The cabin sits within a small community and when it snows heavily the plow can take hours to get there. we plow regularly as well as the community, however the are few resources in Island Park on the plow takes time to arrive. brbrGuests will have the entire cabin to themselves with access to the entire front and back yards and the laundry room with a washer and dryer located behind the cabin.brbrCabin is fully equipped with top-of/the-line kitchen appliances, bedding, and toiletries to make you feel at home.brbrThe cabin has custom touches throughout - from saw-milled hickory floors to custom cabinets, beautiful copper farmhouse sink in the kitchen and a deep copper bathtub to soak in after a long day of adventures. brbrSee if your children can identify the animal footprints on the walls in the kitchen and bathroom.brbrIn addition to sleeping 8, we also provide a pack’n’play for your infant/toddler to sleep in. brbrCabin is also equipped with a Smart TV w/ Sling subscription. We hope you love the cabin as much as we do!brbrGuests will need a vehicle to get to/from the cabin. If you are booking in the winter, a 4 wheel drive vehicle is required. This area receives a lot of unexpected snow. The community roads and the driveway will be plowed, but a 4 wheel drive vehicle is still recommended. Unfortunately Tesla AWD and most electric vehicles are not adequate for winter months. The vehicles are too low to the ground and weigh too heavy for the roads in the winter. brbrbrbrAttention: Please be mindful, Yellowstone National Park does closes in the winter (November through March) to wheeled vehicles. The only entrance open to vehicles during these times is the North entrance. Please check these dates before booking. If you have any questions, we would be happy to answer them! brbrin the winter, snowmobiles and tours are still available inside the park. There is wildlife in the area and it can snow at all times of year. In the winter, 4 wheel drive vehicles are required. An AWD Tesla and similar vehicles are not suitable for the roads in Island Park due to their low clearance and weight, so please consider trucks, suvs and Subaru type vehicles. Please pay close attention to the weather as large snow storms do occur often in the winter. We have the driveway plowed consistently, every six inches, but resources are limited and after a storm it could take the plow a few hours to get to our residence.

This lodge has a home theater, fireplace, wifi, BBQ grill, fire pit, outdoor and indoor games, and a private boat dock!brbrLarge picture windows on all floors have beautiful scenic views of the lake and surrounding areas. A large covered back deck serves as a great extension of the dining room with plenty of room for large group eating and room for guests to sit and enjoy fresh mountain air. Nestled on a quiet hillside Ridge this area is famous for the moose that share the Aspen Grove and the quiet Solitude one may find here. brbr Ridgetop Retreat is perfectly situated so you can access the entire Yellowstone region with ease. Featuring four bedrooms and two bathrooms this cabin is a perfect family retreat. It is warm and comfortable, cozy and most importantly clean. It is very tastefully decorated with custom made furniture from locally harvested timber.. The decor in this home was hand selected to create a one of a kind Yellowstone experience.. The line between rustic and modern couldn't have been darawn up nicer. The appliances are all new and modern, there is an on- demand water heater and WIFI, granite countertops throughout and hardwood flooring.. The kitchen and dining areas have an open space design that is comfortable and sensible. The bedrooms are private and large, 3 up and one down. The bathrooms are also conveniently located with one on each floor. There are covered porches on the front and rear of the home along with an outdoor barbeque grill. There are individual heaters in every room for personal climate control. Every snowmobile and ATV trail can be accessed from the driveway. The subdivision even has a large parking lot a block away to accomodate snowmobile trailers. Rather than risk getting stuck in the tight subdivision roads we ask our winter guests to park all trailers at the Red Rock parking lot. brThis subdivision is famous for the wildlife that pass through. Additional lighting has been added so you can enjoy the level of lighting that best suits your desires. The original wood burning stove has a new brick hearth adding rustic beauty and cozy warmth to the cabin. Sitting on nearly 3/4 acres of property amidst towering pine trees and aspens growing amidst beautiful wildflowers in the warmer months. brbrSit on the front deck while you relax and enjoy a cup of locally roasted coffee or tea provided for your stay before you begin your adventures for the day while you sit and take in the beauty of the forest. Prepare your meals in the well stocked kitchen with all the cooking basics plus an Instant Pot, coffee pot, coffee grinder, stovetop water kettle, electric griddle, toaster, blender, and a hand mixer. The outdoor stairs are a bit harder to access when the snow accumulates. NO ANIMALS are allowed at the cabin due to severe allergies in our family and we use our cabin regularly.

