PLEASE read the entire listing. There is a lot of information here.brbrNOTE -- Please give us an ACCURATE number of Adults and Children in your group. Our Listing states that we sleep 20. That assumes some children in your group. Limit of beds for adults (and older teens) is about 14 including blow up and bottom bunk. If you bring more adults, you may have to provide additional bedding. Beds includes top bunks, cots, couches and/or fold-outs for kids.brbrOur houses are not run by a property management company, but is a family business. We live close by on the Texas Coast and equip our houses with everything we want for when we stay there. No cast off or hand me down mattresses. All are good quality for when we and our friends and family stay there.brbrWhether you are interested in Dolphin watching, birding, swimming, boating, fishing or simply watching the sun set, The Texas Court House has it! We have even seen Dolphins right off the end of the pier!brbrWe are KID and PET FRIENDLY!!! We have 5 kids of our own and have tried to include all the things to keep the kids entertained.brbrWhen you are there, if feels like you are a million miles from civilization, but you are in a great community and only 15 minutes to a Super Walmart! You drive through a lot of ranch land and then, suddenly, you emerge in a Jewel of a place with stilt houses on a wonderful bay. brbrThe Texas Court House is a 5 bedroom house located on Caranchua Bay near Port Lavaca, Texas. Located about halfway between Houston and Corpus Christi on the Texas Coast, Caranchua Bay is convenient to all major cities in Texas.brbrThis house is not a canal home but a BAY home and fully equipped with EVERYTHING you might need for your stay. You need only bring you self, food and clothes. We provide everything else including all linens, towels, pans, dishes, etc. There are not 5 cups, glasses and plates here. There is PLENTY of good plate, pans and utensils. If something necessary is missing, let us know.brbrThe Texas Court House is a luxurious two story house covered in Texas Hill-Country Limestone for a unique design not found on any other vacation rental on the Texas Coast. It has two full kitchens - one upstairs and one downstairs! It has two full Master Suites upstairs with an oversized tiled shower and large Jacuzzi tub in EACH Master Bath. The three bedrooms downstairs are good sized and you can enjoy a movie on the big screen HDTV and Blu Ray DVD player using our collection of DVDs. For the little ones, we have a play set out back.brbrRight out the front door is Caranchua Bay and your own NEW 6 foot wide and 200 foot long lighted pier with direct access to the water. Caranchua Bay is full of redfish, shark, trout, flounder, pompano, gafftops, whiting, croakers, sheepheads and drum. There is no commercial fishing in the Bay so fishing is GOOD! Kayaks and basic fishing gear provided as well as bright fishing lights on the pier. Don't forget to look for the dolphins!brbrBring your boat! There is a boat launch nearby, and you can tie it up to our pier. Also, with your boat, you have easy access to Matagorda Bay, considered by all to have some of the best fishing on the Texas Coast!brbrFor the wildlife enthusiast, there is an abundance of wildlife in the area. You can see deer, raccoon, possum, turkey and other wild animals.brbrFor the birding enthusiast, this area is teaming with a large variety of bird species including Black-necked Stilts, Ibis, Rosette Spoonbills, Reddish Egrets, Gull and Tern species, Least Turns, Rails and Snipe, wintering Geese, Sandhill Cranes and White-tailed Hawks. You might even see endangered Pereghrine Falcons, Wood Storks or Brown Pelicans. A loop of the Great Texas Birding Trail goes right down the street the house is on. There are a number of birding sites within a few miles of the house. brbrPort Lavaca is a short drive away with a sandy beach, museums, shopping, and antiques.brbrAlways send an Inquiry. Las Casitas on Magnolia Beach is a Chalet style Duplex that holds two different Casitas that our guest can rent individually or together (if both are available). They have two separate listings to identify them for renting purposes, Casita A and Casita B. This listing is to rent Casita A.brbrCasita A is a charming 660 SF two bedroom, one bath Chalet that has everything you need to have a relaxing getaway to the Texas Gulf Coast. Being that Casita A is only 300 ft to the shore of Matagorda Bay and has huge picture windows, it allows our guest to enjoy amazing views of Sunrises over the Bay, Sunsets over Marsh Land, views of passing