The home features 3 bedrooms and 1.5 Bathrooms.brbrbrbrThe main living area has comfortable couches and a cozy space for unwinding at the end of a fun filled day. There is a ROKU TV for your favorite streaming. Please bring your passwords for logging in as those are not provided. brbrbrbrThe large dining room is great for meals at home for your entire party. There is a gas fireplace in the dining room for additional ambiance and comfort while enjoying meals, playing board games, or just enjoying a cup of coffee planning out your day. brbrbrbrThe kitchen has everything you'll need for making meals during your stay. Whether making a big breakfast with fresh coffee to start the day, a couple of snacks while hanging out, or a big dinner, you should be all set!brbrbrbrThe main level has a queen bedroom with the primary full bathroom adjoined. The Queen bedroom has a small desk, monitor, and office chair for getting a little work done before you play. Red Lodge has many parks for that have great amenities including river access for Rock Creek, disc golf, tennis and pickleball, play structures, basketball courts. ice skating in the winter and farmers markets in the summers, baseball fields and soccer fields, a city pool, and green spaces with canopies of trees. There are also several trails including Rocky Fork trail that follows the edge of the bench for great views or a small trail down by Rotary Park that follows the river.brbrbrbrFor the adventurers Red Lodge is nestled at the base of the Beartooths and sits just outside the Custer-Gallatin National Forest. So whether you want to explore the Nordic Trails in the winter, hike the mountain trails in the summer, or angle the rivers and streams, we have it all in our backyard. brbrbrbrSkiers and Riders can come together here at Red Lodge Mountain and enjoy the fresh groomed trails of Lazy M or find themselves in the steeps and deeps of Headwaters. brbrbrbrThe Beartooth Highway is must in the Summer months. Take in the views from one of the most scenic drives in the country. The Beartooth Highway will bring you to the top of the world and you will enjoy high cascade lakes, wildlife, wildflowers, and stunning twists and turns. brbrbrbrYellowstone National Park is only 70 miles south of Red Lodge via the Beartooth Pass in the summer months. It is about a 3 hour tour to get there through Silver Gate, but it is a trip you wont forget!brbrbrbrGetting Around:brbrComing from Billings south on 212, take a right on 8th street West. These individuals and all other occupants using the property during the rental period (dates set forth on invoice) are referred to as “Guest” or “Guest Designee.”br1. Guest Authorized Use and ObligationsbrGuest agrees to, and to cause each of the other Guest Designees to abide by the terms and conditions of this Agreement. Guest is responsible for Guest’s, Guest Designee’s, or Guest’s invitee’s failure to comply with the terms of this Agreement. Guests will use the Property only as a personal vacation residence. Guest will use the Property for lawful purposes only and will comply with any and all applicable laws and regulations. Guests will maintain the Property in a good and clean condition and will use the Property in a careful and lawful manner. Guest will leave the Property in a good condition (less ordinary wear and tear) as received by Guest upon Guest’s arrival. Guest is responsible for securing the Property, including windows and doors. Guest will be responsible for any losses incurred due to Guest’s failure to properly secure the Property.br2. The Guest InspectionbrGuest will, on arrival, examine the Property and will immediately report to Alpine any damage discovered or any equipment not in operating condition.br3. DamagebrGuest is responsible for any and all damage to the Property during Guest’s stay caused by any Guest, Guest Designee, or any Guest invitee during the specified rental period. Should any damage or alterations be discovered upon inspection after the Guest’s departure, Guest agrees to pay for all costs of repairs. If the cost of repairs exceeds the Safely Insurance Protection coverage (as applicable), Guest authorizes the credit card on file to be charged (and if more than one credit card is on file, each Guest or Guest Designee authorizes his or her credit card to be charged on a pro rata basis). If the charges for damages exceed any Guest or Guest Designee’s credit limit, the following applies:br• If more than one credit card is on file, each Guest or Guest Designee hereby authorizes his or her credit card to be charged the excess on a pro rata basis.br• If there is only one credit card on file, or the charges for damages exceed all credit cards on file, Guest or Guest Designee will pay Alpine the excess immediately by cash, check, or money order. (All reservations made require a credit card on file regardless of payment method for the rental fee.)br4. SafetybrAs part of our effort to help you relax