drink holders on a raised platform. The two extra-large bean bags provide additional seating for 2 to 4 people. There is also a console table and reusable popcorn containers for your movie treats. The projector has Roku streaming capabilities so you can stream any movie available on your streaming channels.brbrLiving Rooms:brThere are two living rooms in this generous home. The downstairs living room has two couches, a 55” smart television with Roku streaming, and an electric fireplace for ambience. brThe upstairs living room has a couch and a chair with a footstool, a large square coffee table for playing your favorite board or card game, and a 32” television with Roku streaming.brbrThe entire house and property is reserved solely for your group.brbrWe love to meet our guests when possible. It's my favorite part of hosting!brbrThis large home is located in a quiet neighborhood on the south end of New Braunfels. It was built in 2013, and the neighboring homes were built around the same year or later. The neighborhood is well-maintained and only 2.5 miles from I-35, making your drive around New Braunfels or to other nearby cities quick and easy. Nearby amenities include restaurants, coffee shops, gas stations, pharmacies, and shopping, including the nearby Walmart Supercenter (only 2.5 miles away).brbrA car is definitely needed to head out around town, but the immediate neighborhood is an excellent place for walking the dog or having a family bike ride.brbrWe do not have live TV. The Great Room has vast expanses of Guadalupe River Views, and is open to the Gourmet Kitchen and Living Room containing the Double-Sided Fireplace that opens into the Gourmet Kitchen and Living Room. There is an 10-person Dining Table, a 6-person Bar-Height Dining Table, and a 2-Person Bar Dining Area. The Living Room has seating for 9 +10, when using the Dining Seating. The Kitchen has seating for 8. Additionally, the Rec-Room has Dining Seating for 4 and total seating for 13. brbrThe Gruene River House has 6 bedrooms, 3 of which have King-Size Beds and Full Bathrooms. 2 Downstairs King Bedrooms have a single Pop-Up Bed underneath each King-Size Bed, as well as an additional Single Bed, accommodating a total of 4 in each bedroom, with an adjoining Full Bathroom. Downstairs there is also an additional Roll-Away Bed and bedding/pillow for another person. The Upstairs Master King Bedroom contains a King Bed, a Single Day-Bed, with an additional Single Pop-Up Bed beneath, and an additional Single Bed. The Master Bedroom can accommodate a total of 5, and has a Full Bathroom with separate Shower and Bathtub. The Gruene River Cabin has been completely updated, since it's original construction as a 1940's Guadalupe River Fishing Cabin, the only structure originally present on the property that was deeded by German Immigrants in the late 1800's. This is a favorite with our Guests interested in a bit of peace & quiet, secluded from the rest of their group in the Gruene River House. The Gruene River Cabin has it's own Mid-Sized Refrigerator/Freezer, Microwave, Toaster, and plenty of disposable cups, plates, plastic-ware, napkins, and paper towels, etc. for convenience.
