We ask that all our guests are patient and understanding in regards to this. Examples: blinds, curtains, and lightbulbs fall under the “non-emergency” maintenance category and won’t be completed until they’ve addressed any emergency requests around the property first. Please notify us and give us ample time (1 hour to 24 hours) to bring you a freshener or spray or plug in to alleviate the smell. brbrTexas is a hot and humid climate that causes a lot of bugs. Bugs can get into the space. We do regular exterminations to try to prevent bug problems but it`s not a perfect solution. Please note that you may see bugs in the home. No refunds are given if bugs are seen.brbrMAINTENANCEbrUnderstand that we are at the mercy of the property management maintenance team for most general “fix-it” requests. We ask that all our guests are patient and understanding in regards to this. If a previous guest has damaged something minor and we were unable to fix it before check in, it will be reported to the complex staff, but it is dependent on the maintenance team’s schedule. Examples: blinds, curtains, and lightbulbs fall under the “non-emergency” maintenance category and won’t be completed until they’ve addressed any emergency requests around the property first. If it is not considered an emergency by property management standards and if maintenance isn’t able to get there in time to fix it right away, no refunds will be given. brbrPETSbrWe do NOT allow pets, it is a $200 fine for this violation unless they are a service animal. brbrKEYS/PARKING PASSbrIf a key/key fob is not returned and/or damaged, the following fees will occur: $50 for new gate key fob or unit entry key fob.brbrPARTIESbrThe complex enforces a strict no-parties/noise violation policy to all its residents. This includes all Airbnb guests as well. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $200.brbrCLEANINGbrOur cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves, puts dishes in the dishwasher, towels in the washer, leaves the place as they found it, etc.). This is NOT a hotel. If the housekeeping crew discovers an unreasonable mess post-checkout, we will charge an additional fee of $100. Each checkout is allowed to have 2 bags of trash. If you do not see enough towels/linens for you when you arrive, please check the dryer.brbrLAUNDRYbrA washer and dryer are available for your use, and you’re welcome to bring a detergent of your choice to make your laundry experience more comfortable.brbrThe linen and towels are always freshly laundered between every guest visit. Normal stains and wear and tear happens. The decor is warm & inviting with a farmhouse/cottage appeal. There are plenty of games, books & puzzles. There is only one 55 inch TV in the living area. Please use your laptops for entertainment in other areas of the house. brbrThis 2-bedroom NON smoking house, located in Sherman, is perfect for your escape if you like to be in the mix of things. The front entrance opens to a busy street with shopping & easy highway access. You'll find salons, groceries, gas, car wash, churches & parks all within walking distance. Go right on Travis St. to downtown Sherman, go left on Travis St. to access North Town Center & loads of restaurants & shopping. East ahead on Taylor St. takes you to Hwy 75, Texoma Pkwy, & Austin College. West on Taylor takes you to walking/running trails, public swimming pool, parks & pickle ball courts. You are truly in the center of things. brbrPARKING, ENTERING & EXIT: The back entrance is through the alley way. This is where you will enter, exit & park. There is a LOCKBOX for entrance. You will be issued the code within 24-48 hours of your arrival. Depending on your party, you will be issued one or two keys. Do not duplicate. If you loose the key, there will be a $30 charge for replacement. If you lock yourself out, there is a key on the exterior for your convenience. brbrBACK YARD: There is a large back yard that is PARTIALLY fenced.brbrNeighbors: While their yards may not always be tidy, they are long term residents who are quiet senior citizens & stay to themselves.brbrINTERIORbrKitchen: The kitchen is fully equipped for long term stays. Please see amenities for what is included. Full size refrigerator, gas range, microwave, toaster, mixer, blender, Keurig, dishes, cookware, silverware, garbage bags, filtered water & coffee is provided. There's plenty to get you going. If you run out of essentials, shopping is close enough for YOU to replenish. Please note: You are responsible for replenishing items once what is left for you is used, including