The waterfront at this property is fabulous. There is a private sand beach with gradual sandy entry for swimming and an outdoor shower right nearby. There is also dock for (1) boat up to 22 feet in length. Enjoy your morning coffee on the covered porch while you gaze out at the lake and mountains. In the evening, gather the family and enjoy each other’s company around the propane firepit at the lakeside. brbrInside, the home has been completely renovated and has updated finishes while maintaining its classic lake house character. The main level has an open concept kitchen, dining area, and living room all with views of the lake. There is also a half bath and washer and dryer on the main level. brbrThe three bedrooms are upstairs. **Please note that the stairs going to the second floor are quite steep and narrow.** The first and second bedrooms each have a queen bed, the third bedroom has two twin beds. There is one mini-split A/C unit on the main level and one mini-split unit that cools the second floor when bedroom doors are open. Each bedroom itself does not have air conditioning but each does have a ceiling fan. Rounding out the second floor is a bathroom with a stand-up shower. brbrThe location of this home is ideal for your vacation! Walk to many great restaurants and the Weirs Boardwalk where you can catch a cruise on the Mt. Washington or even ride along on the Sophie C – the mail boat for the islands on the lake! In the evening, you’ll enjoy an ice cream on the Boardwalk – then maybe shop for some great souvenirs. Maybe spend an afternoon at Funspot, the World's largest arcade, or play some mini-golf at Pirate's Cove. Feeling adventurous Try zip-lining down Gunstock Mountain or the Monkey Trunks ropes course at Funspot. We are within a short walk to the Weirs Beach area, which has restaurants, parks, mini-golf, go-karts, bumper boats, arcades, etc.brbrA one bedroom suite with mini-split heat & A/C, located about 50' from our private association beach. There is a deck off the lakeside entryway looking towards where the Weirs Channel opens to Paugus Bay. There are two queen beds in the single bedroom and a queen sleep sofa in the living area.brbrSince there are three queen size beds, the suite can accommodate a maximum of 6 people, which should be no more than 4 adults. The unit has 2 downstairs bedrooms (one with a king size bed and the other with a double bed) and 1 large bedroom upstairs (with 3 twin beds). There is also a sleeper sofa in the family room. The unit has wifi, all appliances (including a gas grill), is clean and well cared for. brSouth Down Shores has 4,000 feet of shoreline on Lake Winnipesaukee, sandy beaches, a beach house, 2 tennis courts, a basketball court, sand volleyball court, skating pond, cross country ski trails, walking trails, and a children's playground. South Down Shores is a private gated community in the heart of New Hampshire's Lakes Region. Laconia Country Club is located next door and Gunstock Ski Area is about 15 minutes away.

This location is close to dining, shopping, Bank of NH Pavilion, Weirs Beach, Gunstock Mountain Resort, nightlife & Weirs Beach.brbrThis condo suite is located at Condominium Suites at Lake Winnipesaukee - voted #1 vacation rental in the Lakes Region in the 2020 Best of the Lakes Region contest and second place in 2021 and 2022! Though the building is an older brick building, the condo suites are all very tastfully decorated and comfortable. brbrWe are located 3.3 miles to the back parking lot of Bank of NH Pavilion and 4.5 miles to the main entrance. Don`t want to drive Call Bah Hoppah! They are a shuttle service and will pick you up in the parking lot and take you right to the concert venue and then bring you home! Ride Gannon has also been used by many guests who have been very happy with their ride service.brbrAlthough we are across the street from the lake, we do not have direct access. Weirs Beach is 12 minutes down the street. Weirs Beach has shops, eateries and arcades. brbrWeirs Beach Go-Kart Track has bumper boat rentals, a climbing wall, and several miniature golf courses like Pirate’s Cove. brbrAlso nearby is Gunstock Mountain Resort, with outdoor fun all four seasons of the year in their Adventure ParkbrbrFunspot, the largest arcade in the world, is located right up the street from Weirs Beach!brbrKellerhaus is also just up the road from Weirs Beach. They have homemade candy and homemade ice cream as well as a fabulous gift shop. You can choose to have your ice cream with no toppings, with sprinkles only, or upgrade to a sundae and make a pass through the toppings smorgasbord, which includes hot fudge, butterscotch, strawberries, chocolate sauce, homemade whipped cream, marshmallow, pineapple, macaroon crunch, banana chips, M&M`s, sprinkles, and more.
