The Magnolia Mini is an adorable, brand new tiny house just a 5-minute walk from Downtown Norcross, GA. It has large windows, lots of natural light, a tiny but well-equipped kitchen, a washer/dryer, mini-fridge, 55 TV, and a pull-out sofa that can sleep 1. The Magnolia Mini can sleep 3. There is a private outdoor bistro table for your use, and a shared backyard space complete with a fire pit & hammock. Families and children are welcome; pack n'play and high chair available upon request.brbrThe Magnolia Mini is a newly-built, white-washed 1/1 tiny house with a small but well-equipped kitchen, large cedar shower, 2-person couch, 55” TV, large windows, barstool dining area, and a combo washer/dryer unit. Walk straight through the back yard to reach downtown Norcross in 5 minutes. You have your own outdoor dining area, as well as access to a shared backyard space which includes a hammock and fire pit. The couch also pulls out into a twin-sized bed, it needed, for an additional guest. 1 parking space is available on the street, and a lighted, gravel pathway leads you through the fence gate directly to the tiny house.brbrYou will have your own private entrance through our fence to access the Magnolia Mini, and a shared pedestrian gate in the backyard that gives you direct access to downtown Norcross. Backyard space—including a natural gas fire pit and hammock—is shared with guests from our 2 other rental units on the property and is the only shared space on the property. You will have your own, private outdoor seating area at the front entrance of the tiny house.brbrFor any questions or concerns during your stay, you will be able to message or call us directly. We want our guests to have a great experience, and we’d love the chance to address any issues you may have as soon as possible. Additionally, we offer in-person support/maintenance when needed.brbrConveniently located within walking distances of all the best restaurants, activities, and park amenities that Historic Downtown Norcross has to offer, in addition to being a 10-minute drive to the Forum at Peachtree Corners. Downtown Norcross is an active downtown area with local events weekly, and the local police and fire station are nearby as well. We are only a 3-minute drive from Flint Hill and 173 Carlyle House for those attending a local wedding, and 18-minutes away from the Perimeter Chapel. brbrThe Magnolia Mini is in a private backyard behind an elementary school. Please note that Historic Norcross has trains pass through downtown frequently, and this train is 3 houses away from our home. We consider this to be part of the experience at the Crossing Collective, but have provided sound machines in every bedroom for those who are lighter sleepers.brbrInterstate 85, 285, and 141 are all only 10 minutes away. Without traffic, we are only 20 minutes from downtown Atlanta!brbrYou may park 1 car on the street in front of the right side of the main house, and a lighted, gravel pathway to the right side of the main house leads to the tiny house in the backyard. From the Magnolia Mini, you can get to downtown Norcross in 2 minutes by car, or 5-8 minutes by foot.brbrThe Magnolia Mini tiny house is in the backyard of our main house (the Crossing House), and shares the backyard space with the Crossing House and 1 other unit (the Cozy cottage), which together make up the Crossing Collective. The backyard space is the only shared space on the property, and we have quiet hours between 10pm to 8am to ensure all guests have a pleasant stay and that our neighbors are happy. There is a smoke and decibel meter that will notify you via text if you reach the noise limits for our area, or if you are found to be smoking (cigarette, cigar, vaping, or marijuana) on the property. Please note that it does NOT monitor or record conversations, but simply the noise level and the presence of smoke. brbrAbout Us: At the end of 2021, we got married just down the street at Flint Hill, with a rehearsal dinner at the 173 Carlyle House, and we loved the area so much we bought this house as place to come back to when we are in town. It is our first home together and we wanted it to bless others like it has already blessed us, so we decided to renovate it and add 2 additional units in the backyard to be able to host more people in one place. When we got married in 2021, there were no options like this available to host Catherine’s family from out of town, so we wanted to create a space where sweet memories can be made for our guests. We are usually traveling for work, but Daniel’s mom, Bonnie, and cousin, Jessica, are just down the road for any needs that may arise during your stay. We hope you love our homes as much as we do; we had you in mind as we built them!brbrCancellation Policy: brGuests must cancel within 48 hours of booking and at least 14 days before check-in to receive a 100% refund for all nights, minus a 10% processing fee.brGuests must cancel between 7 to 14 days before check-in to receive a 50% refund for all nights, minus a 10% processing fee. brGuests canceling less than 7 days before check-in will be charged 100% for all nights. Your account will be logged out of upon your departure.br● Neighborhood quiet hours are strictly enforced from 10PM-8AM; br● Noise levels must be kept strictly under 60 dBA during the day. Music and/or excessive noise outdoors (i.e., yelling, noise amplification, musical instruments, animal barking etc.) must be kept to a respectful minimum at all times. Outdoor Music is not permitted after 10PM. No amplification devices or musical instruments can be used outdoors or can be audible outside the home at any time, day or night. Guests must be mindful of their noise levels at all time; br● No smoking, vaping, marijuana usage, or use of illegal substances is allowed on the property ($1,000 fine); br● No pets allowed due to safety and allergen concerns ($500/pet fine); br● Do not exceed the maximum allowable vehicles. All vehicles must be parked in designated parking areas; br● Parties/events, lack of decorum, and disruptive noise will not be tolerated. If this rule is broken and/or the neighbors are disturbed, we reserve the right to ask the guests to vacate the premises with no refund and a fine of $500; br● Guests must maintain all property and furnishings in good order and may not make any changes to the property, including moving furniture, unless otherwise agreed to in writing by the owner; br● Guests may only use appliances for their intended use; br● Guests, other than those registered at the time of booking, may not stay overnight at the property; br● A booking may only be made by someone who will be staying on the property for the entire duration of the stay for safety and communication purposes. The only exception is for business trips being booked and paid for by the guest's company, in which case the responsibility for the trip (including all communication) will be transferred to the guest after the booking has been confirmed. In either situation, it is essential we are able to communicate with someone staying at the property. br● All guests are the sole responsibility of the primary renter regardless of whether the primary renter is on the property or not; br● Guests are not allowed to exceed the agreed upon occupancy limit.