and enjoy your stay, we have partnered with Safely Insurance to provide you with the below protection. The cost of this protection has been included in your rental rate and fees and covers you for accidental damage during your stay. The $80.00 Safely Fee includes up to $5,000 of accidental coverage for property and contents damage and up to $1,000,000 coverage for accidental bodily injury. Complete terms are available upon request. The Safely Fee is refundable only if the reservation is canceled in writing at least twenty-four (24) hours prior to the arrival date.br5. Check-In and Check-Out brCheck-in time is after 4 p.m. and check-out time is at 10 a.m., unless otherwise designated on your reservation’s confirmation page provided by the site on which you booked. No early check-ins or late check-outs are available unless previously arranged. We may have someone checking in on the day of your departure. For that reason, we must adhere to these times. Guest agrees that Alpine personnel and its agents have the right, and hereby grant such right, to enter the Property promptly at the check-out time on the scheduled day of departure. Unapproved late check-outs may be charged a portion of an additional day’s rent. You may call a minimum of 24 hours in advance to request an earlier check-in or check-out, but we cannot guarantee your request will be granted.br6. PaymentbrAn advance payment equal to one hundred percent (100%) of the rent designated on the invoice (“Down Payment”) is required to secure your reservation. The Down Payment will be applied toward the rental fee for the Property (“Rent”). Please make payments in the form of a check or money order to Alpine Basin Management, LLC. You may also pay by credit card using MasterCard, Visa, or American Express. The balance of the rent, if any, is due at least sixty (60) days prior to the arrival date designated on the invoice. If the booking was made on another site, please adhere to the payment structure detailed on that site at the time of booking. If Alpine does not receive payment of the entire rent by the designated number of days on the reservation, prior to the designated arrival date, Guest and/or Guest Designee grants Alpine the right to charge Guest or Guest Designee’s credit card for the unpaid balance of the rent due on the reservation (and if more than one credit card is on file, each Guest or Guest Designee authorizes his or her credit card to be charged for such unpaid balance on a pro rata basis) or to cancel the reservation if the balance of the rent is not paid. In the event of cancellation of the reservation, Alpine will retain the Down Payment made to secure the reservation. Alpine will automatically cancel reservations without contacting or notifying Guest if payment deadlines established between Alpine and Guest are not met by Guest. The original Alpine cancellation policy will still apply. Upon receipt of payment in full of the rent due, Alpine will email Guest and/or Guest Designee confirmation of the payment. The guest and/or Guest Designee will receive driving directions and the Property’s access codes three weeks prior to the designated arrival date. There is a $75.00 replacement fee if any entry items provided are lost. br7. CancellationsbrUnless otherwise stated at the time of booking, Alpine Basin Management’s cancellation policy is as follows:br• If a reservation is canceled 31 days or more before the scheduled arrival date, the Guest will receive a 96% refund of the total Rent amount.br• If canceled between 15 and 30 days prior to the scheduled arrival, the Guest will receive a 46% refund of the total Rent amount.br• If canceled within 14 days of the scheduled arrival date, the Guest will receive no refund.brIf your reservation was made under a different cancellation policy via AirBnB, that policy will apply. Please provide confirmation of the third-party cancellation terms at the time of dispute or inquiry.br8. Storm Policy / Road Conditions / Property Conditions and Travel Insurance brNo refunds will be given for storms that alter your travel plans. The guest and/or Guest Designee acknowledges and agrees, on behalf of himself or herself and all other Guests, that mountain roads are curved and steep, and that each Guest will take appropriate measures to travel under the conditions presented. We do not refund due to:br• Inclement weather or other events supplied by Mother Nature.br• Malfunction of equipment and/or any Property amenities (e.g., TVs, DVDs, telephone, internet, etc.). Alpine will make a reasonable effort to make repairs and keep all equipment in good working order and condition.br9. Other Guest Obligations brThe maximum number of occupants in the Property during the stay is limited to the number of persons specified in the Property description on the invoice or booking site. Additional persons will result in an immediate termination of this Agreement, expulsion of all Guests and/or Guest invitees