This means we follow best-in-class guidelines to ensure you have a peaceful, safe and memorable stay with us. We care a lot about maintaining good relationships with our community, so we appreciate you following these house rules during your stay.brbrLICENSE AGREEMENT: The guest booking the property must digitally sign a license agreement immediately following the reservation. The most important terms of the agreement are included below, and the guest may cancel a booking penalty free within 24 hours. If the license agreement is not completed with 24 hours then the reservation will be cancelled. The agreement will be sent via text message, so please be sure your phone number is correct before booking.brbrAGE 25 OR OLDER TO BOOK: The guest booking the property must be 25 years of age or older. We reserve the right to request a photo or scan of a government-issued photo ID. The guest who books must stay at the property--you may not book for others if you do not intend to stay at the property.brbrQUIET HOURS START AT 10 PM: Our property's quiet hours of 10 pm to 6 am are required by county ordinance and enforced by local police. If the police respond to a noise complaint, every individual on the property may face a misdemeanor criminal charge and be subject to a fine by the county of $300. Failure to abide by the county noise ordinance will result in the immediate termination of the stay without refund. brbrPast noise complaints have always come from groups of 20-somethings. If you are booking for a group of people in their twenties and you think your group may want to play loud music at any time then do not book this property or cancel your reservation if you have already booked. Find another place for your trip so you do not have your trip terminated early and without refund.brbrNOISE MONITORING AND SECURITY CAMERA: We use devices that measure volume levels throughout the property (like a smoke detector but for noise) and allow us to respond to noise nuisances before the police are called. The devices are triggered primarily by sustained periods of loud music, not things like loud talking or laughter (which is encouraged!). The devices do not record audio and are 100% privacy compliant. We also have a security camera that records the front door and driveway. This allows us to facilitate remote check in and monitor the property between guests.brbrACCIDENT FORGIVENESS: Every stay is backed by our accident forgiveness program. Guests will not be held responsible for damage caused during their stay (up to a maximum of $1,500) if 1) the damage is accidental, and 2) the damage is reported as soon as possible, and by no later than the check out time.brbrPOSSIBLE BACKGROUND CHECK: We reserve the right to use a third-party to verify the guest's identity and check criminal databases to finalize the reservation. Complete terms regarding the guest verification are provided in the lodging agreement, and can be provided sooner upon request.brbrNO MUSIC OUTDOORS: This is a quiet, family-friendly lake community, not a place to party. Residents and guests alike come here to relax amid the peace and quiet of the lake. Because of this, and because sound carries so easily across the lake, we do not allow guests to play any music outdoors. Other reasonable noise, from children playing outside, for example, is no problem.brbrNO PETS: No exceptions, sorry. Please don't ask whether we can allow your perfectly house-trained, hypoallergenic labradoodle to join because we can't :-)brbrSNOW-INS: During the winter, there is a good chance that a significant snow storm could restrict access in and out of the cabin. The roads are plowed, but not always promptly. 4 wheel drive is highly recommended in the event of a snow storm, and you need to use good judgement as to whether to cancel a trip before it begins or leave the cabin early. brbrFIREPLACE: You are encouraged to use the fireplace as long as you do so carefully! Always keep the grate securely shut unless you are actively putting logs inside. We do not guarantee there will be firewood or fire starter at the cabin, so plan to bring your own. The River Country Store 1.5 mi away sells bundles of wood. brbrNO HEATING IN PORCH: The three-season porch off the back of the cabin does not have any heating and will get a bit chilly in the wintertime. Please note this is where the dining table is located. The only other dining space indoors is around the kitchen island.brbrNEW RANGE/OVEN: You may see reviewers mention the antique oven/stovetop being difficult to use. Well, it was! We have since replaced that with a brand new induction stovetop and oven which works wonderfully.brbrCHICKENS NEXT DOOR: The neighbor next door keeps chickens in his yard, but the chickens should not be a nuisance during your stay.brbrNO SMOKING: Smoking and vaping are never allowed inside the house. You may smoke or vape outside as long as you clean up after yourself. You may not litter cigarette butts on the deck, in the yard, or anywhere else--butts must go in the trash after they have cooled off. If smoking inside the screened porch, please turn