Laundry hours are 7am-9pm only.brbrHouse Rules:brbr*Quiet Hours are between 9pm – 8am.br*There cannot be more than 4 people in or on the property at one time and no more than 4 occupants overnight.br*We do offer late check out and early check in, when possible, for a modest additional fee for our cleaners. An unplanned late check out really affects our cleaner's schedule. If you do not arrange a late checkout in advance, there is a $55 fee. If you do not checkout by noon, you will be charged an additional night's stay.br*This is a non-smoking house. $500 smoke mitigation fee will apply if smoking of any variety is found.br*Please remove shoes when entering the home to protect the flooring and reduce dirt intrusion.br*No pets of any kind are allowed. If discovered any unauthorized pets will need to be immediately removed and a pet mitigation charge of $500 will apply.br*Events (like a baby shower, reception, birthday party, etc) are not allowed. It won't invade your privacy because it does NOT record actual sounds or conversations, it only monitors the ambient noise level (measured in decibels). If it goes off, it gives us a chance to warn you that your sound level is such that it could upset our neighbors.br*There is also a Ring camera system to monitor the outside of the home.br*If a failure to follow the house rules impacts the next guest's stay and causes us to need to discount or refund that next guest you agree to be responsible for the resulting cost.

We recommend bringing your own paper towels and any cleaning supplies you feel you may need. Please make sure to also review our amenities for what we provide and reach out with any questions. brbrBOOKING REQUESTS/ACCEPTED BOOKINGS: Accepting a booking request or sending a pre-approval doesn`t override our house rules or booking requirements. This includes early check-in. Guests agree to book in good faith and will not engage in any retaliatory actions towards the host in the event of a lost resolution.brbrCOVID DISCLAIMER: We do professionally clean the home prior to your arrival and make sure to properly sanitize each surface for you. brbrCLEANING: Our cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves, puts dishes in the dishwasher, leaves the place as they found it, etc.) and allows us to continue to offer a reasonable cleaning fee. If our housekeeping crew discovers an unreasonable mess post-check-out, we will charge an additional fee of $100 on top of any additional fees incurred by extra time for housekeeping, delays for the next guest, etc. Trash left outside in the hallway results in a $50 fine per bag. Guests are expected to clean up after themselves and dispose of any waste properly. The dishwasher may be left running and/or full of clean dishes.brbrEARLY CHECK-INS/LATE CHECKOUTS: As much as we would love to be able to accommodate early check-ins and late check-outs, our properties typically run at full occupancy, and our cleaning team needs all the time between guests to work their magic. Check-in time is 3pm and check-out is 10am. An accepted request to book does not mean your early check-in time was approved. Please send a message 24 hours before check-in or check-out and we will let you know if we can accommodate an early check-in or late check-out at the end of your stay. This is an additional charge determined by us that must be paid prior to your check-in (for early check-in) and prior to your check-out (for late check-out). Guests are requested to vacate the property by the agreed upon check-out time. If guests are more than 30 minutes late in vacating the property, a fee of $75 will be assessed. In the event that guests are more than 2 hours late in vacating the property, a fee equivalent to one additional night`s stay at the base nightly rate without discounts will be charged. This fee does not grant guests possession of the property for an additional night, it is solely a fee for the unauthorized late check-out. This can get pricey, so please be courteous to our housekeeping and their team.brbrSELF CHECK-IN INSTRUCTIONS: This property is equipped with self check-in facilities, guests are required to familiarize themselves with the check-in instructions provided by Airbnb or through the Welcome Book which is made available to guests prior to arrival.brbrSECURITY DEVICES: For the safety and security of our property and all guests, we have equipped this listing with a Google Nest doorbell camera located at the front door. This security device is intended to ensure that the person who booked the apartment is the person who arrives for check-in. Please note the following:brNo Tampering: Any tampering with, disabling, or obscuring the camera is strictly prohibited and will incur a $150 fine, with possible termination of your reservation without refund.brVideo/Audio Recording: The camera records video and audio to confirm the identities and activities at the entrance during check-in and check-out.brCompliance and Disclosure: The use of this camera complies with local laws and Airbnb’s policies. Guests must acknowledge the presence of the camera when booking.brbrUNDECLARED GUESTS: All guests must be listed on the reservation and approved. Bringing in undeclared guests will incur a per guest, per day, cost of $40 each (per day). Guests are required to include all persons staying in the unit on the reservation prior to the agreed-upon check-in time. Failure to do so will result in the lockbox code not being provided, and the reservation will be considered a breach of our agreement.