toilitries.brbrBedrooms: There are two bedrooms. One with a queen bed/hybrid mattress, the other is a full bed/firm mattress. The linens are high qulaity & include extra pillows & quilts for your comfort. Each room has a fan for white noise & comfort. Each room is equipped with clothes hangers & storage for your clothing. Short stays, one week or less, will NOT be provided with a second set of sheets. brbrSunroom: Depending on what you use it for, there is a glass dining table with 4 chairs. This is also used for work area/desk. It has a vintage wicker sofa & coffee table for louging as well. The bi-fold closet in this room has mop, broom, vacuum & ladder (in case you need to replace smoke alarm batteries) for your use.brbrLiving Room: Here you will find a small comfortable sofa, Paong chair, large coffee table & TV. Leave the curtains open or closed. The sun coming in this window can be brutal during the summer months, thus the blinds/curtains. brbrBathroom: There is one bathroom. Linens & toilitries are issued depending on your length of stay & number of people. A limited amount of shampoo, conditioner, body wash, toilet tissue, soap etc. is provided. If you run out of the issued toilitries, you are responsible for replenishing these items. Fortunately, there are unlimited shopping establishments close by. brbrHousekeeping Services: If you need fresh linens or housekeeping, the GUEST BOOK located in the house will direct you on the cost of these options. You will pay separately through VENMO, ZELLE OR CASH for extra cleaning services. Please put all dirty towels/linens in the hamper provided. There are multiple laundries close if you choose to go that route. These services are optional. Your booking covers only the cleaning once you check out. brbrCleaning Supplies: You may choose to tidy up yourself which is fine. There are some basic essential cleaning supplies, gloves, dishwashing detergent, etc under the cabinet in the kitchen. There is also a vacuum, mop, broom etc. in the bi-fold closet for your use. brbrSmoke Alarm Locations (4): One above the doorway in the Living Room. One above the door in each bedroom. One in the hallway. Batteries are in the kitchen drawer closest to the range. The batteries can run out at the most inopportune times. Please feel free to change the batteries out yourself if this happens. brbrCarbon Monoxide Detectors (2): One near the thermostat in the hallway. One on the small closet door in the sunroom. Batteries are in the kitchen drawer closest to the range if needed.brbrExtra Supplies: In the drawer closest to the range in the kitchen, you will find batteries for the thermostat, the remote control, smoke alarms, carbon monoxide detectors etc. You will also find light bulbs. They go out an inoppotune times, so your access to these items is paramount. There is a SAFE step ladder behind the bi-fold doors in case you need to reach the smoke alarms.brbrWI-FI CODE: The location & password will be given along with your keycde with 24-48 hours of your check in. brbrThermostat Control: Please be conservative & courteous with your usage. Suggestions are located near the thermostat & on the back door reminding you to turn the HVAC up or down, depending on the season. The house is well insulated and easy to cool/heat generally. Close the curtains blinds to assist with this during all seasons. I try very hard to keep my fees at a minimum. Monitoring the utilites helps me make this happen. Thank you.brbrMy goal is to offer you a sanitized, but very warm environment for your stay. Your enjoyment & comfort is important to me. My hope is that you will treat my property with the same respect that you would treat your own home. I honor & respect your privacy. If something comes up that warrants my entrance of the home during your stay (a repair/delivery or cleaning your ordered), you will be alerted in advance. Unless it is an emergency visit, it will be at your convenience. Things come up. Otherwise you will be left to your own for the entire stay unless I am needed. You will be given my personal contract number when you are issued the house/key code.

This includes all Airbnb guests as well. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $200.brbrCLEANINGbrOur cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves, puts dishes in the dishwasher, towels in the washer, leaves the place as they found it, etc.). This is NOT a hotel. If the housekeeping crew discovers an unreasonable mess post-checkout, we will charge an additional fee of $100. Each checkout is allowed to have 2 bags of trash.
