The Merit Camp: private modern ranch house w/pool just outside Marfa City limits

Located on 300 private acres of agricultural land just 1 mile outside of the City of Marfa, the Merit Camp is a 2 bedroom/2.5 bath home constructed in 2021 with saltwater pool that can be heated. You will enjoy uninterrupted views of the Davis Mountains to the north, Puertacitas and Haystacks to northeast, Goat Mountain to east, and Chinati Peak to the southwest. There is not another home available to rent short term like this property this close to Marfa! brbrWe built the Merit Camp so guests could experience what it is like to live on a ranch, with the convenience of being only a few minutes drive to all that the town of Marfa has to offer. The home was sited to take advantage of the movement of the sun, the big sky, and the sweeping views 20-30 miles in each direction. There are miles of private walking trails on hundreds of acres available exclusively to guests of the Merit Camp. High end appliances, luxury linens, and top-quality furnishings throughout bring all the conveniences of a luxury home to the untamed high desert. There is no need to compromise comfort when you choose our home.brbrReimagining a historical structure was the central goal in construction of The Merit Camp. The house is the exact same dimensions as one of our favorite barns on another ranch further south in Presidio County that was built around 1900, but it is located next to operation cattle pens and is still in use as a barn. The shape and scale of the1900 building were just perfect for a house, so we spent years measuring and planning how best to build a new version. The living, dining area, and larger bedroom suite of the Merit Camp have 16 foot ceilings and are in what was the main hay storage and a tack room of the 1900's barn. The smaller bedroom suite, screened porch, kitchen and half-bath occupy the location that serves as horse stalls in the old barn. We have gutters in the Merit Camp in the same exact location that the 1900s barn has them for rainwater collection that fed a trough, but ours water the Desert Willows. brbrbrFAQs:brCan we have an event If you plan to have more than 4 adults onsite an event fee must be paid and this must be approved PRIOR to check in. We offer rates for events of up to 100 guests, please inquire for fee schedule and other pertinent information.brWhat if I need to cancel Please read the rental agreement prior to booking. brWhere do 6 people sleep The house can accommodate 4 adults and up to 2 more kids (2 adults 4 kids, 3 adults 3 kids, etc), so it sleeps 6 if some of the children are small and the guest brings their bedding (pack-n-play, etc). brAre there other houses or people on the ranch Throughout the year there are cattle at the property, but the Merit Camp is the only residence. brHow close is Marfa The City limits are just over 1/2 mile from the gate. Prickly Pear Rancher: Close to Downtown

