This efficiency space home was designed with a zero step entry with wide doorways for ease of entry for people of all ages. You'll find the space with abundant windows and natural light, cozy and convenient with all the amenities you need to feel right at home. We are an easy launching point to nearby hiking and biking trails.brbrThe space:brYou'll find the unit bright, clean and tastefully decorated. While we've done our best to make this a relaxing environment, please be mindful that space is limited. In the welcome manual, upon arrival, you will find some helpful tips to best utilize the space.brbrYou'll find two bedrooms on the first floor along with the living room, kitchen & bathroom. The 3rd Bedroom is a large open loft space with tall ceilings where you'll find 2 twin beds with 2 pull out trundle beds underneath them for a total of 4 single mattresses along with a sofa. There is an external staircase that accesses this space and also an internal ships ladder. Please note the space is not ideal for smaller children due to the steepness and exposure of the ladder.brbrPlease also note that though the guesthouse can sleep 6, the kitchen table only has seating for 4 and the living room is most comfortable for 4-5 individuals and there is only 1 bathroom. Please be sure that your reservation matches your number of guests. We keep our prices & cleaning fee low for occupancy of under 4. Groups of more than 4, will pay an additional per person/per night fee. Non-registered guests are not permitted in the unit without prior approval from the host. brbrIMPORTANT INFORMATION:brThis is a pet-free, non-smoking home due to the owner's allergies & health. You can drive or bike a short distance to a variety of nearby mountain biking and hiking trails. VRBO falsely labels us as a 1 min walk from the Bitterroot Valley. In the winter, groomed cross country ski trails for classic or skate skiing can be found in Pattee Canyon about a 10 minute drive away. You can also find snowshoeing trails up there, a picnic area, and a frisbee golf course. Snowbowl Ski Resort is about 30 minutes away. For winter guests, we have snowshoes available for rental and can provide suggestions for a variety of local and easy day trip destinations. Message us for details. The house offers 3 bedrooms 2 1/2 bathrooms and is centrally located in the heart of Missoula in a quiet family friendly neighborhood. It is blocks away from the Bitterroot Trail that leads right to the Old Saw Mill District and the beautiful Downtown Missoula. You are minutes from the University of Montana, Fort Missoula, The Southgate Mall and other shopping/ dining establishments and many outdoor attractions. brbrThis house is 2 stories, has a quant little front porch great for enjoying your morning coffee and a little back yard area great for yard games and outside play. You will have access to high speed WiFi, family games, pack n play and high chair (upon request), contactless check-in and check-out with keyless door entry. brbrThe first floor offers an open concept that includes the living room, kitchen, dining room, 1/2 bath and laundry room. The kitchen is fully stocked with your everyday necessities needed for your stay. The living room has a comfy leather sectional couch with 2 reclining chairs. There is a 75” TV and sound bar with Roku so you can log into all your favorite streaming apps. The dining room offers a table that seats 6 but can be expanded to seat 8. You will have full access to a washer and dryer during your stay as well. brbrUpstairs you will find 3 bedrooms and 2 bathrooms. The master bedroom has a queen bed, 50 TV, walk in closet and en-suite bathroom with a double sink. The other 2 bedrooms have a queen bed, and a twin tri-fold memory foam mattress that can fit on the floor at the end of the bed. Twin mattress's are available upon request. There is also an additional full bathroom. A loft area is located at the top of the stairs which includes a large corner desk perfect for remote working. brbrOur home does have seasonal individual A/C units in each of the bedrooms upstairs as well as a larger one in the main floor living space. These will be set up and available mid June through the end of August depending upon outside temperature. Please reach out with any questions regarding the A/C units.brbrHome Truths:br1. Unfortunately, we do not allow pets. If undisclosed pets are brought into the home without approval you will be fined $500 per pet. You will also be responsible for any damage or extra cleaning required due to undisclosed pet.br2. Absolutely no parties, events or large gatherings unless authorized in writing ahead of time.br3. As part of our commitment to being good neighbors, quiet hours are 10pm-8am.br4. There will be a $35 fee charged per guest/per night for each additional guest that stays over and above what is listed on the reservation.br5. Home entrance is located in the alley. br6. 3 parking spaces available in front of the home and other parking available on the street.br7. Minimum booking age is 25. ID’s will be required upon booking for verification.br8. This is a smoke/vape free property.br9. You will be responsible for any missing items or damage to the rental property caused by you or your party during your stay.br10. This property does have outdoor only security cameras for our guests safety as well as for property protection.
