Two of the master suites face the front of the house and both include a balcony. The third master suite has large windows facing a natural area covered with trees.brThe third level has the fourth master suite, wet bar with seating area, half bath, dining room open to the living room and large kitchen with a sliding glass door out to a large balcony. You can catch the incredible views of the Atlantic Ocean and the Back River!brbr brTerms & ConditionsbrWe strongly recommend that everyone in your rental party read, or be made aware of, the following Guidelines and Reservation Policies brGUIDELINESbrRenter (Guest):br The person responsible for making a reservation through SaltWater Vacation Rentals, LLC., the "Renter," must be at least 25 years of age, secure the reservation with a major credit or debit card that is in their name and occupy the rental property during the reservation period. br brMaximum Occupancy:br The number of guests occupying a property is limited to the number stated on your Rental Agreement with the exception of an infant requiring a crib (not supplied). brVIOLATION OF THIS POLICY MAY RESULT IN IMMEDIATE EVICTION FROM THE PROPERTY AND FORFEIT ALL RENTAL CHARGES.br brNumber of Vehicles: brThe maximum number of vehicles permitted at a property is indicated on the web page for each property. No additional vehicles are permitted. If you have more than the number of vehicles authorized, including guests who may visit during your stay, those vehicles must park in public parking - there is no free public parking on Tybee Island. Check the property description for any cautions about vehicle size, as the parking spaces/garages at some properties may be too small for larger vehicles.br br brDamage and/or Unauthorized Use: brGuests will be responsible for any property damage over and above normal wear and tear, property theft and unauthorized use of the property during the contract period. Please report any damage at Check-In or upon occurrence. Our inspectors walk through each unit after Check-Out to ensure that the property is left in good order. SaltWater Vacation Rentals, LLC Some rental groups may require an additional Damage Deposit (refundable). Intentional damage and all damage in excess of the deposit limits will be charged to the Credit Card used to secure your reservation. Neither the property owner nor SaltWater Vacation Rentals, LLC are responsible for the loss, theft or damage to Guest's personal property.br brParties and Events: brSaltWater Vacation Rentals, LLC will not rent properties for the purpose of celebrating an event (Graduation, Prom, Birthday Parties, Wedding Receptions, etc.) or to individuals whose intention is to allow people on the property in excess of the occupancy limits of the Property for any reason. brVIOLATION OF THIS POLICY MAY RESULT IN IMMEDIATE EVICTION FROM THE PROPERTY AND WILL FORFEIT ANY RENTAL CHARGES.br brSmoking:br Smoking of ANY kind is not permitted inside ANY of our rental properties. brIf there is evidence that smoking has occurred inside the property, you will be charged an additional $150 cleaning and ionization service fee. This policy is STRICTLY ENFORCED.br brMaintenance: brOur staff makes every effort to keep all equipment and appliances in good working order. We have an after-hours emergency phone to report major appliance, plumbing or air conditioning problems. With reasonable notice, authorized agents, employees or contractors may enter the premises during normal business hours for purposes connected with the repair, care or maintenance of the rental unit. We will do our best to have any malfunction repaired as quickly as possible.br NO DISCOUNTS OR REFUNDS WILL BE GIVEN FOR EQUIPMENT OR APPLIANCE FAILURE.br brHousekeeping: brYour rental property will be equipped with bed linens, bath and kitchen towels. Our housekeepers will clean the rental property after you check out. We do offer “mid-stay” cleans and may be arranged at an additional charge prior to your check-in. At the end of your stay, you will need to take out all garbage, wash and put away all dishes, utensils, etc. and return all furniture to its original location to avoid additional housekeeping charges.br brIndemnification: brGuests agree to defend, indemnify and save free and harmless the individual homeowners and SaltWater Vacation Rentals, LLC, and its employees, for any liabilities or any loss or damage whatsoever arising from, related to, or in any way connected with the rental of the premises, including, but not limited to, any claim or liability of personal injury or damage or loss of property which is incurred or sustained by the Renter of other guest at the property.br br brRESERVATION POLICIES:br brAll prices are in U.S. Dollars and are subject to change without notice. Even after a reservation is Paid In Full, the total price is subject to change due to the imposition of taxes or other charges by governmental authorities.brbr****A 2.5% fee will be charged to all credit or debit card payments.br****A $35.00 will be charged for any returned payments.brbrbrbrCancelations: brAll reservations/bookings become binding upon SaltWater Vacation Rentals, LLC’s receipt of the initial rental payment required at the time the reservation/booking is madebr brReservations made more than fourteen (14) days prior to your Check-In Date, one-half (½) of the total rental rate is due at the time of booking. If paying by Credit or Debit Card, your balance will be automatically charged to your card fourteen (14) days prior to your Check-In Date. If paying by Check or Money Order, your payment MUST be received in our office via (Po box 974, Tybee Island, GA 31328) at least fourteen (14) days prior to your Check-In Date. No Cash payments or Money Orders will be accepted.brbrAll reservations made fourteen (14) days or less from your Check-In Date MUST be paid In Full at the time of booking by Credit or Debit Card in your name.brbrYou can make reservations as early as one (1) year in advance of your check-in date. All reservations are subject to changes including rates and sleeping configurations. We will notify you immediately of any changes that will affect your reservation.br brCancelations due to Hurricanes: brIf a hurricane shall happen, and a Mandatory Evacuation is ordered by Emergency Management agencies (FEMA, GEMA, CEMA), you MUST vacate the property you are renting and leave the evacuation area for safer grounds as directed by local officials. Staying in your unit will NOT be an option.br br ****No rate adjustments or refunds, in part or in full, will be issued due to inclement weather, including hurricane evacuations****br br If, when the Mandatory Evacuation is lifted, there are five (5) or more days remaining on your reservation and your property is in good rentable condition and public utilities and services on Tybee Island are operational, the balance of your reservation will remain in full effect. If public utilities have not been restored and services are not operational on Tybee Island, we will allow you to reschedule and must be completed within one (1) year of your original booking date without a reservation change fee.br brWe understand that some may not want to take the risk of proceeding with their plans when there is a possibility of a hurricane impacting Tybee Island. Therefore, if the National Hurricane Center / NOAA predicts that Tybee Island is in the possible path of a hurricane, and you wish to cancel your reservation, we will allow you to:br brReschedule your reservation as long as it is completed within one (1) year of your original date, orbrCancel your reservation in accordance with the terms of your Rental Agreement at the time of booking.br brSaltWater Vacation Rentals, LLC is obligated to both our renters and our property owners.
