Around the corner you see the large spacious kitchen with extra long buffet serving length counter tops. The counters are great for preparing food, baking, and great to just stand around and talk! The kitchen also has 3 separate ranges and ovens, 2 dishwashers, two sinks, one bar sink, and plenty of storage for food! There are two smart TV's on the main floor. The master bedroom is on the main floor with a king bed and its own bathroom and shower... which is a perfect room for grandparents or for someone that can't climb stairs. brbrFour bedrooms are located upstairs with a large treehouse, slide, and ping pong table. Each bedroom has its own bathroom and most are large enough to accommodate up to 8 people in beds. The lowest floor has a pool table and an arcade game with the remaining 3 bedrooms. On this level, you'll have access to the private pool and hot tub. Each floor has smart TVs and comfortable lounging areas to watch or visit with others. brbrThe indoor saltwater pool and hot tub is heated and open all year long. If Tenant cancels any reservation(s) at least 30 days before check-in, theybrwill receive a full refund. Reservation canceled between 14-30 days before check-in will receive a 50% refund. If Tenant or Tenant’s guests violate this provision, Tenant agrees that this Agreement and Tenant`sbrright to occupy the premises may be immediately terminated by Manager. If this Agreement is terminated pursuant to thisbrprovision, Tenant agrees that no monies will be refunded to Tenant under any circumstances. Tenant further agrees Manager isbrauthorized to charge to Tenant’s credit card additional charges for the actual costs incurred by Manager due to the violation ofbrthis provision. This occupancy limit extends to outdoor areas such as decks and patios. Recreation vehicles (RV’s) tent trailers,brtrailers, camping equipment may not occupy or park on or near the premises.brbr10. All the things we love in vacation rentals we added to our Raspberry Sunrise home. Multiple large open areas offer flexibility for your group to be together or apart. There are Smart TVs located in each of the three commonareas, a regulation pool table in the great room, foosball and air hockeytables with video game machines in the loft, and a giant sectional and ping pong table in the basement. The home is 5100 square feet over three levels. Guests will have to walk up at least 1 full set ofstairs to reach the main level where the kitchen and great room are located. There are bedrooms and bathrooms on the entry level (basement) that only require 3 steps to enter from the parking area. Teens and adults will enjoy the ping pong table, pool table, foosball, air hockey and vintage video games. Lots to do for everyone at Raspberry Sunrise. GardenCity, Utah offers many restaurants and shops during the summer season. Very fewlocations remain open year round, but no worries, Raspberry Sunrise comes witha fully stocked kitchen including a coffee and hot chocolate station with a fewk-cups and coffee to get you going on a great vacation. Additional supplies canbe purchased from the local grocery store. Have a great time cooking for largegroups with the 6 burner gas range, 2 refrigerators and 2 dishwashers (1dishwasher is small). We love having the second fridge that includes a drinkstation that makes it easy for all to get their favorite beverage. Wireless internet is available for guests of Raspberry Sunrise. Plenty of bandwidth for work or play while you stay with us. We offer an earlier check in and later check out time than most vacation homes. Don't wait until 3 or 4 in the afternoon to check in. Arrive at Raspberry Sunrise any time after 12pm on your check in day and start your vacation early. When it comes time to leave, our standard check out time is 2pm, no rushing around in the morning to get packed and tidy up before checking out. This provides you almost another day of daytime hours without adding days to your stay. Due to our standard check in and check out times we are unable to offer early check in or late check outs. Our home faces Bear Lake and offers amazing views year round. With these spectacular views from the hill top come a steep driveway with a sharp turn at the top. Please take care when coming and going. There is room for up to 8 vehicles. The HOA does not allow any parking on the street. All guests must park on the driveway and in the parking pad in front of the home. We understand the challenges of the driveway and have already taken this into account withour nightly rental rates. Because of the tight parking situation we are unable to accommodate large vehicles or trailers. There is parking for boats at the marina over flow parking for a reasonable fee. Please let us know if you are bringing water craft or other trailers and we can provide more details on how to find this alternative parking. Guests will have access to the entire home including 3 newly finished bedrooms and 2 new bathrooms in the basement. Security Cameras. There are two exterior recording security cameras facing the driveway entering the home and leading to the front door. The cameras are nowhere on the interior of home or the hot tub or swings on the front of the home. Strictly the parking area for entry. There are also motion detected lights to assist in entering and exiting the home in the dark. These lights do not include cameras. Raspberry Sunrise is a pet free home. No pets are allowed on the property. Due to family and friends with severe allergies we areunable to accommodate your furry family members. There is no smoking allowed at Raspberry Sunrise. This includes inside of the home and on the decks and porches. We ask that you properly discard of all remnants of smoking before you leave Cleaning fee and check out instructions. Our cleaning fee is to cover the cost to wash linens, clean floors and sanitize the home for our next guests. The fee does not cover excess trash or dirty dishes. We understand that nobody likes a long list of chores that need to be completed before checkout. We've done everything we can to keep our list as short as possible. We do ask that you take care of the home and before you leave put all dirty dishes into the dishwashers and start the cycle. Put all trash into containers and take to the community dumpsters on your way out of the neighborhood and at any time the bins in the house become full. It is really important that trash is not stored outside of the home (even in bags) we reside in a rural area with lots of wild critters that are attracted to unattended garbage left outside. The full check out check list (that includes other thingslike, turn off the light, lock the door, etc.) can be found in our welcome guide. You will receive the link to this guide when you book or upon request. Hot Tub cleaning takes place 1 X per week and may occur during your visit. The hot tub technician does not have access to the home and will be onsite for less than 1 hour to complete the cleaning. If cleaning will take place during your visit you will be notified before your arrival of the date and time. We donot allow parties or events at Raspberry Sunrise, please respect the home and our neighbors. Quiet time begins at 10pm and ends at 7am.
