We are nestled in the quiet neighborhood of Tanglewood Villas ~ in the village of Sabal Chase ~ about a mile south of Sumter Landing just off Canal. brbrRules:. This is a strict non-smoking home or on the premises. One small non-shedding dog under 30 lbs is allowed (to clarify: if your dog must be groomed to have it's hair cut, it is a non shedding dog) PLEASE do not let your dog potty on the putting green ! This will cause bacterial growth and a terrible smell. Please walk your dog for potty times. The hot tub is not included for guest use. No chipping or pitching on the putting green - putting only. Thank you in advance for your cooperation and consideration of our house rules.brGuests are welcome to use the 2 gas golf carts (both are 2 seat golf carts), however owner's insurance does not cover guests. Therefore if guests choose to use the golf carts, it will constitute consent for full liability for but not limited to the following: any damage to either golf cart, any damage to property or personal property, and/or personal injury. Use of the golf carts is not gaurenteed. Should either cart have a mechanical issue owner will make attempt to have repaired, but a rental cart will not be provided. You will surely enjoy the full privacy of our villa. brWe have just finished a complete renovation and beautification in the back yard to include: a large paver patio with covered and screened gazebo with seating for 8, a large putting green (including glow in the dark balls), and a large dedicated area for corn hole. (There are 2 sets of clubs in the garage if you are a golfer).brbrThe Sabal Chase pool is just around the corner ~ a 2 minute walk. There are 3 pools within 1 mile of our villa ~ SUMPTER LANDING is about a mile down the road! A nice little walk, and you are at the square.br brWe also offer resident ID cards transfer for $50 and at least 3 days in advance.br(This provides you access to all the executive golf courses with no green fees. If you register with golf.net, you can pay cart fees upfront to make your tee-time check-in smooth and cash free. You can also use any of the family-friendly and adult-only (30 or older) swimming pools, and all the recreational facilities and wonderful amenities the Villages has to offer.)brYou are always welcome to have guest passes that are free, but must be arranged 3 days in advance. brbrRental rates are based upon 4 adults, but we do allow 6 with a small increase to the cleaning fee. The flooring is mostly hardwood, which is easy to maintain, with ceramic tiles in the kitchen and new high-quality waterproof laminate in the Sunroom, laundry and bathrooms.brbrIn recent years we have replaced nearly all the furniture and appliances that were part of our original purchase. That includes upgrading to a new Yamaha (2018 model) gas cart, with many upgrade features. We also purchased a 4-seater Yamaha Gas cart (2017 model). Both carts have golf bag restraints and are available to renters. These carts are maintained to a high standard and we have a recovery service contract (Kart Aide) covering both carts.brbrThe kitchen was remodeled in 2017 when we also replaced the lounge and dining room furniture. We continued upgrading our house in 2018 and 2019. This included remodeling the master and guest bathrooms. We also converted the Lanai into a fully air-conditioned Sunroom. And we have had both the front and rear of the property re-landscaped, with new patios at the rear and an enlarged front porch area. Just the thing after a long day of golf, or other activity. To add to that relaxation there is a TV with its own cable box, so you can watch something different to what's on the other TV's. There is also a Bluetooth Speaker system which allows you to play music from your phone or tablet. If you want to listen without bothering others in the house, use the Bluetooth headphones. And there is a USB charger in the TV unit so you can charge your devices.brbrThe SunroombrbrThe new Sunroom extends across the back of the house from the Florida Room, and with easy access through patio doors into the Master Bedroom. We have furnished this room with a leather reclining suite (also with USB charging outlets)brbrThe KitchenbrbrThe kitchen has been completely refurbished and all major appliances replaced. A large solar tube enables natural lighting during the day and LED spots together with under-cupboard lighting provide good evening light. There is a wide range of smaller kitchen appliances to make your stay enjoyable, including a coffee machine which uses either ground coffee or K cups so you can make individual cups or a full jug. We have also added a waffle maker.brbrThe Dining RoombrbrHere there is a dining table with extension leaf and 8 chairs, plus matching sideboard unit. A light over the table with dimmer, enables you to personalise your lighting in this area.brbrThe LoungebrbrWe have furnished the lounge area with comfy reclining sofas, around a coffee table and entertainment unit which includes a new (2023) 55” Sony Smart UHD TV with separate cable box, and Blu-Ray DVD player. In addition, the side tables are powered so you can charge your devices where you are sitting.brbrThe Master Bedroom brbrThe great feature here is a sleep number mattress, so if you like a different firmness to your partner, then it’s easy to do with the remote control. There is also a TV with a separate cable box. brbrThe en-suite bathroom has been fully refurbished with walk-in shower, double-sink vanity unit, separate WC and flooring.brbrTwo walk-in closets allow for plenty of hanging storage. We have added a small safe in one of these closets, but crime in the area is very low, and the neighbors do look out for each other. brbrWe were concerned that the lighting might be a bit dim for some guests, and so have added four spots with a dimmer switch. There are also on/off switches either side of the bed.brbrThere are patio doors giving easy access to the new SunroombrbrThe window at the side of the bed is hinged and provides an escape route if needed..brbrThe Second BedroombrbrThis bedroom furniture has been updated with new modern units This includes a king bed with a new mattress and is very comfortable. To aid lighting we have added Phillips Hue switches for the bedside lights.brbrThe Third BedroombrbrThis bedroom has 2 twin beds and has also been updated with modern units. There is a spacious closet with plenty of space. Here you will also find our wireless printer, which is available for guests to use - but we do not restock paper or ink before our next stay.
