The agreement will be sent via text message, so please be sure your phone number is correct before booking.brbrAGE 25 OR OLDER TO BOOK: The guest booking the property must be 25 years of age or older. We reserve the right to request a photo or scan of a government-issued photo ID. The guest who books must stay at the property--you may not book for others if you do not intend to stay at the property.brbrQUIET HOURS START AT 10 PM: Our property's quiet hours of 10 pm to 6 am are required by county ordinance and enforced by local police. If the police respond to a noise complaint, every individual on the property may face a misdemeanor criminal charge and be subject to a fine by the county of $300. Failure to abide by the county noise ordinance will result in the immediate termination of the stay without refund. brbrPast noise complaints have always come from groups of 20-somethings. If you are booking for a group of people in their twenties and you think your group may want to play loud music at any time then do not book this property or cancel your reservation if you have already booked. Find another place for your trip so you do not have your trip terminated early and without refund.brbrNOISE MONITORING AND SECURITY CAMERA: We use devices that measure volume levels throughout the property (like a smoke detector but for noise) and allow us to respond to noise nuisances before the police are called. The devices are triggered primarily by sustained periods of loud music, not things like loud talking or laughter (which is encouraged!). The devices do not record audio and are 100% privacy compliant. We also have a security camera that records the front door and driveway. This allows us to facilitate remote check in and monitor the property between guests.brbrACCIDENT FORGIVENESS: Every stay is backed by our accident forgiveness program. Guests will not be held responsible for damage caused during their stay (up to a maximum of $1,500) if 1) the damage is accidental, and 2) the damage is reported as soon as possible, and by no later than the check out time.brbrPOSSIBLE BACKGROUND CHECK: We reserve the right to use a third-party to verify the guest's identity and check criminal databases to finalize the reservation. Complete terms regarding the guest verification are provided in the lodging agreement, and can be provided sooner upon request.brbrNO PETS: No exceptions, sorry. Please don't ask whether we can allow your perfectly house-trained, hypoallergenic labradoodle to join because we can't :-)brbrSTEEP ROADS: Please be aware that the roads up to the top of the mountain and the driveway to the property can be very steep. In the snow it can be difficult to access the property. At all other times access is not difficult, but driving on steep mountain roads may make some people nervous. If that sounds like you, it might be better to reserve a property that is not along the top of the Blue Ridge. Steep mountain roads are often what it takes to get incredible views like the ones from this cabin, and those who can manage the drive won't be disappointed!brbrSNOW-INS: During the winter, four wheel drive, snow tires/chains, and a car with good clearance are HIGHLY recommended in the event of a snow storm or heavy rain, as there is a good chance that a significant snow storm could restrict access in and out of the house. You need to use good judgement as to whether to cancel a trip before it begins or leave the house early.brbrOPEN LOFT: The loft where bedroom 2 is located (with the queen bed) is open to the floor below, which may make it difficult for some people to sleep while there is activity in the main living room.brbrNO CURTAINS/BLINDS: Please note there are no curtains or blinds on the windows.brbrMAY NOT BE SUITABLE FOR SMALL CHILDREN: Certain features of the house may pose a particular danger to small children, including the widely spaced cable rails in the loft and the gate-less staircases. No special efforts have been made to “childproof” this cabin. Guests accept the risk of harm to any children we allow on the property.brbrBUGS: This is a house in the woods--that means there are lots of bugs, especially in the summertime. Even if you are careful some of those bugs will find their way into the house. The best way to minimize the number of bugs inside is to keep doors and windows closed at all times. Please also carefully clean up the kitchen every night and securely package up all food.brbrSMOKING: Smoking is never allowed inside the house. You may smoke outside as long as you clean up after yourself. You may not litter cigarette butts on the deck, in the yard, or anywhere else--butts must go in the trash after they have cooled off.brbrSHEETS: At the end of your stay you will be asked to strip the sheets off the beds that were used and leave the sheets on top of the beds.brbrWAIVER OF LIABILITY FOR USE OF THE HOT TUB: By using the hot tub you agree to follow all house rules associated with it and you release the owner of the property and the manager from all liability relating to injuries that may occur while using the hot tub, regardless of whether injuries are caused by negligence.brbrSEPTIC SYSTEM: This house has a septic system. Grease and oil must never be allowed down any of the sink drains. Feminine hygiene products must be thrown away in a trash can and not flushed down a toilet. Never flush solid trash down the toilet or into a sink drain.brbrNO FIREWORKS: Fireworks are not allowed.brbrNO FIREARMS: Guests may not bring firearms or ammunition inside the house. brbrNO ILLEGAL DRUGS: Guests may not possess or consume any illegal drugs on the property, including cannabis.