or individuals, and forfeiture of all Rent paid (unless agreed to in writing by Alpine). brGuests agree to utilize the programs and software used by Alpine in managing the Property and conform to their terms of use, including but not limited to Hostaway. Each property requires a certain minimum night stay. Please see the Property’s listing for further details. brAll our properties are NON-SMOKING. No smoking is permitted on, at, or in any part of the Property. brHousekeeping Service: Linens and bath towels are provided, but daily housekeeping is not included in the rental rate.brPets are not permitted under any circumstances on or in the Property, and evidence of a pet will be grounds for immediate termination of this Agreement, expulsion of all Guests and/or Guest invitees or individuals, and forfeiture of any Rent paid. My place is close to downtown Red Lodge, hiking, biking, skiing and so much more!. You’ll love my place because of the proximity to all Red Lodge has to offer, while still being private and cozy.. My place is good for couples, solo adventurers, and furry friends (pets).br**November 2021- Completely remodeled and updated bathroom! Refinished floors, all new light fixtures, ceiling fan, and updated keyless entry system!!!brbrThe cabin is best described as a tiny home located close to downtown in a residential area. It is situated 1/4 mile from the West Fork Rd for convenient access to the ski area. brbrThe kitchen is fully functional and well equipped for cooking your own meals. Pots, pans, 4 cup coffee maker, plates, bowls, cutting boards, measuring cups, knives, cooking utensils, glasses, mugs and silverware are all provided. There is a full size refrigerator, oven with 4 burner stove and a toaster oven that can fit a medium pizza. There is a mini K cup coffee maker as well and k cups along with creamer are provided. brSometimes guests leave non perishable food. We leave these items such as a few canned goods, microwaveable rice packets, hot cocoa, tea, etc on purpose. We know that weary travelers may forget food items from time to time. Please feel free to make use of any non perishables. These are not our own personal food items. brbrThe bathroom is VERY small, but efficient and has a stand up corner shower. The bathroom was totally remodeled in November 2021!! It's still small, but much more user friendly. Shampoo, conditioner, and body wash is provided. Ample clean towels and wash cloths are provided as well. There is a hair dryer, q-tips, and basic first aid supplied in the bathroom. brbrPlease note that the cabin is cozy in the true sense of the word. The entire cabin is 300 sq ft. The cabin makes great use of it's 300 sq ft, but it is small. The pictures online show the entire inside space. If you find that you need a huge area to spread out this cabin may not be the best option for you. Please do consider this prior to booking or leaving a negative review after the fact that the cabin is small. brbrThe cabin is private and quiet. Staying in residential area means that you may hear kids play outside and a dog or two woof every once in a while. Everyone in this neighborhood respects the city ordinance of 10:00pm -7:00am quiet hours. brbrTwo bicycles are available to use for guests to ride downtown or explore the bike trails the Red Lodge area has to offer. brThe yard is very large and fully fenced for your pet to roam, play, and run! The cabin also has food and water bowls inside should you need them for your pet.brbrOutside also has a nice patio area with outdoor table, chairs and umbrella. There is a charcoal grill on the patio for your use as well. brA fire ring and chairs are provided so you can enjoy roasting smores and relaxing after your adventures. Please note that during the winter months we remove the fire pit and chairs so we are not plowing around them. brbrThe cabin does have a flat screen smart tv. A Netflix account is set up so you can enjoy movies and shows during your stay. Network television/cable is not included.brbrThe cabin and yard along with large storage shed are 100% yours during your stay. The shed is a great place to put ski and snowboard equipment or to store your own bicycles during your stay.brbrPlease note that a check out time of 11:00am is very firm. However, if you need longer and I am able to accommodate, I am always happy to do so but that must be communicated. brCheck in is 3:00pm. brbrUnder NO circumstance will you leave your animals in the cabin unattended! The only exception to this rule is if you are traveling with a crate trained pet. br We know guests like to go out to dinner or participate in other activities without their furry friends. Crating your pet in the cabin is a great option. br We have had issues with animals destroying things. We want this cabin to continue to be affordable and to do so we need your help in this matter. Also, during cooler temperatures do not leave the windows and/or door of the cabin