(a) If the Property becomes unavailable to the Guest prior to occupancy, for any reason, Manager agrees to refund the full amount paid to the date of cancellation, and Guest agrees to rebooking any claims against Manager. (b) Cancellations from guest will be refunded as described on the booking site used by guest. Guest understands that use of OTA’s such as Airbnb frequently require the guest contact the OTA directly as sites like Airbnb hold the guests money and Manager may not have ability to refund.brCancellations related to the COVID-19 pandemic are dependent on a number of factors including: local restrictions, origin of the guest, when the booking was made, and when local officials or the CDC declare an outbreak in an area. If the cancellation is related to COVID-19, please refer to the booking sites policy.brSMOKING. Smoking is strictly forbidden inside the Property. Smoking is only allowed `outside`. Evidence of smoking inside the Property will result in immediate eviction and forfeiture of all amounts paid and will result in additional Cleaning Fee charges to Guest as Excess Damage Cost and will be charged against the credit card on file. Smoking near open doors and windows that leads to interior smell of smoke will be charged as if guest was smoking in unit. Please note, purchased damage coverage does not cover smoking and guests card on file will be charged $500 for damage and smoke remediation.brCOOKING. Guest may cook only in the specific areas set aside by Manager for cooking. No open fires are allowed other than in the grill, outdoor fireplace, or in the stone hearth. The grill must remain in open area, away from trees, house, etc. All fires must be thoroughly extinguished before leaving unattended.brCLEANING. The property will be inspected and cleaned after departure. Due to the pandemic, the property will augment current cleaning protocol to account for the changes in cleaning in adherence to COVID-19 cleaning protocols. The cleaning fee includes laundry service for the towels and linens. Guest is required to leave the property in the same general condition thatbrbr it was received in by making sure that the dishes are washed and put away, and the house is generally picked up and ready to be vacuumed, dusted, disinfected and laundered. The property has been cleaned in accordance with WHO and CDC recommended cleaning and disinfecting standards.brHOT TUBS & POOLS. For properties with a Hot Tub or Pool, guest acknowledges, and is fully aware that the hot tub and/or pool can be dangerous and slippery. Injury can be caused by careless acts. The undersigned Guest and their visitors accepts and assumes all risks involved in or related to the use of the hot tub and/or pool. No lifeguard on duty pool.

Please note our check out instructions:br1. Strip all beds used and pillows and put sheets, pillow covers and used towels in a pile in center of room or on beds for beds used.br2. Turn off all lights, fans can be left on. br3. Turn off TVs, coffee makers and other electronics. br4. All dishes should either be cleaned or put into dishwasher and start dishwasher cycle. This is to avoid dishes getting crusty and attracting bugs.br5. Please load one load of towels into washing machine and start. br6. Return any books, games, beach items, etc (beach items should be rinsed outside to get rid of any excess sand). br7. Empty any outdoor ashtrays, clean up any cigarette butts.br8. Empty all food from refrigerator (you can leave never opened beverages and used condiments if you wish) put in outside trash and make sure trash is on curb Sun night or Wed night. br9. Make sure keys are left in lockbox ($50 per key replacement) and garage remote and/or parking pass left on counter ($100 replacement fee).br10. Wipe down countertops and leave home the way you found it. br11. Turn A/C to 78 degrees prior to departure.br12.