The roads are plowed, but not always promptly. 4 wheel drive is highly recommended in the event of a snow storm, and you need to use good judgement as to whether to cancel a trip before it begins or leave the cottage early.brbrFIREPLACE: You are encouraged to use the fireplace as long as you do so carefully! Always keep the fireplace door securely shut unless you are actively putting logs inside the stove. The fireplace can get very hot, so be sure to keep small children away whenever a fire is burning. We do not guarantee there will be firewood or fire starter at the house, so it is best to bring your own. The River Country Store 1.5 mi away sells bundles of wood.brbrSMOKING: Smoking is never allowed inside the house. You may smoke outside as long as you clean up after yourself. Conveniently located in a semi-rural neighborhood setting with large yard, hot tub, fire pit and large field in the back. The home has cable internet and wifi and free off-street parking.brSlope side home in the winter months to Snow Riders which allows for excellent access to the tubing runs. Lights and potentially other guests on the slope may be seen from the home.brbrInfo on the heat and air conditioning:br1 On cool nights, there is a gas stove in the living room for your enjoyment. Please only run the gas stove when you are in the living room. It is warm enough that the regular house central air will not turn on and the rest of the house may get cold if left running. br2 There is a thermostat in the hallway for the main level and upstairs heat and air conditioning. Vents can also be adjusted if it is too hot or cold in the upstairs vs main floor.br3 the basement has 2 thermostats - 1 for a/c on the far wall and one for the baseboard heat on the left wall. Please only turn on one at a time or they will “compete” with each other.br4 there is a thermostat in the basement hall and utility room that we generally left on 60 because it would be really hot in that area if not.br5 if the dehumidifier in the basement says P2, it is full, please empty in the bath tub.

The roads are plowed, but not always promptly. 4 wheel drive is highly recommended in the event of a snow storm, and you need to use good judgement as to whether to cancel a trip before it begins or leave the cabin early. brbrFIREPLACE: You are encouraged to use the fireplace as long as you do so carefully! Be sure to keep small children away whenever a fire is burning. We do not guarantee there will be firewood or fire starter at the cabin, so it is best to bring your own. The River Country Store 1.5 mi away sells bundles of wood. brbrSMOKING: Smoking is never allowed inside the house. You may smoke outside as long as you clean up after yourself. Therefore, the loft also includes a window AC unit.brbrNO LOFT BATHROOM: The queen bedroom has it's own en suite bathroom (the bathroom with the laundry machine) and the other bathroom is across from the kitchen and is for the remaining occupants to use. Both bathrooms are on the main floor, so anyone sleeping in the loft will need to come downstairs to use the bathroom.brbrBUGS: This is a cabin in the woods--that means there are lots of bugs, especially in the summertime. Even if you are very careful, some of those bugs will find their way into the house. The best way to minimize the number of bugs inside is to keep the doors and windows closed as much as possible. You must also carefully clean up the kitchen every night and securely package up all food to keep out bugs and mice. We have had to deal with mice before and no one wants that again! brbrWAIVER OF LIABILITY FOR USE OF KAYAKS AND/OR LAKE: By using the kayaks and/or the lake you agree to follow all house rules associated with it and you release the owner of the property from all liability relating to injuries that may occur while using the kayaks and/or the lake, regardless of whether injuries are caused by negligence.brbrSEPTIC SYSTEM: This house has a septic system. Queen size bed, sofa, smart tv, electric fireplace, dining area and kitchen all in one light filled space with beautiful views from all four sides!brbrEntire apartment with private entrance. Completely detached from main house. Shared use of fire pit overlooking the river (watch the sunset over the mountains!), outdoor dining gazebo (bring a picnic!) and grounds of lavender farm (the scent is wonderful!)brbrWe are often outside working or enjoying our property, and love to share with guests. We have three goofy dogs that are outside most days. They never enter the guesthouse though. Texts and phone calls with questions are fine.brbrWe are on 1 1/2 riverfront acres within the limits of the historic town of Harpers Ferry. It is exactly a one mile walk to the convergence of the Potomac and Shenandoah Rivers, as well as the Appalachian Trail! (The distance listed below is incorrect.) You do not need a car to go to wonderful local restaurants and coffee shops. There is plenty Civil War history here and lots to see and learn at the Harpers Ferry National Historical Park. We have three different rafting companies in town, and two rivers to raft, or just float on inner tubes! The Appalachian Trail Conservancy is just down the street, and the trail comes right through town. If you are