The house is centrally located (near the iconic water tower) and extremely walkable-- just several blocks from the courthouse and the north end of downtown. brbrThere is lore the house was built by a mean cowboy. It is 100 years old, recently updated with HVAC, and nicely appointed with modern touches while retaining its original character. The Rancher features a xeriscaped, native-planted yard with spots to sun soak during the day; offers a wide-lens view of the Milky Way + dark skies at night.brbrThis modern two bedroom is well-lit and has several cozy places to hang. The combined big front room features a living and dining room with 9` ranch style table. There are two bedrooms- one with a comfy organic queen canopy bed, the other with a Japanese organic wool cot (this is an incredibly firm twin bed, FYI). Both bedrooms feature a full bathroom per space. The house has a sunbathed front living and dining room, and a modest kitchen nook in the original kitchen. There are a few different work spots with the fastest wifi in town, should you be coming to write that novel or Zoom into work. There is a nice collection of artwork in the house that mainly features Texas artists. Featuring a Philips Hue lighting system to set the tone.brbrYou`ll have access to the whole house including the driveway, small front patio, and entire backyard. There is a back gate that is to be kept shut for privacy from the casita. A mile long by two miles wide, and nearly a mile high, it`s easy to bike or walk to most anywhere. Having a rental car is ideal for getting into town and granting yourself access to our famed Star Parties at the MacDonald Observatory outside of Fort Davis, swimming at Balmorhea, hiking in Big Bend, and visiting quaint, nearby Alpine, TX. The space delightfully holds heat in winter and cold in summer, due to the adobe brick, creating a temperate environment that acts as a private reprieve during a busy travel day. (There is also AC/heat)brbr+ Includes a spacious interior bathroom with large shower as well as an added outdoor shower. brbr+The main space is the bedroom, and there is an alcove-like space directly off of the bedroom with a sofa and, to relax within or treat as dressing area. brbr+ The front area is outfitted with a desk laptop work area and TV, it also includes a mini fridge, chemex coffee set up with organic, local beans provided, tea, fresh filtered water. Also features servingware, a cutting board and knife should you want to enjoy snacks on your private patio.brbr+ROKU TV (with Netflix, HBO, Hulu and Amazon), a collection of books, and essential oil diffuser provided.brbr+ There is a mini fridge and small snack setup (cutting board, paring knife, mugs, glasses, silverware). Berkey Filtered water.brbrYou'll have private access to the outdoor shower. There is a little patio space with a bench and cafe seating in front of the casita to sit and enjoy the expansive west Texas sky and enjoy a snack. Room for parking in front of the main house and directly next to the casita in the alley spot provided- strictly yours! The casita is nestled within a residential alley, which acts as some of our local streets. So note, you will be in an alley but in the comfort of a small home.brbrYou are offered a private stay, and I am a message or call away should anything arise. I believe in travel being restorative and reflective- so you are provided you your own space to tap in! Notably, the casita is in the backyard of a main house, but is fenced off for privacy. Please do not knock on the door of the main house or enter that property. Also park either in the spot provided, or on Russell or Dean St (not in front of the main house). Thanks for understanding :)brbrThis casita is in the original town of marfa, one of the oldest neighborhoods. It is a 3 blocks off of the main street (Highland Ave) in Marfa, a stone's throw to the courthouse and across the street from the iconic Marfa water tower. Walk north 5 blocks for mountain gazing, west 1/4 a mile for some beautiful footpaths.brbrMarfa is very walkable! A mile long by two miles wide, and nearly a mile high, it's easy to bike or walk to most anywhere. Having a rental car is ideal getting into town and granting yourself access to our famed Star Parties at the MacDonald Observatory outside of Fort Davis, swimming at Balmorhea, hiking in Big Bend and visiting quaint, nearby Alpine, TX. Use ebike marfa for alternative wheels.brbrPlease kindly note: this adobe is located in the high desert, in a remote region. We have dust, even dust storms. We have insects and arachnids including spiders, ants and scorpions - and more! I hope this far out landscape is part of why you have chosen this locale. That said, please note a 100 year old structure does not guarantee a complete seal. This does not mean the casita has not been fully, and thoughtfully, cleaned for you. Please do not consider booking the place if you are the type who is unable to handle dust that might have blown in, or an errant insect. *This is not to signify an insect problem, but rather as a gentle and kind warning of a rare situation.* Many thanks.brbrI look forward to hosting you! We are under a burn ban and live in a wildfire region. If there is evidence or a smell from smoking you will be charged a $100 fee.brbr- Open or concealed carry is not permitted on the propertybrbr- NO flushing of anything other than toilet paper. You will be responsible for paying for any plumbing obstructions. This is old and fragile plumbing-- Absolutely no flushing of wipes (even if they say flushable), feminine products, paper towels, coffee grinds, trash, etc. NOTHING other than TP thanks :) A lined receptacle is provided by the toilet to dispose of anything.brbr- The bathroom sink is meant for only bathroom activities as well as washing the Chemex and light dishes/mugs (NO FOOD down the sink, only liquids). brbr- No parking oversized vehicles in the parking pad. If your vehicle does not fit (by obstructing the alley or having to go over the metal divider onto the patio, this means it does not fit). Additional, or oversized, vehicles are to be parked on Dean St or Russell St.brbr- Upon leaving, please dispose of trash in the dumpster in the alley directly outside of the casita, kindly do your dishes, and take any foodstuffs with you.brbr- Per the listing, the fee is built for up to 2 guests. Please do not sneak in other guests! We live on the property- let's avoid that awkward interaction. If there is room for a third as an exception, we charge $25 a night for a 3rd guest.

Inviting un-declared guests to the property will result in immediate forfeiture of your reservation. You will be asked to leave and will not receive a refund. Parties are not allowed. Smoking is permitted outside only. Pets are welcome only if we approve them in your initial inquiry. A non-refundable fee of $45 per pet is required. Milky Wayfarer accommodates a maximum of 3 pets. Pet related damages will be separately billed for should they occur. A fee of $400 will charged should an undeclared pet be brought on premises. PET RULES: pets are not allowed on beds or furniture pets MUST be crated if left alone you must clean up the yard after your dog we do not allow cats at the property Check in is anytime after 4pm/ Check out is at 10am. Earlier check-ins are not possible unless you submit a specific request to arrive earlier, which is accepted prior to your arrival. Check out times are firmly enforced. It is important for us to be able to make the house ready for the next guests, so they can find it in the same condition you did! Penalty for check-outs after 10am but before noon is half the cost of one night's stay. Penalty for a check-out anytime after noon is the full cost of one night's stay.
