You'll feel right at home in this lovely 2000 sq/ft lake house complete with dock and nice swimming area on an expansive, quiet cove! brThis lake house is located on Chevy Cove on Lake LBJ, east of Kingsland, TX on Hwy 1431. Our home's open floor plan is great for reunions, church retreats, weddings, and receptions. Golf courses (Packsaddle Country Club is 10 minutes away, The Legends Country Club is 5 minutes, Hidden Falls Country Club is 15 minutes, Delaware Springs Country Club is 20 minutes, Horseshoe Bay Resort (3 courses) is 25 minutes), tennis, shopping, and lots of sights to see are all within easy access. Marble Falls is 10 minutes away, Llano is 25 minutes away. This lake house is about an hour from Austin's Bergstrom airport, or 80 minutes from San Antonio's International airport, and 25 minutes from Horseshoe Bay Resort. This lake house is located on Chevy cove, a large cove that flows into the main lake, about one mile below the confluence of the Llano and Colorado Rivers. brWith about 2200 square feet of living space, including 4 king beds (1 in master suite and 3 in bunk room) and 3 bathrooms to accommodate between 8 and 16 guests, this vacation home is perfect for one to three families. You can sleep up to 8 people in beds. You will enjoy a panoramic view of Lookout Mountain and beautiful Chevy cove, which attracts fishermen from all over. Escape to lake LBJ! One story ranch home has 3 king bedrooms and a bunk room to comfortable fit a large group - perfect for families. Three bathrooms and kitchen were remodeled in 2020. The kitchen is fully stocked for eating in. There is also a bar with wine fridge and ice machine and a large dining table to comfortably fit up to 10 people! The kids can relax in the separate media room with a large TV, foosball table, and a pull-out sofa. There is a large porch with an outdoor couch and chairs to relax and view the lake. This east-facing home gets great shade in the afternoon. Both gas and charcoal grills to cookout. brbrThe lake frontage is the best part of this property with 100' of beautiful Lake LBJ with frontage with jet ski ramps and boat dock. A beautiful lawn that spans over almost a 1-acre lot is fantastic to spread out and enjoy. Watch the sunset from the table on top of the dock, relax on the swinging chairs, play on the Lily Pad, jump off the dock, fish, or paddle around in the kayaks. There is also a private temperature controlled pool. The pool temperature is controlled via a heat pump set to 82 degrees from Spring Break to Thanksgiving and has does a great job keeping the pool warm when high temperatures are above 80 degrees and cool when temperatures are above 100 degrees. The pool is fenced for safety with 2 loungers, 4 Adirondack chairs, 2 umbrellas, a basketball hoop, and a pool box with miscellaneous pool toys. brbrWe keep our place clean and well maintained. We frequently check in on the condition of the house between guests and addressing any issues as they arise. We personally use the house every few weeks which allows us to stay in tune with its condition. We take feedback from guests seriously and keep up things folks enjoy and adjust where needed to make future stays better. This lake house is truly our home away from home where we can unwind and enjoy the lake, pool, and large yard with friends and family. A small kitchen table with great views of the lake is also adjacent to the kitchen.brbrWasher/dryer room also available. brbrBack Porch: Spacious outdoor porch with outdoor sofa and chairs, and overhead fan. Great view of pool and lake. brbrDock/ Lake FrontbrbrOur house is located on the main body of water along the Colorado Arm of Lake LBJ. We have a concrete bulkhead that runs along the lake with rock riprap running along it on the lake side. The water is deep at about 3' along the shore to 6'-8' of depth at the end of the dock and then quickly dropping to about 20' of depth roughly 50' from shore. The water is well circulated and thus of high quality. Great for swimming and the fishing has been good off our dock too. We routinely catch perch, bass, catfish, and an occasional drum. brbrFor access to the water. The dock includes two swim ladders and the sea-doo ramp, which can be used for entering and exiting the water. The dock also includes an upper deck for lounging, fishing, or enjoying the view. brbrFor boating... we do routinely get ~2' waves from surf boats and other boats that go by. For this reason lifts and occasionally mooring whips are commonly used along the lake to protect boats and docks from wave impacts while docked. We have a tritoon, which is not available for guest use, which we sometimes keep on a hydraulic lift on the south side of our dock. For guest or rental boats we have several options.brbrOption 1 - Our dock includes a cable lift that can accommodate small V-style hull boats up to 4,000 lbs. The slip is limited in height with only ~7' of clearance from the water to the lowest beam. So if you have a canopy, a larger boat such as a pontoon/tritoon or surf boat then it will not fit in this slip. brbrOption 2 - Next to the sea-doo ramp on the south side is a ~20' straight pier that can be used to dock a boat. The primary wind pattern from the south pushes boats away from this pier. The dock has bumpers and is okay to dock boats with use of the cleats and bumpers. But if further protection is desired then this pier also has the bases for mooring whips installed. The mooring whips can be used to create a safety zone between a boat and the pier, to protect both your boat and the pier from impact. The mooring whips are stored in the garage and are available for use. They are Dockmate 12' deluxe mooring whips that can accommodate boats up to 23' and 5,000 lbs. brbrOption 3 - We have a RGC hydraulic boat lift on the south side of our dock. It has a 7,000 lb capacity, and is modified to accommodate our Sea Doo Switch Tri-toon. The lift was installed in March 2024. Depending on your boat type this lift may be an option. If interested please check with us as it requires us to check compatibility and to move our boat. brbrNote, there is a public boat ramp at 710 Williams Street in nearby Kingsland, which is 2 miles away from the house. There is also a private neighborhood boat ramp within a short walk of the house that we typically use. It’s on the south end of elm lodge.brbrLastly, the dock also includes a sea-doo ramp that can accommodate two sea-doos/jet skis. The sea-doo ramp can also be used to launch one of the kayaks. But watch your footing on the sea-doo ramp as it can be quite slippery. brbrOther Things to Do...brWe often never leave the lake house and enjoy relaxing, enjoying the view, pool, lake, and boat. We love watching the birds and hummingbirds while sitting on the back porch. Deer often gather across the street from the front porch. Large spacious kitchen and living area with an electric fireplace and 55 TV. Kitchen is fully equipped and has new appliances, including a separate drink fridge. The master bedroom has a king size bed, mounted tv, window facing the water, and private bathroom. The second bedroom has a queen size bed, mounted tv, window facing the water, and private bathroom. One other bedroom has bunk beds with full size mattresses (one person over age six only on top bunks). The fourth bedroom has a queen size bed. There is also a kids tv room with a daybed, games and books. Smart TVs are located in two bedrooms and the living room so you can log on to your favorite streaming services. There is a fire stick on the TV in the kids room where you can log on there as well. There is a pack & play, crib sheet, and portable highchair stored in the master bedroom closet. Established yard with sprinkler system.brbr** Owner managed - no extra property management fees. Be sure to compare total price rather than price per night. brbrThe boat lift is used by the owners. If you bring your own boat, you will need to trailer it each night using the boat ramp at the end of the street. Fishing boats can be tied on behind the boat slip. Tying on to the outside of the boat dock isn't an option because it blocks the channel and our neighbors boat often in the evening. The jet-ski ramp is available for your use. **Let owner know if plan to bring a boat or jet ski.** The channel isn’t very deep, so pontoons or flat/round bottom hull fishing boats with experienced drivers only. Kayaks are a great idea to bring along. Bring fishing poles for the kids because fishing in the channel is fun!brbrSome great wineries and music venues are nearby, as well as a bike park in Burnet, and golf courses a few miles away at the Lighthouse Country Club or Legends Golf Course...or in Horseshoe Bay at the Blue Lake Golf Club. Come enjoy the fun things to do in the area, or just have a relaxing time at the house. brbrThere’s also a community area along the open water just down the street. Borrow the cart on wheels and ice chest from the boat house and enjoy a picnic and swimming (on open water) at the park. When out boating, this is also a good place to tie on to a dock and make a two minute run to the house to restock, etc. rather than navigate the channel.brbrThere are two outdoor security cameras. This home only has one boat lift available for guests. Guests do not have access to the HOA park, parking lot, or boat ramp next door, as it is a part of a separate HOA community than the property, and will be towed at the owner's expense if unauthorized parking occurs. The correct HOA park is located on the west end of River Oaks Drive and Bluebonnet Lane.brbrbrbrThe Neighborhood:brbrHouse is just minutes away from the Kingsland Community Public Boat Ramp, HEB, and several local restaurants. There is also a neighborhood boat ramp available for guests to use.brbrbrbrOther Things to Note:brbrWe are available via phone, text, email, or in person if need be.brbrbrbrThis property is not pet friendly. If evidence of pets is found on property there will be an automatic charge of $500 applied to card on file.brbrbrbrSecurity cameras located at the front door. brbrbrbrDue to recent housing boom we are experiencing more construction throughout our neighborhoods.