on the fan so that the smoke does not linger and leave a smell. brbrNUMBER OF GUESTS: It is important to have the correct number of guests on the reservation, so please update accordingly if the number changes after you first book. There are only enough plates, glasses, etc. for a maximum of 6 people, and the septic plumbing cannot handle more than 6 people at once. Only registered guests are allowed to use the home, day or night. brbrSHEETS: At the end of your stay, please strip the sheets off the beds that were used and leave the sheets on top of the beds. brbrPARKING: There is room for up to 4 cars in the driveway, but if parking more than 2 cars, you might have to box in other cars by parking behind them. brbrBRING OR RENT YOUR OWN BOATS: We do not offer kayaks or other boats to guests. The Mountain Lake Club on the lake does rent boats from Memorial Day to Labor Day, including at least one pontoon boat. No gas-powered boats are allowed on the lake--only small electric motors are allowed.brbrBUGS AND MICE: We have regular pest control to minimize the presence of bugs and mice. However, this is a cabin in the woods, and that means no matter what you do there will still be bugs, especially in the summertime. Even if you are careful, some of those bugs will find their way into the house. You must carefully clean up the kitchen every night and securely package up all food so you do not attract bugs or mice. It is rare that mice are spotted inside the cabin, but it has happened before and could happen again. If the sight of a mouse would be too much to bear then you should not book this or any other cabin in the woods.brbrWAIVER OF LIABILITY FOR USE OF LAKE: By using the lake you agree to follow all house rules associated with it and you release the owner of the property from all liability relating to injuries that may occur while using the hot tub and/or the lake, regardless of whether injuries are caused by negligence.brbrSEPTIC SYSTEM: This house has a septic system. Grease and oil must never be allowed down any of the sink drains. Feminine hygiene products must be thrown away in a trash can and not flushed down a toilet. Never flush solid trash down the toilet or into a sink drain.brbrNO FIREWORKS: Fireworks are not allowed.brbrNO FIREARMS: Guests may not bring firearms or ammunition inside the house. brbrNO ILLEGAL DRUGS: Guests may not possess or consume any illegal drugs on the property, including cannabis.

Please don't ask whether we can allow your perfectly house-trained, hypoallergenic labradoodle to join because we can't :-)brbrSTEEP ROADS: Please be aware that the roads up to the top of the mountain can be very steep. In the snow it can be difficult to access the property. At all other times access is not difficult, but driving on steep mountain roads may make some people nervous. If that sounds like you, it might be better to reserve a property that is not along the top of the Blue Ridge. Steep mountain roads are often what it takes to get incredible views like the ones from this cabin, and those who can manage the drive won't be disappointed!brbrREMOTE LOCATION: Please be aware that this cabin is a good 20 min drive from the nearest full-service grocery store. If you're looking for seclusion, this is it! But if you prefer being close to store then this may not be the place for you.brbrEV CHARGING: We have partnered with Ok2Charge to provide Level 2 EV charging. Payment is required.brbrSNOW-INS: During the winter, four wheel drive, snow tires/chains, and a car with good clearance are HIGHLY recommended in the event of a snow storm or heavy rain, as there is a good chance that a significant snow storm could restrict access in and out of the cabin. You need to use good judgement as to whether to cancel a trip before it begins or leave the cabin early.brbrBUGS: This is a cabin in the woods--that means there are lots of bugs, especially in the summertime. Even if you are careful some of those bugs will find their way into the cabin. The best way to minimize the number of bugs inside is to keep doors and windows closed at all times. Please also carefully clean up the kitchen every night and securely package up all food.brbrWOOD STOVE: You are encouraged to use the wood stove as long as you do so carefully! Always keep the glass door closed unless you are actively putting logs inside the stove. The stove can get very hot, so be sure to keep small children away whenever a fire is burning. We do not guarantee there will be wood or fire starter there, so please plan to bring your own.brbrSMOKING: Smoking is never allowed inside the cabin. You may smoke outside as long as you clean up after yourself. You may not litter cigarette butts on the deck, in the yard, or anywhere else--butts must go in the trash after they have cooled off.brbrSHEETS: At the end of your stay you will be asked to strip the sheets off the beds that were used and leave the sheets on top of the beds.brbrWAIVER OF LIABILITY FOR USE OF THE HOT TUB: By using the hot tub you agree to follow all house rules associated with it and you release the owner of the property and