This Large fully equipped and comfortably furnished 1 Bedroom with Full Bath walk-out Guest Apartment is located in scenic Padre Canyon.brOur property is part of a well established peaceful neighborhood of custom built family homes on 1 acre parcels. Our friendly City of Ivins has miles of walking and biking trails (some amongst the ancient lava fields), as well as nearby basic shopping needs. More shopping and services are just 15 minutes away in St George. The majestic Red Mountain dominates the panoramic views, but you are also able to see Pine Mountain, Tuacahn's natural amphitheater, and parts of Snow Canyon State Park (1/2 mile away) from our neighborhood. brThe main house is situated towards the front of the property. From the street the house appears to be 2 stories, but with the walk out (only visible from the rear), it is actually 3 stories. As your Hosts, we live on the upper stories. A security door separates the apartment from the primary residence. We are available if needed but always respectful of the privacy of our Guests. In the rear of the property is another house comprised of our work shop on the lower floor and more living quarters on the upper floor.brOur Guests have a Private Entrance and designated Parking just steps from their Private Covered Patio. The Bedroom has new carpeting, a new comfortable king bed, a mirrored bureau with drawers, nightstands, multiple lighting choices, a ceiling fan, and a reading chair by the large window. The tiled Ensuite Bathroom, with an additional entrance from the living area, has a sink vanity with upper and lower storage, a linen closet filled with ample amounts of sheets and towels, and a tub/shower combo with security bar and an optional hand held shower head. The brand new European style toilet is located in its own privacy closet. brThere is very strong WiFi, which is great for Remote Work, Google Meet, and Zoom calls. Living Room seating options include a cushy Loveseat, an Electric Reclining Lounge Chair, and a conversation spot with matching chairs and ottomans. The 45 TV has multiple channels and several streaming apps. Each bedroom has a king bed, 75 tv, and blackout blinds. This listing is for the entire house which consists of 3 bedrooms and 3 bathrooms, a full kitchen, living room, dining room, and two washers/dryers. Please note: one of the bedrooms does not have an interior door connecting it to the rest of the house so it's more private, but not ideal for kids. br Many homes in this neighborhood have back yards that face the street so there is less privacy and more noise.. This backyard faces the red rock mountain, so you get a great view without the noise. Also, this is one of the only homes in the community with a misting system on the back patio to keep you cool during the hot summer months. brMake yourself at home! You'll have access to every room in the house; please keep vehicles out of the garage, but feel free to store bikes and other gear in there. br I work a 9-5 but always try to keep an eye on my phone and I'm happy to answer any questions. brThere is guest parking throughout the neighborhood, no permits are required. The spa/pool and gym areas are an easy walk towards the east side of the community and the pickleball courts are located at the southeast end.
