Failure to abide by the county noise ordinance will result in the immediate termination of the stay without refund. brbrPast noise complaints have always come from groups of 20-somethings. The devices do not record audio and are 100% privacy compliant. We also have a security camera that records the front door and driveway. This allows us to facilitate remote check in and monitor the property between guests.brbrACCIDENT FORGIVENESS: Every stay is backed by our accident forgiveness program. Guests will not be held responsible for damage caused during their stay (up to a maximum of $1,500) if 1) the damage is accidental, and 2) the damage is reported as soon as possible, and by no later than the check out time.brbrPOSSIBLE BACKGROUND CHECK: We reserve the right to use a third-party to verify the guest's identity and check criminal databases to finalize the reservation. Complete terms regarding the guest verification are provided in the lodging agreement, and can be provided sooner upon request.brbrNO PETS: No exceptions, sorry. Please don't ask whether we can allow your perfectly house-trained, hypoallergenic labradoodle to join because we can't :-)brbrGRAVEL ROAD: This house is off a gravel road with ruts. The house is accessible by standard 2WD sedans in good weather, but you would not want to drive here in a low-profile sports car and will be glad to have at least a small SUV with more clearance.brbrSNOW-INS: During the winter, four wheel drive, snow tires/chains, and a car with good clearance are HIGHLY recommended in the event of a snow storm or heavy rain, as there is a good chance that a significant snow storm could restrict access in and out of the house. You need to use good judgement as to whether to cancel a trip before it begins or leave the house early.brbrBUGS: This is a house in the woods--that means there are lots of bugs, especially in the summertime. Even if you are careful some of those bugs will find their way into the house. The best way to minimize the number of bugs inside is to keep doors and windows closed at all times. Please also carefully clean up the kitchen every night and securely package up all food.brbrSMOKING: Smoking is never allowed inside the house. You may smoke outside as long as you clean up after yourself. You may not litter cigarette butts on the deck, in the yard, or anywhere else--butts must go in the trash after they have cooled off.brbrWAIVER OF LIABILITY FOR USE OF THE HOT TUB: By using the hot tub you agree to follow all house rules associated with it and you release the owner of the property and the manager from all liability relating to injuries that may occur while using the hot tub, regardless of whether injuries are caused by negligence.brbrSHEETS: At the end of your stay you will be asked to strip the sheets off the beds that were used and leave the sheets on top of the beds.brbrSEPTIC SYSTEM: This house has a septic system. The huge concrete gravel “Hopper” at the end of the property by the picnic area was built to allow train cars and trucks to drive under and have the gravel loaded into cars to take to construction sites. Every now and then at the bottom of the 22 acres we get to see an incredible freight train pass and appreciate the commerce, industry, jobs, and vibrancy it represents.brbrThe “Hopper” which is an incredible concrete marvel, was built in 1920, so it is over 100 years old! And still as incredible and stable as it was. Many guests like to do events, long-table dinners and others activities under the Hopper.brbrAs the stone was removed using big equipment, explosives and other means, and the depth got down past 90 feet, the natural water table was breached and a few small “springs” started to fill the quarry, the company tried to mitigate the water and direct it as they continued to mine, but after the 5th natural spring, the water rose too quickly, and the lake was formed. Those 5 natural springs still feed the quarry today. The water level does not change much, outside of torrential rains. On any given day the quarry reflects the weather, wind, and topography, sometimes the water is still as glass, some days ripples, on some days the wind dances invisibly on the surface.

