The guest who books must stay at the property--you may not book for others if you do not intend to stay at the property.brbrQUIET HOURS START AT 10 PM: Our property's quiet hours of 10 pm to 6 am are required by county ordinance and enforced by local police. If the police respond to a noise complaint, every individual on the property may face a misdemeanor criminal charge and be subject to a fine by the county of $300. Failure to abide by the county noise ordinance will result in the immediate termination of the stay without refund. brbrPast noise complaints have always come from groups of 20-somethings. If you are booking for a group of people in their twenties and you think your group may want to play loud music at any time then do not book this property or cancel your reservation if you have already booked. Find another place for your trip so you do not have your trip terminated early and without refund.brbrNOISE MONITORING AND SECURITY CAMERA: We use devices that measure volume levels throughout the property (like a smoke detector but for noise) and allow us to respond to noise nuisances before the police are called. The devices are triggered primarily by sustained periods of loud music, not things like loud talking or laughter (which is encouraged!). The devices do not record audio and are 100% privacy compliant. We also have a security camera that records the front door and driveway. This allows us to facilitate remote check in and monitor the property between guests.brbrACCIDENT FORGIVENESS: Every stay is backed by our accident forgiveness program. Guests will not be held responsible for damage caused during their stay (up to a maximum of $1,500) if 1) the damage is accidental, and 2) the damage is reported as soon as possible, and by no later than the check out time.brbrPOSSIBLE BACKGROUND CHECK: We reserve the right to use a third-party to verify the guest's identity and check criminal databases to finalize the reservation. Complete terms regarding the guest verification are provided in the lodging agreement, and can be provided sooner upon request.brbrNO PETS: No exceptions, sorry. Please don't ask whether we can allow your perfectly house-trained, hypoallergenic labradoodle to join because we can't :-)brbrSTEEP ROADS: Please be aware that the roads up to the top of the mountain and the driveway to the property can be very steep. In the snow it can be difficult to access the property. At all other times access is not difficult, but driving on steep mountain roads may make some people nervous. If that sounds like you, it might be better to reserve a property that is not along the top of the Blue Ridge. Steep mountain roads are often what it takes to get incredible views like the ones from this cabin, and those who can manage the drive won't be disappointed!brbrSNOW-INS: During the winter, four wheel drive, snow tires/chains, and a car with good clearance are HIGHLY recommended in the event of a snow storm or heavy rain, as there is a good chance that a significant snow storm could restrict access in and out of the house. You need to use good judgement as to whether to cancel a trip before it begins or leave the house early.brbrBUGS: This is a house in the woods--that means there are lots of bugs, especially in the summertime. Even if you are careful some of those bugs will find their way into the house. The best way to minimize the number of bugs inside is to keep doors and windows closed at all times. Please also carefully clean up the kitchen every night and securely package up all food.brbrSMOKING: Smoking is never allowed inside the house. You may smoke outside as long as you clean up after yourself. You may not litter cigarette butts on the deck, in the yard, or anywhere else--butts must go in the trash after they have cooled off.brbrSHEETS: At the end of your stay you will be asked to strip the sheets off the beds that were used and leave the sheets on top of the beds.brbrWAIVER OF LIABILITY FOR USE OF THE HOT TUB: By using the hot tub you agree to follow all house rules associated with it and you release the owner of the property and the manager from all liability relating to injuries that may occur while using the hot tub, regardless of whether injuries are caused by negligence.brbrSEPTIC SYSTEM: This house has a septic system. Grease and oil must never be allowed down any of the sink drains. Feminine hygiene products must be thrown away in a trash can and not flushed down a toilet. Never flush solid trash down the toilet or into a sink drain.brbrNO FIREWORKS: Fireworks are not allowed.brbrNO FIREARMS: Guests may not bring firearms or ammunition inside the house. brbrNO ILLEGAL DRUGS: Guests may not possess or consume any illegal drugs on the property, including cannabis.