the manager from all liability relating to injuries that may occur while using the hot tub, regardless of whether injuries are caused by negligence.brbrSEPTIC SYSTEM: This cabin has a septic system. Please don't ask whether we can allow your perfectly house-trained, hypoallergenic labradoodle to join because we can't :-)brbrGRAVEL ROAD: This house is off a gravel road with deep ruts in it. The house is accessible by standard 2WD sedans, but you would not want to drive here in a low-profile sports car!brbrSTEEP ROADS: Please be aware that the roads up to the top of the mountain and the driveway to the property can be very steep. In the snow it can be difficult to access the property. At all other times access is not difficult, but driving on steep mountain roads may make some people nervous. If that sounds like you, it might be better to reserve a property that is not along the top of the Blue Ridge.brbrSNOW-INS: During the winter, four wheel drive, snow tires/chains, and a car with good clearance are HIGHLY recommended in the event of a snow storm or heavy rain, as there is a good chance that a significant snow storm could restrict access in and out of the house. You need to use good judgement as to whether to cancel a trip before it begins or leave the house early.brbrBUGS: This is a house in the woods--that means there are lots of bugs, especially in the summertime. Even if you are careful some of those bugs will find their way into the house. The best way to minimize the number of bugs inside is to keep doors and windows closed at all times. Please also carefully clean up the kitchen every night and securely package up all food.brbrSMOKING: Smoking is never allowed inside the house. You may smoke outside as long as you clean up after yourself. You may not litter cigarette butts on the deck, in the yard, or anywhere else--butts must go in the trash after they have cooled off.brbrSHEETS: At the end of your stay you will be asked to strip the sheets off the beds that were used and leave the sheets on top of the beds.brbrWAIVER OF LIABILITY FOR USE OF THE HOT TUB: By using the hot tub you agree to follow all house rules associated with it and you release the owner of the property and the manager from all liability relating to injuries that may occur while using the hot tub, regardless of whether injuries are caused by negligence.brbrSEPTIC SYSTEM: This house has a septic system. Grease and oil must never be allowed down any of the sink drains. Feminine hygiene products must be thrown away in a trash can and not flushed down a toilet. Never flush solid trash down the toilet or into a sink drain.brbrNO FIREWORKS: Fireworks are not allowed.brbrNO ILLEGAL DRUGS: Guests may not possess or consume any illegal drugs on the property, including cannabis.

If you're looking for seclusion, this is it! But if you prefer being close to stores then this may not be the place for you.brbrSNOW-INS: During the winter, four wheel drive, snow tires/chains, and a car with good clearance are HIGHLY recommended in the event of a snow storm or heavy rain, as there is a good chance that a significant snow storm could restrict access in and out of the cabin. Always keep the stove door securely shut unless you are actively putting logs inside the stove. The stove can get very hot, so be sure to keep small children away whenever a fire is burning. We do not guarantee there will be firewood or fire starter at the cabin, so it is best to bring your own. The River Country Store 1.5 mi away sells bundles of wood. brbrNO SMOKING: Smoking and vaping are never allowed inside the house. Sleeping 8 people will require 2 people in each queen bed and 1 in each twin bed. If the cabin is filled to capacity, 4 people will be sleeping in the loft and sharing the 1 small bathroom up there. There are only enough plates, glasses, etc. for a maximum of 8 people, and the septic plumbing cannot handle more than 8 people at once. Even if you are very careful, some of those bugs will find their way into the house. You must carefully clean up the kitchen every night and securely package up all food so you do not attract bugs or mice. It is rare that mice are spotted inside the cabin, but it has happened before and could happen again. If the sight of a mouse would be too much to bear then you should not book this or any other cabin in the woods.brbrTHIN WALLS: Past guests have commented that sound travels easily between floors and between bedrooms. Therefore, this cabin is best suited for families and those with whom you feel very comfortable!brbrWAIVER OF LIABILITY FOR USE OF HOT TUB AND/OR LAKE: The hot tub remains open year round. If you use the hot tub it is your responsibility to ensure the water remains chemically balanced and safe to use before you use it. By using the hot tub and/or the lake you agree to follow all house rules associated with it and you release the owner of the property from all liability relating to injuries that may occur while using the hot tub and/or the lake, regardless of whether injuries are caused by negligence.brbrSEPTIC SYSTEM: This house has a septic system.

