Zion Canyon Scenic Drive cuts through its main section, leading to forest trails along the Virgin River. The river flows to the Emerald Pools, which have waterfalls and a hanging garden. Also along the river, partly through deep chasms, is Zion Narrows wading hikebrbrCanyon Springs bridge private bridge entrance for residents and invited guests onlybrBy submitting payment you, the guest, are agreeing to adhere to the following terms consisting of policies, rules, and regulations for the related Rental Property. Southern Utah Luxury, Inc. is referred to in this document as SULUX. Community policies, rules, and regulations posted throughout the property and community are also incorporated into this agreement set forth by Southern Utah Luxury, Inc.brbrAccess:brProperty access codes are sent in the Welcome Letter via booking channel or email 72 hours before check in. In the Self Check-in Process, the guest will need to access the Guest Portal, sign the Renters Agreement and place a card on file for the Security Deposit of $500. These funds are not pulled from the account unless damage is found due to neglect or reckless behavior.brThe art is the most valuable. Please be respectful and careful to not harm them or you may be held accountable.brGarage Remote is located in the main area of the Rental Property. If the Garage Remote or Pool Fob are lost, a $150.00 replacement fee will be charged for each. After Hours Emergency Assistance is available by voice call only. Text messaging may go unnoticed during off hours. Please call twice if needed. brAccess Troubleshooting: Check the address to confirm you are at the correct location. (Communities may have the same house number on multiple streets.) Turning the deadbolt may be required after entering the door code. A red light indicates wrong code. If a wrong code is entered three times, the deadbolt will lock the user out for 5 minutes.brCheck-in/Out: Check-in time is 4:00 PM. Check-out time is 10:00 AM for Large Rental Properties and 11:00 AM for Small to Midsize (See Welcome Letter and Fridge decal for details).brLate Check-Out Fee: If the guest and/or anyone within their party is still on the premises after the check-out time without prior authorization, the guest will be charged an additional $25 every half hour. brMaximum Occupancy: Occupancy is limited to the amount of people posted on the listing. The guest on file is responsible for all actions of members of their party, including guests of the guest. Large parties may be charged additional cleaning if the property is not left in good shape. brAccidents, Injuries, Illness, or Loss: This unit is privately owned – the Owners and/or SULUX are not responsible for any accidents, injuries, or illnesses that occur in or on the complex common grounds. Signs may be posted for your safety and it is the guest’s responsibility to read and apply any cautionary rules/regulations posted in or around the property. By accepting this reservation, it is agreed that all guests or any others joining the guests are expressly assuming the risk of any harm and/or loss arising from their use of the premises.brLost and Found: The Owners and/or SULUX are not responsible for personal belongings or guest valuables left at the property. All perishable items will be discarded. Non-perishable items, if found, are placed in lost and found for 30 days. SULUX will make reasonable efforts to return guest items upon request. Guests are responsible for pre-paying shipping and handling fees, which include $25 plus the estimated postage amount. SULUX processes return shipments on Wednesdays after payment has been received.brProperty Damage: Guests are responsible for keeping the property, including all fixtures, furnishings, and enhancements in good working order. Do not move furniture. Any large items moved will incur additional charges. Accidental Damage insurance may be purchased for a nominal fee of $49 through Southern Utah Luxury, Inc. by contacting Customer Service. This insurance covers up to $1,500 in accidental damages during the guest stay. The guest is liable for any accidental damages exceeding $1,500. Accidental Damage Insurance covers damages determined to be caused by an accident. Any abusive, malicious, intentional damage or missing items from the property or its contents will be the sole responsibility of the guest and not covered by this insurance. brSecurity Deposit: The Authorization Hold (also known as a Pre-Auth) acts as a security deposit to cover damages and/or additional expenses that may be incurred during the guest stay. The Pre Authorization hold requires recording a card on file and is a necessary requirement in securing your booking. Please visit your “Guest Portal” found in your welcome letter prior to check-in so that your check-in may remain in "self check-in" mode, otherwise you may be required to visit our local office prior to check-in. If no card has been secured, you will receive a “Payment Fail” email 6 hours prior to check-in. The preauthorization hold is $200 for Small Rental Properties and $500 For Large Rental Properties. The amount is held 1 day prior to check-out and will be released 7 days after the hold. During that time, SULUX may capture an amount if the guest is found responsible for damages. A breakdown of charges will be sent to the guest prior to charge/capture. 7 days after the hold is placed if no capture is made or a partial capture has been made, the funds or remaining funds will be releasedbrLocal/State Laws: All local, state, and federal laws must be adhered to including but not limited to prohibited use of drugs and related paraphernalia, guns and weapons, etc. If these types of items are found after departure SULUX will contact the police department for removal/disposal. brCommunity Rules: Community rules are posted on signs throughout the area. All communities enforce a noise ordinance and parking regulations. Guests are expected to obey posted rules throughout the community. brParking: Guests are to use the garage and driveway to park their vehicles, then use the community spaces around the property as available. brVehicles: If any guest or guest company vehicles leak anything, such as but not limited to, oil and transmission fluid, and it is larger than 3 inches across, the guest will be charged $75 for regular or a $325 for large or multiple oil spot removal pressure washing.brPets: Owners reserve the right to reject pets. All pets must be approved and registered through SULUX. A flat pet fee of $250 will be added to your reservation if owners approve of pets. These funds cover carpet and deep cleaning after check-out. Failure to report any pet shall result in a $500 fine. Pets are to be leashed & immediately cleaned up after. brSmoking and/or Vaping: Smoking and/or vaping is NOT allowed within 25 feet of property. There is a $500 fine for smoking in or around the premises of the property and the community (if applicable). Any smoking or vaping paraphernalia found in or around the property will be interpreted as a violation of this policy and the noted charge will apply. Additional cleaning fees may be charged. brPayment Terms: Credit cards are processed in the USA.brRefunds/Cancelation Fees: For canceled bookings that qualify for a 100% or partial refund, the guest is held responsible for the credit card processing fees and an added $15 processing fee. Bookings canceled more than 14 days before check-in are eligible for a full refund. Bookings canceled more than 7 days before check-in are eligible for a 50% partial refund. Bookings canceled less than 7 days before check-in are not eligible for refund. (This may vary based on marketing. See your booking platform for your reservations policy.brExceptions: If you are unable to keep your reservation, please contact SULUX directly to see how we can help. If the property re-books within the “no refund” timeframe then SULUX may credit back to guest for days booked. brEviction: The owner reserves the right to evict a guest if the terms of this agreement are not adhered to. In the event of a violation, SULUX may schedule an inspection to evaluate severity prior to eviction. SULUX will hold an investigation to assess damages, the responsible party, and may involve law enforcement. brNoise: Please respect other guests/homeowners in other units by keeping noise levels down, particularly after 10:00 P.M. If noise persists after this time, police will be called. ATV, OHV, and any other off-road vehicle may only be driven on the property at low speeds for loading and unloading. No speeding, revving, or riding up & down any streets or driveways. brBBQ Grill: (if applicable) Please make sure the gas grill is turned off after use, by turning off the gas. Please scrape and clean the grill after use. We charge a $65 fee to clean the BBQ after your stay if it is left in bad condition. If you are staying in a property in Hurricane, UT please note that charcoal grills are NOT allowed on the premises, DO NOT bring or use your own. brLockSmith Fee: The responsible party will be responsible for any locksmith service fees.brTrash Containers: The garbage day is Thursday (the truck comes early). Please pull the garbage can to the front of the house on Wednesday nights.Trash containers are to be kept in the garage, or in the rear yard except on trash day.
