Please respect our guidelines and rules for AC to ensure it provides you the best experience. Failure to do so will result in the AC not working properly and no refunds will be provided for AC issues.brbr***AC Guidelines***brTexas gets HOT in the summer and these are older units, so it will take time to work so these are some guidelines to ensure maximum efficiency brNever put AC below 68 as it’ll freeze the unit and cause it to shut off completely brLeave it on COOL and on AUTO and give it time to work brDo NOT put it on ON as it will just turn the fan on to recirculate hot airbrLeave ALL doors open (you can shut front door) and fan on for easy circulation brTurning down blinds to prevent direct sunlight from coming through helps brbrMAINTENANCEbrUnderstand that we are at the mercy of the property management maintenance team for most general “fix-it” requests. We ask that all our guests are patient and understanding in regards to this. If we receive any lease violations (smoking, noise complaints, trash, etc.), you will be charged with a $500 fine.brbrNOISE/SMELL/NEIGHBORSbrWe are aware that these are apartment complexes, and though we have had plenty of compliments about how peaceful and beautiful the neighborhood is, we are aware that sometimes neighbors may be noisy or cook/smoke that causes odors in the vents. We do our best between guest visits to alleviate these smells, but sometimes it gets into the ventilation system after we clean. Please notify us and give us ample time (1 hour to 24 hours) to bring you a freshener or spray or plug in to alleviate the smell. brbrTexas is a hot and humid climate that causes a lot of bugs. Bugs can get into the space. We do regular exterminations to try to prevent bug problems but it`s not a perfect solution. Please note that you may see bugs in the home. No refunds are given if bugs are seen.brbrMAINTENANCEbrUnderstand that we are at the mercy of the property management maintenance team for most general “fix-it” requests. We ask that all our guests are patient and understanding in regards to this. If a previous guest has damaged something minor and we were unable to fix it before check in, it will be reported to the complex staff, but it is dependent on the maintenance team’s schedule. Examples: blinds, curtains, and lightbulbs fall under the “non-emergency” maintenance category and won’t be completed until they’ve addressed any emergency requests around the property first. If it is not considered an emergency by property management standards and if maintenance isn’t able to get there in time to fix it right away, no refunds will be given. brbrPETSbrWe do NOT allow pets, it is a $200 fine for this violation unless they are a service animal. brbrKEYS/PARKING PASSbrIf a key/key fob is not returned and/or damaged, the following fees will occur: $50 for new gate key fob or unit entry key fob.brbrPARTIESbrThe complex enforces a strict no-parties/noise violation policy to all its residents. This includes all Airbnb guests as well. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $200.brbrCLEANINGbrOur cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves, puts dishes in the dishwasher, towels in the washer, leaves the place as they found it, etc.). This is NOT a hotel. If the housekeeping crew discovers an unreasonable mess post-checkout, we will charge an additional fee of $100. Each checkout is allowed to have 2 bags of trash. Per bag of trash over that is a $25 charge.brbrSMOKE/NOISE DETECTORbrWe have a strict NO PARTY and NO SMOKING rule and have devices in place to detect that. Please do not tamper with the device or there will be a $150 fine.brbrEXTRA TOWELS/LINENSbrPlease understand and accept that our housekeeping crew needs to cover a great number of units per day and within a short window of time. To accommodate the busy schedules, they often need to leave the CLEAN towels drying in the dryer as they move on. If you do not see enough towels/linens for you when you arrive, please check the dryer.brbrLAUNDRYbrA washer and dryer are available for your use, and you’re welcome to bring a detergent of your choice to make your laundry experience more comfortable.brbrThe linen and towels are always freshly laundered between every guest visit. Normal stains and wear and tear happens. This enables us to give each guest the best possible value and at the same time help the environment. brbr***We have a public pool that requires regular maintenance. It is sometimes closed for regular cleanings. Please verify if it’s available on the dates of your stay if that is an amenity you look forward to using. If you do not verify with us beforehand and receive confirmation, we will not provide a refund for the pool being closed for seasonality or weather or cleanings. ***

Please respect our guidelines and rules for AC to ensure it provides you the best experience.
