We rebuilt from scratch based on the design of the historic home, including the huge wrap around porch, but now including all the state-of-the-art comforts and amenities.brbrThe 6 bedroom, 3-story house has 4 bedrooms and 3 bathrooms on the upper floor. The master bedroom with a king bed faces the lake and has a large private en suite bathroom. A queen bedroom also faces the lake. The two bedrooms that don't face the lake do have lake views and were made to be ideal for kids. One sleeps 4 with two double XL beds and one sleeps 4 with a built-in triple bunk and a single twin bed.brbrThe main floor is accessible with one step from the front yard and offers an entry foyer with a powder room, a great room with a large fireplace, TV, and built in bar, a kitchen, a mudroom with a powder room, and a large dining room with a long table that seats 16. This floor also has doors onto the wrap around porch with a dining screen porch with outdoor tables that seat 18.brbrThe lower level has two more bedrooms facing the lake-- a queen bedroom and a king bedroom with French doors and no steps required. There is also a living room with pool table, poker/game table, large TV and sofa, large bathroom, and a large laundry room. This floor also has French doors into an outdoor space we call the tack room, where we keep kayaks, waterskis, beach chairs, and other water toys --available for your use--that are from here a short distance to the small boat ramp. This floor also has a full office with very high speed internet access, perfect for working from home.brbrThe appliances are designed to serve a full house, so we have 2 dishwashers, a crushed ice maker in the bar in addition to the cubed ice maker in the freezer, a separate bar fridge for drinks, and 2 combo washer/dryers.brbrIn anticipation of our own 3 generational family gatherings, we have made the property wheelchair accessible. It's not absolutely geared towards wheelchair access, but a wheelchair can access, without too much trouble, the entire main level including the wrap around porch and indoor and outdoor dining. And using the yard for access a wheelchair can get from the main level to the entire lower level. The king bedroom has no stairs to enter via the French doors on the patio, and the large bathroom on that level is entirely wheelchair accessible--with an accessible sink, shower and toilet. Although it's slightly imperfect to access the two main levels via the outside only, it does provide access to the entire family experience in the house and most of the outdoor spaces. They offer Ziplining, off road Segway Tours, Frisbee golf, miniature golf, and more.brbrThe views from the dock on Lake Sunapee are amazing and you could walk down and enjoy them anytime. It was an amazing night when we walked down with flashlights and watched all the shooting stars crossing the night sky. With little surrounding light the night sky can be fascinating and the kids absolutely loved seeing it.brbrThe Fells historic home and gardens are very close by and in the summer they are a must see. The home brings you back to earlier times and the gardens are beautiful and have trails for you to hike down to the shores of Lake Sunapee.brbrIf you are a more avid hiker there are trails all around this home that range from easy walks to more challenging climbs. The moderate hike up to sunset hill is enjoyable and can be attempted by anyone. One of the more challenging hikes is the Summit Trail that takes you from the parking lot of the ski mountain to its peak and if you want to extend that hike it connects to a trail that continues on to Kearsarge Mountain. Sorry- no boats or motorized water sports from our dock.

This historic 105 year-old, luxuriously renovated stone barn accommodates at least 22 guests comfortably. On the main floor you will find a great room with a double-sided stone fireplace flanked by several couches, several comfortable chairs, a 100+ yr old card table for card games/checkers/chess, large kitchen and dining area complete with rustic pizza oven and dumb waiter, children's play area, library, powder room and two master suites. Climb the spiral stairs inside the silo to the observatory and do some spectacular star gazing or catch the weekly summer fireworks display over Lake Sunapee. On the lower level, enjoy the Rec room with large screen HDTV, foosball table, full wet bar and the remaining 5 bedrooms, including 2 bunk rooms with 10 beds. The property is over 3 acres of meadow, lawn, courtyard and woods. Public beach in Newbury is 3 min away. You can access Lake Sunapee at Newbury Harbor which is 1 mile down the road. There is a dock to jump off and small swimming area perfect for young kids with Bubba's Restaurant and ice cream shop across the street. Mt Sunapee is 6 min, for winter skiing or summer adventure park (mountain biking, zipline, disc golf). 5 min to Baker Hill Golf Club. 13 min to Sargent's Marina (motor boat rentals on Lake Sunapee). 8 min to Mt Sunapee State Park, which has a state beach, concession stand, and kids playground.brbrSeasonal Activities: During summer you will enjoy the property's views, decks and meadow. Sunapee has opened an exciting adventure park with zip lines, ropes course and Segway tours.brbrHistory Buffs: Well Sweep farm was part of the original Estate of John Milton Hay, an American statesman whose career in government stretched over almost half a century. He began as a private secretary and assistant to Abraham Lincoln, later became Ambassador to Great Britain, and his highest office was United States Secretary of State under Presidents William McKinley and Theodore Roosevelt. His son Clarence inherited the property in 1905 when John passed away. Clarence and Alice Hay used the farm with their children for the next 40 or so years, commissioning famed NY architect Prentice Sanger to design the fieldstone Barn and Milkhouse, which were built from 1912-1916. Although their farmhouse on the property is gone, some of its stone foundation still exists and frames a sunken, stone-walled courtyard that is perfect for picnics, small events, and lawn games. Cows, goats, oxen, and mules were housed here in the Barn, while orchards supplied fruit, and maple trees provided an annual harvest of syrup. The Barn and Milkhouse were converted to residences from 2005-2008, and from the stones to the soaring scissor trusses, the overwhelming majority of the 100+ year-old structures were retained.
