Our family completed construction of our cabin in the mountains east of Heber in 2014. We spend weekends there when we can, but offer it to family, friends and others we know will take care if it throughout the year. We ask for no pets, no smoking, and no parties/gatherings other than our guests. Cleanliness and respect to neighbors is important to us.brbrOur cabin has two large great room areas, one upstairs with a gas fireplace and windows looking across the valley, and one downstairs with a flat screen for movies, chess table, and place for the kids to play. Huge couches in both comfortably seat 8. The large kitchen is well equipped for any of your cooking needs, and the dining table also seats 8.brbrThe cabin has beds for 6 -- one queen in each bedroom upstairs, and two twins in the bedroom downstairs. There are two bathrooms, with a bathtub / shower upstairs, and a large shower downstairs. We built a walk-in closet adjacent one of the bedrooms for the purpose of sleeping a baby - as that is how we used it when our kids were young.brbrWe spend most of our time at the cabin outdoors. The wrap around deck on the front and side offer spectacular views of the surrounding mountains and valley below, an ideal setting for a family BBQ, watching the sunset, or spotting wildlife (we see deer on every visit, but also moose, elk, fox, etc). We have a 6 person hot tub in the backyard.brbrLocation is in a gated cabin community 7 miles east of Heber Main Street and 20 miles southeast of Park City. Our cabin is about 1 mile inside the gate, so 15 minutes from Heber, 30 min from Park City/Deer Valley, 40 min from Sundance, and one hour from either Utah County or Salt Lake County. brbrEach time of year offers something wonderful: summers are for deer and moose watching, golfing and boating at nearby Deer Creek Reservoir or Jordanelle. Spring and fall offer great nearby hiking, fishing and 4 wheeling; and winters are filled with skiing, snowmobiling, snowshoeing, and sledding. Rentals of ATVs and snowmobiles can be delivered from Heber to access the national forest a few miles up the road and offer days of exploring in all directions. Parking of snowmobiles on the property is not feasible, and Timberlakes restricts snowmobiles inside of the gate community to owners only with strict adherence to passes issued. brbrAccess in the winter can be challenging, as the roads are gravel and steep, especially right in front of our lot, and including our driveway. 4x4 truck or SUV is needed from November to March. Chains may be needed in case of storm or melting snow that turns to ice. Also, Timberlakes only plows the roads at the conclusion of snowfall, so it is possible to get stuck at the cabin for a day while waiting out a storm!brbrElectronic connectivity:br- Internet: Wifi with 20Mbps.br- Phone: Verizon and TMobile work well, but there are spotty areas (including Timberlakes gate is notoriously bad). We were able to mountain bike right from the house, as well as take a short drive to Deer Valley to lift the bikes up the mountain. One of the best things I’ve ever done!! Highly recommend this summertime activity!! We were also a short drive to Deer Creek where we able to paddle board while taking in the views of snow capped mountains. (Timpanogos) There are also two 36 hole golf facilities that allow you to play in the mountains or at the base. It’s your choice depending on availability. You will more than likely see wildlife as we saw deer and turkey! Beautiful views with once again the Timpanogos around you! Below is a list of unique and unusual aspects of the property:brbrUpstairs SaunabrThere is an enclosed sauna upstairs, located in the hallway outside the master bedroom. It’s a great amenity for relaxation.brbrWaterbrOur home boasts incredible-tasting water from our own well. It's cold and refreshing, and we believe it's some of the best water we've ever tasted. We have the largest well pump available to provide maximum water pressure. Running two showers simultaneously may result in a slight decrease in water pressure, but the well water's quality makes up for it.brbrWildlifebrYou might often see deer and occasionally elk around the property. In the 8 years we've lived here, we have never had visits from predators such as mountain lions or bears. Occasionally, raccoons and skunks may come around if there’s food left outside.brbrBugs and Pestsbr• The house is treated monthly for pests both inside and outside. During the summer, particularly after a few days of rain, there may be some mosquitoes. The proximity to the lake means there are almost always a few mosquitoes around during the warm months, but nothing that has ever caused significant problems at our house.br• Each fall, there is a large hatch of box elder bugs in the Heber Valley, typically starting in early October and lasting through most of November. They don’t bite but can be a nuisance. No amount of pest control can keep these bugs away if doors are left open. They are not dangerous but can be annoying for about 6 weeks. We see a few throughout the summer, but the big hatch comes every fall.brbrWi-Fi:brDue to the location of the home, Utah Broadband is the only local internet service available. It’s decent—I worked from home for the last 6 years using it—but it’s not as fast as fiber or cable. DSL is not an option for us. We ran multiple TVs at once and I made countless Zoom calls using Utah Broadband. Currently, download speeds test at 50 Mbps and upload speed at 8 Mbps. Occasionally, speeds may slow, and a call to Utah Broadband usually resolves this. Please let me know if you have any issues with the internet.brbrHVACbrThe heater runs on propane and heats the home very quickly. We have the largest A/C unit that the furnace can handle. It cools the house well but cannot run nonstop or it will freeze. We typically set the thermostat at 74°F; during the summer, it will kick on around noon. We let it run for 3-4 hours, turn it off for about 45 minutes, and then turn it back on. Heber is consistently hot in July and early August, so you’ll need it. There is a portable A/C unit upstairs because that area of the house stays warmer. It works very well and is needed only on really hot days.brbrBusy RoadbrThe house is located next to a busy road. When we considered buying this house, we contemplated whether we would be comfortable living next to a busy road. The trade-off was an incredible view. We decided it was worth it and bought the home in 2015. One of the first improvements we made was replacing the older windows with new ones that greatly reduce the road noise inside the house. It made a tremendous difference, and you will find it much quieter inside. Despite the busy road, we felt fairly secluded in this home. It was nice not having close neighbors, and although there are constantly cars driving past, we always felt we had a lot of privacy.brbrWe hope these details help you better understand our home and make your stay more enjoyable.