into something a little more relaxed, we are surrounded by many local wineries and breweries just a short distance away!brbrMost things here are within walking distance. Be aware that we are in a town with some hills, so wear comfortable shoes. You will need a car to go to the grocery store. We have several within just a few miles. There are limited paid parking spots within the small town if you are not into walking the short walk down. We have plenty of parking available here at La Soledad.brbrWe have plenty of parking on our property (it is very scarce in this historic town!) You can leave your car here and walk to local restaurants, the park museums and shops, or go hiking or cycling. Electric bike rentals are available. There are hills and a few uneven sidewalks in town.brLight cooking only, no oil frying etc. Cuisinart mini oven / air fryer, microwave, hotplate, and full size refrigerator provided. Failure to abide by the county noise ordinance will result in the immediate termination of the stay without refund. brbrPast noise complaints have always come from groups of 20-somethings. If you are booking for a group of people in their twenties and you think your group may want to play loud music at any time then do not book this property or cancel your reservation if you have already booked. Find another place for your trip so you do not have your trip terminated early and without refund.brbrNOISE MONITORING AND SECURITY CAMERA: We use devices that measure volume levels throughout the property (like a smoke detector but for noise) and allow us to respond to noise nuisances before the police are called. The devices are triggered primarily by sustained periods of loud music, not things like loud talking or laughter (which is encouraged!). The devices do not record audio and are 100% privacy compliant. We also have a security camera that records the front door and driveway. This allows us to facilitate remote check in and monitor the property between guests.brbrACCIDENT FORGIVENESS: Every stay is backed by our accident forgiveness program. Guests will not be held responsible for damage caused during their stay (up to a maximum of $1,500) if 1) the damage is accidental, and 2) the damage is reported as soon as possible, and by no later than the check out time.brbrPOSSIBLE BACKGROUND CHECK: We reserve the right to use a third-party to verify the guest's identity and check criminal databases to finalize the reservation. In the snow it can be difficult to access the property. At all other times access is not difficult, but driving on steep mountain roads may make some people nervous. If that sounds like you, it might be better to reserve a property that is not along the top of the Blue Ridge. Steep mountain roads are often what it takes to get incredible views like the ones from this cabin, and those who can manage the drive won't be disappointed!brbrREMOTE LOCATION: Please be aware that this cabin is a good 20 min drive from the nearest full-service grocery store. If you're looking for seclusion, this is it! But if you prefer being close to store then this may not be the place for you.brbrEV CHARGING: We have partnered with Ok2Charge to provide Level 2 EV charging. Payment is required.brbrSNOW-INS: During the winter, four wheel drive, snow tires/chains, and a car with good clearance are HIGHLY recommended in the event of a snow storm or heavy rain, as there is a good chance that a significant snow storm could restrict access in and out of the cabin. You need to use good judgement as to whether to cancel a trip before it begins or leave the cabin early.brbrBUGS: This is a cabin in the woods--that means there are lots of bugs, especially in the summertime. Even if you are careful some of those bugs will find their way into the cabin. The best way to minimize the number of bugs inside is to keep doors and windows closed at all times. Please also carefully clean up the kitchen every night and securely package up all food.brbrWOOD STOVE: You are encouraged to use the wood stove as long as you do so carefully! Always keep the glass door closed unless you are actively putting logs inside the stove. The stove can get very hot, so be sure to keep small children away whenever a fire is burning. We do not guarantee there will be wood or fire starter there, so please plan to bring your own.brbrSMOKING: Smoking is never allowed inside the cabin. You may smoke outside as long as you clean up after yourself. You may not litter cigarette butts on the deck, in the yard, or anywhere else--butts must go in the trash after they have cooled off.brbrSHEETS: At the end of your stay you will be asked to strip the sheets off the beds that were used and leave the sheets on top of the beds.brbrWAIVER OF LIABILITY FOR USE OF THE HOT TUB: By using the hot tub you agree to follow all house rules associated with it and you release the owner of the property and the manager from all liability relating to injuries that may occur while using the hot tub, regardless of whether injuries are caused by negligence.brbrSEPTIC SYSTEM: This cabin has a septic system. Grease and oil must never be allowed down any of the sink drains. Feminine hygiene products must be thrown away in a trash can and not flushed down a toilet.