Reservations for this property are refundable up to 45 days prior to check-in date and any refund is made to guest less any processing fees. brDAMAGE AND CAPACITY RESTRICTIONS: Our properties are inspected before and after each reservation. Guests agree to pay for any flagrant damage to the units, excessive cleaning required at check-out, missing or damage to the units’ contents, or any other accidental damage to anything within the rental unit during the rental period. Any damages to the property by Renters are charged to the Renters and Renter authorizes any said damage or missing items charged to their credit card identified above. The sleeping capacity for this property is in the listing and shall not be exceeded. If more guests stay in the property than allowed under the listing, guests will be charged a fee and may also be asked to vacate without a refund for any remaining days. No pets, smoking, or parties of any kind are allowed at this property.brRULES, REGULATIONS, & OTHER: ALL PAYMENTS ARE NONREFUNDABLE AFTER 45 DAYS PRIOR TO CHECKIN. Should there be any issues with the reservation, we will endeavor to contact you within 48 hours.brPROPERTY: Guest rents, for vacation purposes only, the furnished real property and improvements described.brARRIVAL & DEPARTURE: Check-in time is no earlier than 4:00 PM on arrival date. This time may be delayed should unforeseen circumstances arise. Check-out time is NO LATER than 11:00 AM on the departure date. Early Check-In and Late Check-Out options are available for an additional fee if available (Not an option during Peak Times). If Early Check in and/or Late check out are approved, you will get an email confirmation from the reservation team.brPAYMENTS: Outside 60 days of arrival, Deposit Payment is due to reserve property. Balance Payment is due 45 Days before Arrival and will be charged automatically to same credit card used, unless communicated otherwise. Within 45 Days of Arrival, Total Cost is due to reserve property. ALL Payments are NONREFUNDABLE if cancelled within 45 days of your check in date. brCANCELLATIONS & REFUNDS: If Reservation is cancelled outside 45 days of arrival, Deposit Payment will be forfeited and Guest is released from financial liability on remaining balance owed. Cancellations with less than 45-day notice will result in 100% loss of all payment less any security deposit or damage waiver. If we can replace Guest reservation and rebook the dates, we will credit you 75% of the recouped rent towards another reservation in the future (to be used within 12 months from the original reservation date). brUNAVAILABILITY: For any reason beyond the control of Management, the Premises become unavailable, Management may substitute a comparable unit or cancel this Agreement and refund in full all payments made by Guest.brSTRICT NOISE ORDINANCE: We have a strict noise ordinance that must be followed. No loud noises, loud music or loud vehicles are allowed between the hours of 10:00 pm and 7:00 am. Please note if these times aren’t followed you can be fined and asked to vacate the property.brAPPROVED GUESTS AND USE: The Premises are for the sole use as a personal vacation residence by Approved Guests. Reserving Guest is responsible for any guests that use the property during the term of this agreement. Guest may not exceed Max Occupancy for Property at any time. If the Premises are used, in any way, by more than max allowed guests, (i) Guest and all others may be required to immediately leave the Premises or be removed from the Premises; (ii) Guest is in breach of this Agreement; and (iii) Guest forfeits its right to return of any monies collected.brOCCUPANCY: Approved Guests are persons who will occupy the Premises. No unlawful activity nor any other activity that constitutes a nuisance is permitted on Premises. Approved Guests take full responsibility for all lost or broken items, and any damages to the Property of any kind.brSECURITY DEPOSIT: A Valid Credit Card to be kept on file is required upon Reservation. We will collect a deposit, or we will hold a credit card at check in. Should a Security Deposit not be collected Guest hereby grants consent to charge Credit Card on file for any damages, missing items, excessive cleaning, fines, and, if necessary, cost incurred to remove Guest from property.brCLEANING: Premises will be delivered to Guest in a professionally cleaned condition. Should Guest's use and activity require more than regular cleaning services, Guest will be charged for associated excess costs.brPETS: Most properties do NOT allow pets. If unauthorized pet is discovered on Premises, Guest will be asked to leave without refund as Guest will be in breach of this Agreement. If you are in a property that allows pets they are only allowed IF prior arrangements have been made and a pet agreement is signed. If unauthorized pet is discovered on Premises, Guest will be asked to leave without refund as Guest will be in breach of this Agreement.brNO SMOKING: No smoking is allowed on the Premises. If smoking does occur on the Premises, (i) Guest is responsible for all damage caused by the smoking including, but not limited to, stains, burns, odors and removal of debris; (ii) Guests may be required to immediately leave the Premises, or be removed from the Premises; (iii) Guest is in breach of this Agreement.brCONDITION OF PREMISES: Guest shall, on arrival, examine the Premises, all furniture, furnishings, appliances, fixtures and