Residents and guests alike come here to relax amid the peace and quiet of the lake. Because of this, and because sound carries so easily across the lake, we do not allow guests to play any music outdoors. Other reasonable noise, from children playing outside, for example, is no problem.brbrNO PETS: No exceptions, sorry. Please don't ask whether we can allow your perfectly house-trained, hypoallergenic labradoodle to join because we can't :-)brbrSNOW-INS: During the winter, there is a good chance that a significant snow storm could restrict access in and out of the cabin. The roads are plowed, but not always promptly. 4 wheel drive is highly recommended in the event of a snow storm, and you need to use good judgement as to whether to cancel a trip before it begins or leave the cabin early. brbrWOOD STOVE: You are encouraged to use the wood stove as long as you do so carefully! Always keep the stove door securely shut unless you are actively putting logs inside the stove. The stove can get very hot, so be sure to keep small children away whenever a fire is burning. We do not guarantee there will be firewood or fire starter at the cabin, so it is best to bring your own. The River Country Store 1.5 mi away sells bundles of wood. brbrNO SMOKING: Smoking and vaping are never allowed inside the house. You may smoke or vape outside as long as you clean up after yourself. You may not litter cigarette butts on the deck, in the yard, or anywhere else--butts must go in the trash after they have cooled off. If smoking inside the screened porch, please turn on the fan so that the smoke does not linger and leave a smell. brbrNUMBER OF GUESTS: It is important to have the correct number of guests on the reservation, so please update accordingly if the number changes after you first book. Sleeping 8 people will require 2 people in each queen bed and 1 in each twin bed. If the cabin is filled to capacity, 4 people will be sleeping in the loft and sharing the 1 small bathroom up there. There are only enough plates, glasses, etc. for a maximum of 8 people, and the septic plumbing cannot handle more than 8 people at once. Only registered guests are allowed to use the home, day or night. brbrSHEETS: At the end of your stay, please strip the sheets off the beds that were used and leave the sheets on top of the beds. brbrPARKING: There is room for up to 4 cars in the driveway, but if parking more than 2 cars, you might have to box in other cars by parking behind them. brbrBRING OR RENT YOUR OWN BOATS: We do not offer kayaks or other boats to guests. The Mountain Lake Club on the lake does rent boats from Memorial Day to Labor Day, including at least one pontoon boat. No gas-powered boats are allowed on the lake--only small electric motors are allowed.brbrBUGS AND MICE: We have regular pest control to minimize the presence of bugs and mice. However, this is a cabin in the woods, and that means no matter what you do there will still be bugs, especially in the summertime. Even if you are very careful, some of those bugs will find their way into the house. You must carefully clean up the kitchen every night and securely package up all food so you do not attract bugs or mice. It is rare that mice are spotted inside the cabin, but it has happened before and could happen again. If the sight of a mouse would be too much to bear then you should not book this or any other cabin in the woods.brbrTHIN WALLS: Past guests have commented that sound travels easily between floors and between bedrooms. Therefore, this cabin is best suited for families and those with whom you feel very comfortable!brbrWAIVER OF LIABILITY FOR USE OF HOT TUB AND/OR LAKE: The hot tub remains open year round. If you use the hot tub it is your responsibility to ensure the water remains chemically balanced and safe to use before you use it. By using the hot tub and/or the lake you agree to follow all house rules associated with it and you release the owner of the property from all liability relating to injuries that may occur while using the hot tub and/or the lake, regardless of whether injuries are caused by negligence.brbrSEPTIC SYSTEM: This house has a septic system. Network and passcode are on cards that we keep in the bedrooms and in our Welcome notebook.brWe’ve been often asked about the quality of our well water...not only is it potable, it is very delicious, and completely safe.brbrTHERE IS NO OUTDOOR BURNING OF ANY KIND ALLOWED ON OUR PROPERTY, and Moonridge is strictly a No Smoking home. Firearms are ABSOLUTELY PROHIBITED at Moonridge. We do not have local trash service as we cannot tempt “critters” in the wild, and we ask that our guests pack out their trash, or if that’s not possible, that it be left inside the cabin (or in the crawl space) for us to pick up after you leave. We also have a dedicated recycling bin - you can leave your recycles, or take them out with you. Usual check-in time is 3pm, check-out is 12noon, but these times can be flexible.brbrArea attractions: explore Harpers Ferry National Historic Park, the Appalachian Trail and ATC Visitor Center in town, Charles Town Races and Casino, Antietam National Battlefield, Historic Shepherdstown, fishing, tubing, canoeing, white water rafting and kayaking on the Shenandoah and Potomac Rivers. Zipline and treetop course nearby at Harpers Ferry Adventure Park, unique local dining, shopping, wineries and breweries, and antiquing in quaint historic towns (Shepherdstown and Charles Town, WV, Leesburg, VA, and Frederick, MD). Hiking and biking along river roads and the C&O Canal, or simply relax and enjoy your escape from the outside world. Kids might enjoy the Leesburg Animal Park in Leesburg, VA. For auto