These outdoor items are exposed to the elements (insects, bird droppings, etc) brbrFIREPLACE: brThe home features a cozy wood-burning fireplace for guests to enjoy. We provide 1 Duralog and 2 pieces of wood. Additional wood can be purchased at local hardware and grocery stores. brTo keep things safe & simple, please follow these guidelines:br-Open the damper before starting any fire (pull down the black lever inside the fireplace.). This allows smoke to exit through the chimney.br-Follow the directions on the Duralog packaging.br-NEVER use lighter fluid or other accelerants.br-Keep the fireplace screen closed whenever a fire is burning.br-Do not leave the fire unattended at any time.br-Allow ashes to cool completely before disposing of them in the metal ash bin provided. Living room features 2 couches, 55 inch tv with Roku. Master bedroom features a queen bed with a memory foam mattress, closet and exits out to a private 2nd floor deck that fronts to the forest, deck includes a brand new 6 person table with chairs and umbrella. 2nd Bedroom features a queen bed and memory foam mattress and closet and the 3rd bedroom features a twin single bed with euro top mattress with closet. brbrHome has high speed internet, phone and is stocked with new towels, sheets, blankets, toiletries, dinnerware and more. brbrOur house is split into 2 levels, upstairs and basement. Both are separate units with separate private entrances and distinct locks and keys. Guests of this unit will be able to access the entire upstairs portion of this house with complete privacy as described within. The fire pit and charcoal grill recreational area is a common space, we ask that you please bring your own lighting tools and/or charcoal for the grill should you choose to use it and the clean the grill after each use. Disinfectant and sanitizer sprays are located in our laundry supply room for use as needed at the convenience of our guests. brbrThis house has a central heating and air system, while not mandatory, we ask that the thermostat stay very close to 70 degrees as a courtesy to our potential guests in the basement unit who do not have access to the thermostat. We operate the thermostat through an app remotely so please feel free to message us anytime to adjust the temperature. brbrThis house is in a wooded housing community on a mountain. This is not city living, you may be exposed to possible wild animals and insects. We ask our guests to please be respectful to our neighbors, no loud music or parties. brbrThere is a limit of three vehicles per reservation, when parking please allow access in and out of both sides of the driveway. No parking is permitted in the yard or off the street please. brbrThere is 1/2 of a mile of dirt/gravel roads that must be traveled to arrive at the property. There are potholes in places in the roads so please drive slow and carefully. During inclement winter weather (snow and ice), it is advised to travel using an awd or 4wd vehicle. We cannot guarantee any treatment or plowing of the roads in any sort of timely fashion in our community during or after storms so please keep this in mind. brbrGuests agree to use the charcoal grill, smoker and fire pit at their own risk and their own liability. Full fire pit rules will be given to each guest and must be adhered to. By booking this unit, guests agree to all fire pit rules and accept all risks associated. The place includes all linens, towels, extra blankets, toiletries etc. brbrThe space has a private deck area, with a couple of loveseat couches and a dining table with 4 chairs. brThere is also a large shared recreational patio that includes a custom built in fire pit, 8 Adirondack Chairs and a wood shed. brbrThis is the basement of a home and we have another vacation rental on the upstairs portion of this house that is completely separate. This space does have a shared laundry room, shared with the upstairs tenants. There are deadbolted doors keeping both areas private. We ask that late night and early morning noise be kept to a minimum brbrYou will have complete access to the basement portion of this property, and will have a private entrance/exit. Check in is through a lockbox.brbrPlease note that while this house has central air, guests in this unit will not have direct access to the thermostat. The temp is kept right around 70 and can be accessed remotely by the host. We do provide fans and heaters and vents can be closed and opened. thermostat requests can be sent directly to the host. brbrWe cannot facilitate late check out or early check in requests, no exceptions will be made.brbrNo animals that are not certified service animals (animals trained and certified to assist those with disabilities) are allowed of any type or size, no exceptions will be made. Evidence of undeclared, unauthorized or undocumented animals in the house will be levied a $200 charge after check out. brbrThere is a strict no smoking policy, any signs of smoking inside will be assessed a $250 charge after check out. brbrThis house is split into two separate units, you are renting the downstairs unit which has a separate private entrance from the other unit. brbrWe are cleaning this space thoroughly after each guests and we are following the covid-19 cleaning guidelines for cleaning and disinfecting so we need all of the time between bookings to properly clean before and after your stay. brbrAfter each guest, we are disinfecting all heavily touched areas including door knobs, light switches, faucets, countertops, tables, countertops, bathrooms, remote controls, lamp switches, fan chains. Sweeping and mopping all floors, washing all used sheets, blankets, pillowcases in hot water after each guest. Washing all dishes with hot water. Disinfectant and sanitizer sprays are located in our laundry supply room for use as needed at the convenience of our guests. brbrThe house has a central heating and air system, however the thermostat is not accessible to guests in this unit. The air/heat is controlled by the host remotely and stays right around 70 degrees. brbrThis is a house in a wooded mountain community, you may be exposed to wild animals and insects during your stay. Approximately 1/2 of a mile of roads are dirt/gravel on the way to and from this property.brbrThe house has private parking in a large driveway that is shared with possible guests in the upstairs unitbrbrGuests agree to use the charcoal grill, smoker and fire pit at their own risk and their own liability. Full fire pit rules will be given to each guest and must be adhered to. By booking this unit, guests agree to all fire pit rules and accept all risks associated. We do not provide fire starting tools including matches, lighters etc so please bring your own if you plan to use. brbrIf you choose to use the charcoal grill and smoker, you must provide your own lighting tools (matches, lighters etc) charcoal, lighter fluid. If you use the grill please make sure to completely clean using the provided wire brush and scrubber and discard any unused food etc in a trash bag. Excessive grill cleaning required by our cleaning staff will result in an additional cleaning fee after check out. brbrIf you choose to use this fire pit, you take 100% responsibility for safely using such and full liability for damages resulting from negligent use. Please note that you are in a heavily wooded area with lots of wildlife, loose and falling leaves and sticks. Negligent use could lead to massive damage and/or death. brbrThe fire pit and grill recreational area is a common space, we ask that you please bring your own lighting tools and/or charcoal for the grill should you choose to use it and the clean the grill after each use. We ask that you please do not leave any open flames unsupervised. brbr1.) This is a shared recreational area with the upstairs and downstairs tenants so please share and play nice. brbr2.) Do not operate the fire pit under the influence of alcohol or drugsbrbr3.) The fire pit must be attended and monitored at all times while fire is active. brbr4.)