We invite you to schedule a long weekend in these beautiful mountains and celebrate the beauty of nature's offerings - hiking, fishing, rafting, kayaking, sightseeing, or just relaxing in our cozy home, especially on the large screened porch.brMoonridge is the mountain home of Anne and Paul Eggers and is available for vacation rental during spring, summer and fall (April-early December). This eclectic home (recently dubbed “quirky cool”) is decorated with colorful touches and specially chosen works of art which make it feel warm and welcoming. From your first walk into this charming home to your departure drive back down the mountain, we hope you will make many happy memories here with friends and family. The cabin is all on one level, with only one short step into the entryway from the stone path. It has hardwood flooring and area rugs, no carpet.brTwo bedrooms (master with queen bed; second bedroom with two twins). Some small toys in twin bed room. Huge screened porch with porch swing, table and 4 chairs, and new (2023) loveseat/swivel chairs grouping - great spot for morning coffee, evening glass of wine, watching the local wildlife and sunset over the distant Shenandoah River. You are welcome to plug-in the lighted stars, colorful globe, and the little water fountain. The kitchen is well-equipped -new refrigerator (2020) and electric oven (2021), Keurig coffee maker with K-cup assortment provided (2025)), cookware, cookie sheets, cutlery set, blender, hand mixer, toaster, microwave, Crock Pot, roasting pan, large salad bowl, all dishes/glassware/silverware, small Brita water pitcher, Cuisinart waffle iron, and is stocked with basic staples. If you choose to eat-in you are welcome to bring your own food. We are located 20 minutes UP the mountain from the nearest restaurants and grocery stores of Harper’s Ferry and Charles Town, so please keep this in mind when planning your meals. brbrThe main living area has comfortable sofa and chairs, new small (2022) combo TV/DVD with ChromeCast for streaming from your devices on our TV, Xfinity TV, and a DVD library of cool movies. Enjoy our vaulted ceiling with three new, crystal clear skylights, and a Jotul wood stove for those chilly spring/fall evenings. Wood is abundant on our lot, and there are also a couple of woodpiles and a saw and hatchet in the lower crawl space for you to use if you wish. Our home can be heated by a gas furnace, if needed. Our bedrooms have small space heaters to keep you warm at night, if needed. There are five new lighted ceiling fans throughout the cabin, one in the main room, one in each bedroom, and two indoor/outdoor lighted fans on the porch. We have added a keyless-entry door, sliding kitchen window, and two energy efficient air conditioners located in the main room and master bedroom. Our washer and dryer are also new (2025 and 2019). The cabin was freshly painted in the Spring of 2017. Other amenities include hair dryer, umbrellas, Dry-Stix, 2 yoga mats and blocks, Pak 'N Play crib and sheets, a pair of Leki hiking poles, and Weber charcoal grill with charcoal chimney - use of charcoal lighter fluid or other accelerant is prohibited. Charcoal is provided. We recently added 2 comfy folding camp chairs for those who love to sit outside, and 2 vintage teak lawn chairs. We have a small Magnus chord organ and a small steel tongue drum (2021) for our musical guests, a kalimba, and we have a small tuned guitar hanging on the wall. All linens (kitchen, bathroom and bedroom) are included - if you are planning any outdoor water activities (e.g., rafting or tubing), bring your own towels for that, please do not use the cabin towels. brWe have excellent Internet and WiFi service at Moonridge, so you stay connected even out here in the woods. Network and passcode are on cards that we keep in the bedrooms and in our Welcome notebook.brWe’ve been often asked about the quality of our well water...not only is it potable, it is very delicious, and completely safe.brbrTHERE IS NO OUTDOOR BURNING OF ANY KIND ALLOWED ON OUR PROPERTY, and Moonridge is strictly a No Smoking home. Firearms are ABSOLUTELY PROHIBITED at Moonridge. We do not have local trash service as we cannot tempt “critters” in the wild, and we ask that our guests pack out their trash, or if that’s not possible, that it be left inside the cabin (or in the crawl space) for us to pick up after you leave. We also have a dedicated recycling bin - you can leave your recycles, or take them out with you. Usual check-in time is 3pm, check-out is 12noon, but these times can be flexible.brbrArea attractions: explore Harpers Ferry National Historic Park, the Appalachian Trail and ATC Visitor Center in town, Charles Town Races and Casino, Antietam National Battlefield, Historic Shepherdstown, fishing, tubing, canoeing, white water rafting and kayaking on the Shenandoah and Potomac Rivers. Zipline and treetop course nearby at Harpers Ferry Adventure