You have a queen bed on the second floor in the master along with the full bathroom. The third floor is used as an additional lounging area / bedroom with a full size daybed that can sleep another 1-2 people. The terrace is also accessed by the top floor and has seating to enjoy an evening glass of wine or your morning coffee on.brbrWe provide Roku smart TVs with several streaming apps downloaded but guests will need their login info to stream from their own account. We do not provide a cable tv service. brbrFree private parking is provided at the rear of the townhouses and it is NOT assigned parking, so you may park in any of the spaces. I know you will have fond memories of this very unique stay in beautiful East Tennessee! The boat is located at Volunteer Landing Marina. Downtown Knoxville and the beautiful Volunteer Landing are a short walk away.br***Please note that the boat must stay at the marina and attached to the slip. I will provide a golf cart for your use during your stay for transporting your belongings. I will meet you for check-in and go over basic systems of the boat and will leave you to your privacy, but I'm only a text or call away in case you need anything. brbr***Swimming is not permitted from the boat or within 100 yards of the marina per TN State law.brbr***This may not be suitable for young children due to proximity of water. brbrResponsible pet owners are are welcome to bring pets but only with prior approval and fee applies based on type of pet(s) and length of stay. In terms of `Non Pet-friendly` properties, exceptions can only be made for service animals depending on the situation after appropriate documentation has been provided.br 7) Damage Policy: Any damage caused during your stay will incur repair costs plus a labor charge. Early check-in requests will be submitted to our team, but please do not expect a response until the day of check-in.brbr 2) Late Checkouts: Are available on a case-by-case basis, depending on the property and cleaning schedule. Requests should be made at least 12 hours in advance of your check-out, and are subject to approval of our cleaning team, which may not be able to respond until the morning of your scheduled departure. We do have a late checkout ante. brThe fee is paid through the guest portal link/Airbnb Resolution Center.brbrPOLICY VIOLATIONSbr 1) Late check-out without prior approval will be charged double. We may remove occupants and their belongings from the property if unresponsive, or uncooperative.br 2) Excessive Cleaning will be charged additionally. We will provide proper documentation and photo evidence of excessive cleaning required. This will be applied towards unexpected cleanup of spills, stains, bodily fluids, biohazardous materials, odor remediation, etc.br 3) Damaged/Missing items will be charged at the replacement cost + Labor.
