Our beautiful Mountain-Modern home built in 2020, is located on a quiet cul-de-sac with only 5 other homes, surrounded by National Forest land. The Upper Truckee river is right across the street, and the backyard is open to several miles of walking trails through the forest and along the river. If you’re feeling more adventurous, take advantage of all the hiking that the Tahoe area has to offer. Conveniently located close to several ski resorts: 15 minutes to both Heavenly and Sierra and 30 minutes to Kirkwood. Take advantage of the proximity and try all three over a long weekend! brbrYou’ll find the kitchen well-equipped for all your needs with a large 5-burner cooktop, retractable down-draft hood, double oven, microwave, coffee maker, and more. Basic supplies of oil, flour, sugar, coffee etc are provided for your convenience. The custom-made dining table seats 8, with room for 4 at the kitchen island counter. The mudroom has ample storage for all your outdoor gear, and has a full-size washer and dryer. In the summer, there is a large outdoor dining table for 8 on the back-deck. You can also enjoy the BBQ grill and hot-tub year round! With a TV and fireplace in the main living room, and a TV upstairs in the loft, there is plenty of space for people to relax. brbrThe home has 4 bedrooms and 3 bathrooms. Downstairs on the main level is a King bedroom and a bathroom with double sink and a spacious walk-in shower. Upstairs there is a Queen bedroom, a bunk-bed room with 4 single beds, and a bathroom with a single sink and shower-over tub. Plus, the upstairs primary bedroom has a King bed and en-suite bath with double sinks, spacious walk-in shower, and a soaker tub. There is a double-size sleeper sofa in the TV loft. You’ll find pac n’ play cribs and booster seats for your little ones. This is VERY strictly enforced.br → Quiet Hours - County quiet hours at all rentals are from 10pm - 8am. There cannot be ANY noise after 10pm. br → Noise - This home is located in a quiet, residential neighborhood therefore excessive noise is not well tolerated at any time of the day. br → Parking - We can only have the number of cars on the property that we are permitted for. Street parking, parking in the front yard or on the dirt is not allowed at rentals. Vehicles will be towed at the vehicle owner’s expense.br → Trash - Trash can never be left outside. All trash must be bagged up neatly and placed into the bear box next to the driveway or HOA provided dumpster. If the bear box is full, please contact us for a trash pick up. Failure to properly store trash will result in a $250 clean up fee. br → Events - We cannot host weddings, bachelor or bachelorette parties or other large gatherings at our home.br***Failure to abide by the above ordinance will result in an automatic charge of $2,000 to cover fines from the county. Other repercussions could include a citation from local law enforcement and in rare cases, eviction and forfeiture of all monies paid. These are not Summit Tahoe rules, these are laws put forth by the local government that all guests must abide by.brbr25 YEARS OR OLDER TO RENT. You must be 25 years or older to book and be present at all times. You are responsible for everyone’s actions in your party.brbrCHECK IN & OUT TIMES. Check in time is 4pm and check out time is 10am. Our check in and out times are industry standard times for Vacation Rentals in Tahoe. Early check in’s and late check out’s may be requested. However, if we have guests leaving or arriving on the same day as your request we may not be able to grant an early check in or a late check out.brbrNON-SMOKING. This home is a very strict non-smoking property, which includes the outside. Evidence of smoking including a smoke smell or cigarette butts on the ground will result in a $250 charge. If someone in your party smokes, please have them do so off the property lines and dispose of their butts appropriately. brbrDAMAGE. We have a ‘you break, you buy’ policy when it comes to damage. We will do a detailed inspection after you check-out to check for new damage. If you notice damage from a previous guest or if damage occurs during your stay, please report it to us right away. Attempting to conceal or failing to report damage, will automatically result in being charged for the replacement or repair. brbrHIGH FIRE DANGER. Tahoe is under high fire danger year round. The following actions are strictly forbidden: bonfires, outdoor fires, firepits, charcoal BBQs, fireworks, using the gas BBQ or gas firepit on a red flag day, etc. brbrUNFORESEEN HOME ISSUES. When renting someone else’s home, issues can arise that are out of our control. We do a detailed inspection before your arrival to ensure it’s clean and all amenities are functioning but despite our best efforts, sometimes things still happen. We ask that you communicate all issues as soon as they happen so we may be given the opportunity to rectify them. brbrFRAUDULANT CLAIMS. We believe in running an honest business and expect our guests to have the same mentality. Falsifying or embellishing home issues with the intention of receiving money back is something we will not tolerate. brbrCANCELLATIONS. We adhere to the cancellation policy we have set up on the site you booked through. We also highly recommend that our guests purchase travel insurance. However, we are human too. If you are past your cancellation time frame, please initiate the cancellation process on your end so we can open up the home’s calendar. If the home gets rebooked, we will refund you minus a 3% cancellation fee to cover credit card processing.brbrSECURITY CAMERAS. Like all vacation rental homes in Tahoe, we have security cameras on the exterior and noise decibel monitoring devices inside. This is to ensure our guests abide by the strict local ordinance. There are never any cameras inside our home.brbrREFUNDS. Reporting issues to us after you leave does not often result in a refund. We prefer to handle issues while you are here in order to make your stay with us exceptional so please report all issues to us during your stay. We are much more likely to offer a refund on our own terms for failure to resolve issues rather than be asked for money back after you’ve checked out. brbrSNOW REMOVAL. Summit Tahoe cannot guarantee snow removal services to the roads and driveway will be completed by the county and/or snow removal vendors. Delays during heavy snowfall are to be expected. Snow shovels are provided onsite. Guests are required to carry chains with them to Tahoe per local law. brbrICY WALKWAYS. Our walkways in Tahoe are icy so make sure all members of your party have snow boots and walk with care. We do our best to clear snow and add ice melt but despite best efforts our walkways still become icy. We are not liable for any falls or slips on the ice.brbrPETS. This home is NOT pet friendly. The owners may have a pet allergy so it’s important to respect this rule. We prefer to host service animals at one of our pet friendly homes. We have exterior security cameras so we will know if you disregard this rule. Bringing a pet will result in an automatic charge of $250 per pet and possible eviction. brbrDRIVE WITH CARE. Our home is located in a residential neighborhood where the speed limit is 25mph. Please drive with care when coming to and from our home.brbrTOWELS. We supply one bath towel and one wash cloth per occupant. If you feel you will need more please bring more towels with you.brbrSUPPLIES. Please do not remove any supplies from our home including but not limited to: olive oil, salt, pepper, foil, trash bags, dish pods, toilet paper, etc. Theft is not cool and not something we don’t take lightly. If you are unsure if something is yours, please leave it. brbrCARPETS. Please remove your shoes inside. You will be responsible for any new carpet stains.brbrPESTS & RODENTS. Tahoe is home to many pests and rodents including but not limited to mice, rats, squirrels, mosquitos, spiders, moths, bats, etc. When the weather gets too hot or cold they often times prefer to hang out inside so don’t be surprised if you come across them during your stay. We have on-going pest control services but despite best efforts, they sometimes still find a way inside. It doesn’t mean our home is dirty, it’s just a part of being in the mountains. brbrBEARS. We have California black bears in Tahoe which are attracted to trash and food but will break into your cars for gum, crumbs, empty drinks, etc so make sure to always remove anything even remotely edible, roll up windows and lock car doors. We are not responsible for bear car break ins or resulting damage. Don’t say we didn’t want you. brbrPOWER OUTAGES. Power outages are very common in Tahoe year round but especially during the Winter. If the power goes out, the heat will also go out. We have emergency supplies locked in the linen closet. Message us during an outage for the code. You will not be refunded if the power goes out during your stay.