open, doing so will result in a $200.00 fee. The heat stove will automatically kick on when the temperature gets below 50 degrees. We have had issues with this and it makes for a much larger heating bill. Again, we want this to be affordable for everyone and will not be able to do so if this continues to happen. brIf the cabin smells like smoke (cigarettes' or other) you will be charged a $200.00 fee for additional cleaning.brbrDuring the winter months I work hard to make sure the driveway is plowed and easy to access and the entrance to the cabin is clear. If Red Lodge gets enough snow during your stay that requires snow removal, plowing and snow blowing will be done early mid day. A snow shovel is provided at the cabin as well for your convenience.

Combining peaceful surroundings with elevated amenities, this home provides a luxurious retreat for guests seeking both comfort and convenience.brTERMS AND CONDITIONSbrThis Agreement is entered into between Alpine Basin Management, LLC, a Montana Limited Liability Company (“Alpine”), and [Guest], which includes the signing party(ies) whose name(s) appears on the credit card(s), check(s), or money order(s) provided to Alpine to pay for rental costs of the property managed by Alpine and identified on the invoice (“Property”). These individuals and all other occupants using the property during the rental period (dates set forth on invoice) are referred to as “Guest” or “Guest Designee.”br1. Guest Authorized Use and ObligationsbrGuest agrees to, and to cause each of the other Guest Designees to abide by the terms and conditions of this Agreement. Guest is responsible for Guest’s, Guest Designee’s, or Guest’s invitee’s failure to comply with the terms of this Agreement. Guests will use the Property only as a personal vacation residence. Guest will use the Property for lawful purposes only and will comply with any and all applicable laws and regulations. Guests will maintain the Property in a good and clean condition and will use the Property in a careful and lawful manner. Guest will leave the Property in a good condition (less ordinary wear and tear) as received by Guest upon Guest’s arrival. Guest is responsible for securing the Property, including windows and doors. Guest will be responsible for any losses incurred due to Guest’s failure to properly secure the Property.br2. The Guest InspectionbrGuest will, on arrival, examine the Property and will immediately report to Alpine any damage discovered or any equipment not in operating condition.br3. DamagebrGuest is responsible for any and all damage to the Property during Guest’s stay caused by any Guest, Guest Designee, or any Guest invitee during the specified rental period. Should any damage or alterations be discovered upon inspection after the Guest’s departure, Guest agrees to pay for all costs of repairs. If the cost of repairs exceeds the Safely Insurance Protection coverage (as applicable), Guest authorizes the credit card on file to be charged (and if more than one credit card is on file, each Guest or Guest Designee authorizes his or her credit card to be charged on a pro rata basis). If the charges for damages exceed any Guest or Guest Designee’s credit limit, the following applies:br• If more than one credit card is on file, each Guest or Guest Designee hereby authorizes his or her credit card to be charged the excess on a pro rata basis.br• If there is only one credit card on file, or the charges for damages exceed all credit cards on file, Guest or Guest Designee will pay Alpine the excess immediately by cash, check, or money order. (All reservations made require a credit card on file regardless of payment method for the rental fee.)br4. SafetybrAs part of our effort to help you relax and enjoy your stay, we have partnered with Safely Insurance to provide you with the below protection. The cost of this protection has been included in your rental rate and fees and covers you for accidental damage during your stay. The $80.00 Safely Fee includes up to $5,000 of accidental coverage for property and contents damage and up to $1,000,000 coverage for accidental bodily injury. Complete terms are available upon request. The Safely Fee is refundable only if the reservation is canceled in writing at least twenty-four (24) hours prior to the arrival date.br5. Check-In and Check-Out brCheck-in time is after 4 p.m. and check-out time is at 10 a.m., unless otherwise designated on your reservation’s confirmation page provided by the site on which you booked. No early check-ins or late check-outs are available unless previously arranged. We may have someone checking in on the day of your departure. For that reason, we must adhere to these times. Guest agrees that Alpine personnel and its agents have the right, and hereby grant such right, to enter the Property promptly at the check-out time on the scheduled day of departure. Unapproved late check-outs may be charged a portion of an additional day’s