sports fans, we are about 20 minutes from Summit Point Motorsport Park. We are only 2 miles from the Mountain Lake Club, home to a 55-acre lake that provides beach time, boating and kayaking all for a day pass fee. brbrRE: Handicapped Accessible - The paved driveway is quite steep, but parking at the top is fairly level. The stone path to the house from the driveway is not smooth but is lighted with small solar lights. There is one stone step going into the cabin - guests with walkers will be OK, cottage is honestly not wheelchair-friendly. Bathroom doorway and bathroom itself are narrow.brThis is a very prop-your-feet-on-the-furniture spot, for making yourself totally at home. If you're squeamish about about stink bugs and little spiders, this is probably not the place for you. The cabin was built in the 1940's, and altho it’s far from a glitzy hotel room, we are sure that it’s clean, casual setting is the perfect place for relaxing, recharging, and refreshing body and soul. It's about 800 square feet, and with only one bathroom, more than 4 people will be very tight.brRE: Kid-friendly - Kids love building forts and rock cairns in the surrounding woods (cabin sits on 1/2 acre of woods), sleeping on the porch in summertime (BYO sleeping bags!) and wading/rock-hopping in the Shenandoah River, which is a short drive from Moonridge. There may be wildlife visible from the screened-in porch and all the windows. Kids love the Moonridge Scavenger Hunt that awaits them.brSmoking is NOT allowed. NO smoking on the screened porch either.brbrWell-behaved dogs are welcome at no extra charge, and must be on leash at all times outside the cabin. We also require that they be crated when left alone in our home, and they are not allowed on the furniture or on the beds. No other pets are allowed. We offer a small water dish and small leash. When booking your stay, please indicate that you will be bringing your pup(s) along with you.brbrWe are currently into our eleventh year of hosting guests, and are excited about welcoming you in the coming season. We did appreciate that especially the years of 2020-22 our guests were seeking a clean, safe, and secure place to spend time off ....that is what we offered, and continue to offer, to everyone. It’s our pleasure to open our door wide to new adventurers, and our “old” friends alike. See you at Moonridge!

A sweet loft with skylights offers two twin beds and a tv monitor for gaming.brbrYou'll find a full elevated kitchen, with an original stained-glass window and an island fashioned from former church furnishings. The kitchen includes a range, refrigerator, dishwasher, microwave, toaster, beverage fridge, coffee maker, electric kettle, immersion blender, and French press. brbrThe large open-concept former sanctuary includes a dining table for 8, 2 skylights, ceiling fans, a leather couch, 2 recliners and additional comfy seating for the whole family.brbrTwo beautiful full bathrooms and 2 powder rooms.brbrA total of 3 Roku TVs for your favorite streaming apps plus some live TV options. Even if guests are careful, some of those bugs may enter the house and are attracted to lights. The best way to minimize bugs inside is to keep doors and windows closed at all times. Even then, the building is 130 years old and not totally airtight. brBy booking the property, guests acknowledge that encounters with insects or wildlife are possible and are not grounds for refunds or cancellations.brYou'll also want to clear the kitchen each night and securely package all food.brIf you need help removing any bugs that may appear, don't hesitate to contact the hosts.

This means we follow best-in-class guidelines to ensure you have a peaceful, safe and memorable stay with us. We care a lot about maintaining good relationships with our community, so we appreciate you following these house rules during your stay.brbrLODGING AGREEMENT: The guest booking the property must digitally sign a lodging agreement immediately following the reservation. The most important terms of the agreement are included below, and the guest may cancel a booking penalty free within 24 hours. If the lodging agreement is not completed with 24 hours then the reservation will be cancelled. The agreement will be sent via text message, so please be sure your phone number is correct before booking.brbrAGE 25 OR OLDER TO BOOK: The guest booking the property must be 25 years of age or older. We reserve the right to request a photo or scan of a government-issued photo ID. The guest who books must stay at the property--you may not book for others if you do not intend to stay at the property.brbrQUIET HOURS START AT 10 PM: Our property's quiet hours of 10 pm to 6 am are required by county ordinance and enforced by local police. If the police respond to a noise complaint, every individual on the property may face a misdemeanor criminal charge and be subject to a fine by the county of $300. Failure to abide by the county noise ordinance will result in the immediate termination of the stay without refund. brbrPast noise complaints have always come from groups of 20-somethings. If you are booking for a group of people in their twenties and you think your group may want to play loud music at any time then do not book this property or cancel your reservation if you have already booked. Find another place for your trip so you do not have your trip terminated early and without refund.brbrNOISE MONITORING AND SECURITY CAMERA: We use devices that measure volume levels throughout the property (like a smoke detector but for noise) and allow us to respond to noise nuisances before the police are called. The devices are triggered primarily by sustained periods