Park, unique local dining, shopping, wineries and breweries, and antiquing in quaint historic towns (Shepherdstown and Charles Town, WV, Leesburg, VA, and Frederick, MD). Hiking and biking along river roads and the C&O Canal, or simply relax and enjoy your escape from the outside world. Kids might enjoy the Leesburg Animal Park in Leesburg, VA. For auto sports fans, we are about 20 minutes from Summit Point Motorsport Park. We are only 2 miles from the Mountain Lake Club, home to a 55-acre lake that provides beach time, boating and kayaking all for a day pass fee. brbrRE: Handicapped Accessible - The paved driveway is quite steep, but parking at the top is fairly level. The stone path to the house from the driveway is not smooth but is lighted with small solar lights. There is one stone step going into the cabin - guests with walkers will be OK, cottage is honestly not wheelchair-friendly. Bathroom doorway and bathroom itself are narrow.brThis is a very prop-your-feet-on-the-furniture spot, for making yourself totally at home. If you're squeamish about about stink bugs and little spiders, this is probably not the place for you. The cabin was built in the 1940's, and altho it’s far from a glitzy hotel room, we are sure that it’s clean, casual setting is the perfect place for relaxing, recharging, and refreshing body and soul. It's about 800 square feet, and with only one bathroom, more than 4 people will be very tight.brRE: Kid-friendly - Kids love building forts and rock cairns in the surrounding woods (cabin sits on 1/2 acre of woods), sleeping on the porch in summertime (BYO sleeping bags!) and wading/rock-hopping in the Shenandoah River, which is a short drive from Moonridge. There may be wildlife visible from the screened-in porch and all the windows. Kids love the Moonridge Scavenger Hunt that awaits them.brSmoking is NOT allowed. NO smoking on the screened porch either.brbrWell-behaved dogs are welcome at no extra charge, and must be on leash at all times outside the cabin. We also require that they be crated when left alone in our home, and they are not allowed on the furniture or on the beds. No other pets are allowed. We offer a small water dish and small leash. When booking your stay, please indicate that you will be bringing your pup(s) along with you.brbrWe are currently into our eleventh year of hosting guests, and are excited about welcoming you in the coming season. We did appreciate that especially the years of 2020-22 our guests were seeking a clean, safe, and secure place to spend time off ....that is what we offered, and continue to offer, to everyone. It’s our pleasure to open our door wide to new adventurers, and our “old” friends alike. See you at Moonridge!

This means we follow best-in-class guidelines to ensure you have a peaceful, safe and memorable stay with us. We care a lot about maintaining good relationships with our community, so we appreciate you following these house rules during your stay.brbrLODGING AGREEMENT: The guest booking the property must digitally sign a lodging agreement immediately following the reservation. The most important terms of the agreement are included below, and the guest may cancel a booking penalty free within 24 hours. If the lodging agreement is not completed with 24 hours then the reservation will be cancelled. Complete terms regarding the guest verification are provided in the lodging agreement, and can be provided sooner upon request.brbrNO PETS, BUT BEWARE DOG ALLERGIES: No exceptions, sorry. Please don't ask whether we can allow your perfectly house-trained, hypoallergenic labradoodle to join because we can't :-) The previous owner did keep dogs, though, so those with dog allergies may want to find another place.brbrSTEEP ROADS: Please be aware that the roads up to the top of the mountain can be very steep. In the snow it can be difficult to access the property. At all other times access is not difficult, but driving on steep mountain roads may make some people nervous. If that sounds like you, it might be better to reserve a property that is not along the top of the Blue Ridge.brbrREMOTE LOCATION: Please be aware that this cabin is a good 20 min drive from the nearest full-service grocery store. Please also carefully clean up the kitchen every night and securely package up all food.brbrRATTLESNAKES AND BEARS, OH MY: Life is wilder on the mountain, so be prepared for wildlife. Timber rattlesnakes are prevalent along the top of the mountain, so please watch your step. We do not encourage hopping around on rocks. Black bears are known to make appearances, but almost always in the middle of the night and mostly in the spring when they wake from hibernation. They are generally afraid of people and will walk the other direction if they hear you. You will probably see deer and other wildlife during your stay, but please refrain from feeding.brbrSMOKING: Smoking is never allowed inside the cabin.