rent. You may call a minimum of 24 hours in advance to request an earlier check-in or check-out, but we cannot guarantee your request will be granted.br6. PaymentbrAn advance payment equal to one hundred percent (100%) of the rent designated on the invoice (“Down Payment”) is required to secure your reservation. The Down Payment will be applied toward the rental fee for the Property (“Rent”). Please make payments in the form of a check or money order to Alpine Basin Management, LLC. You may also pay by credit card using MasterCard, Visa, or American Express. The balance of the rent, if any, is due at least sixty (60) days prior to the arrival date designated on the invoice. If the booking was made on another site, please adhere to the payment structure detailed on that site at the time of booking. If Alpine does not receive payment of the entire rent by the designated number of days on the reservation, prior to the designated arrival date, Guest and/or Guest Designee grants Alpine the right to charge Guest or Guest Designee’s credit card for the unpaid balance of the rent due on the reservation (and if more than one credit card is on file, each Guest or Guest Designee authorizes his or her credit card to be charged for such unpaid balance on a pro rata basis) or to cancel the reservation if the balance of the rent is not paid. In the event of cancellation of the reservation, Alpine will retain the Down Payment made to secure the reservation. Alpine will automatically cancel reservations without contacting or notifying Guest if payment deadlines established between Alpine and Guest are not met by Guest. The original Alpine cancellation policy will still apply. Upon receipt of payment in full of the rent due, Alpine will email Guest and/or Guest Designee confirmation of the payment. The guest and/or Guest Designee will receive driving directions and the Property’s access codes three weeks prior to the designated arrival date. There is a $75.00 replacement fee if any entry items provided are lost. br7. CancellationsbrUnless otherwise stated at the time of booking, Alpine Basin Management’s cancellation policy is as follows:br• If a reservation is canceled 31 days or more before the scheduled arrival date, the Guest will receive a 96% refund of the total Rent amount.br• If canceled between 15 and 30 days prior to the scheduled arrival, the Guest will receive a 46% refund of the total Rent amount.br• If canceled within 14 days of the scheduled arrival date, the Guest will receive no refund.brIf your reservation was made under a different cancellation policy via AirBnB, that policy will apply. Please provide confirmation of the third-party cancellation terms at the time of dispute or inquiry.br8. Storm Policy / Road Conditions / Property Conditions and Travel Insurance brNo refunds will be given for storms that alter your travel plans. The guest and/or Guest Designee acknowledges and agrees, on behalf of himself or herself and all other Guests, that mountain roads are curved and steep, and that each Guest will take appropriate measures to travel under the conditions presented. We do not refund due to:br• Inclement weather or other events supplied by Mother Nature.br• Malfunction of equipment and/or any Property amenities (e.g., TVs, DVDs, telephone, internet, etc.). Alpine will make a reasonable effort to make repairs and keep all equipment in good working order and condition.br9. Other Guest Obligations brThe maximum number of occupants in the Property during the stay is limited to the number of persons specified in the Property description on the invoice or booking site. Additional persons will result in an immediate termination of this Agreement, expulsion of all Guests and/or Guest invitees or individuals, and forfeiture of all Rent paid (unless agreed to in writing by Alpine). brGuests agree to utilize the programs and software used by Alpine in managing the Property and conform to their terms of use, including but not limited to Hostaway. Each property requires a certain minimum night stay. Please see the Property’s listing for further details. brAll our properties are NON-SMOKING. No smoking is permitted on, at, or in any part of the Property. brHousekeeping Service: Linens and bath towels are provided, but daily housekeeping is not included in the rental rate.brPets are not permitted under any circumstances on or in the Property, and evidence of a pet will be grounds for immediate termination of this Agreement, expulsion of all Guests and/or Guest invitees or individuals, and forfeiture of any Rent paid. Exceptions to this prohibition must be explicitly granted by Alpine to specific guests. brOperation of Equipment: Guests and/or Guest invitees will use and/or operate all furniture, furnishings, appliances, and mechanical, gas, electric, and plumbing fixtures and equipment (collectively, “Equipment”) located on the Property, and will use each only for its intended use and purpose.