of loud music, not things like loud talking or laughter (which is encouraged!). Complete terms regarding the guest verification are provided in the lodging agreement, and can be provided sooner upon request.brbrNO PETS, BUT BEWARE DOG ALLERGIES: No exceptions, sorry. Please don't ask whether we can allow your perfectly house-trained, hypoallergenic labradoodle to join because we can't :-) The previous owner did keep dogs, though, so those with dog allergies may want to find another place.brbrSTEEP ROADS: Please be aware that the roads up to the top of the mountain can be very steep. In the snow it can be difficult to access the property. At all other times access is not difficult, but driving on steep mountain roads may make some people nervous. If that sounds like you, it might be better to reserve a property that is not along the top of the Blue Ridge.brbrREMOTE LOCATION: Please be aware that this cabin is a good 20 min drive from the nearest full-service grocery store. If you're looking for seclusion, this is it! But if you prefer being close to stores then this may not be the place for you.brbrSNOW-INS: During the winter, four wheel drive, snow tires/chains, and a car with good clearance are HIGHLY recommended in the event of a snow storm or heavy rain, as there is a good chance that a significant snow storm could restrict access in and out of the cabin. You need to use good judgement as to whether to cancel a trip before it begins or leave the cabin early.brbrBUGS: This is a cabin in the woods--that means there are lots of bugs, especially in the summertime. Even if you are careful some of those bugs will find their way into the cabin. The best way to minimize the number of bugs inside is to keep doors and windows closed at all times. Please also carefully clean up the kitchen every night and securely package up all food.brbrRATTLESNAKES AND BEARS, OH MY: Life is wilder on the mountain, so be prepared for wildlife. Timber rattlesnakes are prevalent along the top of the mountain, so please watch your step. We do not encourage hopping around on rocks. Black bears are known to make appearances, but almost always in the middle of the night and mostly in the spring when they wake from hibernation. They are generally afraid of people and will walk the other direction if they hear you. You will probably see deer and other wildlife during your stay, but please refrain from feeding.brbrSMOKING: Smoking is never allowed inside the cabin. You may smoke outside as long as you clean up after yourself. You may not litter cigarette butts on the deck, in the yard, or anywhere else--butts must go in the trash after they have cooled off.brbrSHEETS: At the end of your stay you will be asked to strip the sheets off the beds that were used and leave the sheets on top of the beds.brbrWAIVER OF LIABILITY FOR USE OF THE HOT TUB: By using the hot tub you agree to follow all house rules associated with it and you release the owner of the property and the manager from all liability relating to injuries that may occur while using the hot tub, regardless of whether injuries are caused by negligence.brbrSEPTIC SYSTEM: This cabin has a septic system. Grease and oil must never be allowed down any of the sink drains. Feminine hygiene products must be thrown away in a trash can and not flushed down a toilet. Never flush solid trash down the toilet or into a sink drain.brbrNO FIREWORKS: Fireworks are not allowed.brbrNO FIREARMS: Guests may not bring firearms or ammunition inside the house. brbrNO ILLEGAL DRUGS: Guests may not possess or consume any illegal drugs on the property, including cannabis.

RIVERFRONT COTTAGE- The Neon Moon

Harpers Ferry, West Virginia, United States

An amazingly adorable direct waterfront cottage on the beautiful Shenandoah River. You can't get any closer to nature than this! Romantic and secluded with plenty of privacy. Relish the best of both worlds... like camping along the river, but with all the amenities of home. Home features a large deck that extends out over the water complete with rod holders and spot lights for some night cat-fishing. Enjoy sitting around the fire pit roasting marshmallows for s'mores, or maybe hanging out at your personal screened-in tiki bar. Wake up to full water views in the master bedroom suite with a queen sized bed and attached to it's own romantic bath with an original claw-foot tub. The second bedroom is quite cozy and has it's own powder room and also a private deck for morning coffee. There are tons of things to do and places to see around this area. Virginia's wine country is just up the road and features a dozen or so vineyards beginning within about a 12 minute drive. You will need to visit the historic area of Harpers Ferry for some great history with civil war museums, shopping, restaurants, pubs, and cobblestone streets. Hollywood Casino and horse track in Charles Town, WV is roughly 15 min away. There's horseback riding, zip lining, white water rafting, tubing, canoe and kayak rentals all within a few short miles. The list goes on and on. Many of my guest float just across the river and down stream a bit to a boat and tube rental company (River Riders) which will allow you to pay them to ride their bus upstream with your own tube. That way you can float back to the house! Pretty cool huh ! Well this is my full time home. I keep it very nice, neat and clean, and only rent it here and there. Check out my pictures and availability... it truly is a gem and a must see. You will want to come back year after year. brbrThis is my home. I do not have or charge for a cleaning service and guest are required to return the property to its original condition upon departure.