ships, sightings of many varieties of birds and even views of the occasional visit of dolphins... all sitting with your cup of coffee inside the Casita or Balcony. Built in 2019, Casita A has an efficient open floor plan, fully equipped Kitchen, comfortable beds, soft linens and towels, Fiber Wi-Fi, Roku TV on each bedroom, great AC and Heating, plenty of parking for vehicles and boats/trailers among other amenities. Just a great set up to have a comfortable and relaxing time while you getaway from your daily routine.brbrOn Check-In day, once the space is ready for your group, I will contact you with a unique access code to open the door. Check in is at 4 PM and Check out is at 11 AM.brbrMy husband and I live next to Las Casitas on Magnolia Beach. We will likely meet and will be available to support our guest through their stay.brbrMagnolia Beach is a rural Matagorda Bay community of Port Lavaca, TX that is perfect to relax and enjoy the outdoors. Driving down Ocean Drive will give you a sense of being in a peninsula with Matagorda Bay on one side and Marsh Land and Bayous on the other side. The sittings of different variety birds is unreal. This is a true disconnect type of place, so even though is ideal for fishing, hunting, boating, kayaking, biking, birding you will need to bring your gear as there are not commercial rental places around. It`s important that you bring water shoes to get in the water or walk the shore since our public beach has tiny Sea Shell as sand. This area is loaded with Texas History since in the 1800s many German Immigrants came through the Indianola Port (few miles south from our house). The port was destroyed by several Hurricanes in the late 1800s pushing many of the settlers to move inland. You can still drive by the ruins of the Court House of the growing town that once was.brbrMost Restaurants and stores are 20-30 minutes away. You are welcome to bring your toys (Fishing gear, Golf cart, Bikes, Boat, Kayaks etc.), we have plenty of room to park them and our community allows their use with common sense rules. 4 Wheelers are NOT allowed on the beach. brbrWe live next to Las Casitas and we will likely interact with our guests during their stay.brbrCar is the best way to get around, since most Restaurants and stores are 10-20 minutes away. You are welcome tobr bring your toys (Golf cart, ATV, Boat, Kayaks etc), we have plenty of room to park them and our community allows their use with common sense rules.brbr-Bring food and condiments to prepare meals as most restaurants are 15 to 30 minutes away. br-Bring water shoes to walk on the beach, our beach is a shelly beach.br-Bring mosquito repellent and sunblock.br-Bring your big toys. There is plenty of space to bring your boat, Golf carts, kayaks, bikes or other toys. Currently there are no nearby places to rent big toys like this, so if you`ve got them, bring them. br-Four Wheelers are NOT allowed on the beach. br-We do not have a private pier.br-There is a county road between house and the shoreline.br-For safety of our property we have surveillance cameras on entrance points to the house as well as around our property. Our surveillance cameras will also record if there are unauthorized pets or more guests than what the reservation was made for. Extra charges may be assessed or guest could be asked to leave the property without refund.brMust be 23 years or older to be able to book the property. Must send a picture of a valid ID directly to host. Host will not give access to the guest without receiving the ID.brbrUNREGITERED GUESTS: Only guests registered on the reservation are the amount of guests allowed at the property at any given time. Get your Vitamin-Sea at this unforgettable vintage escape. Margie is a 1974 Silver Streak RV that has been completely remodeled with great design for our guests enjoyment. Only 100 ft from the bay shore you`ll have spectacular sunrise views sitting on the sizable deck or from the custom built dinner surrounded with windows. The place is unique, cozy, beautiful, comfortable and is just a 5 minute walk to the beach and has access to a lighted pier. Let`s call it Lux-Glamping!brbrOur classic 1974 Silver Streak, that we lovingly named her, Margie, is a vintage camper that has been totally remodeled that can accommodate 4 guests. You`ll enjoy modern appliance, two AC units, walk-in shower a private bedroom with comfy bed and Roku TV. The hangout place with it`s own Roku TV will be the custom made dinner that can be converted to a queen size bed, it has the best views of the bay. Margie has access to the Owner`s Lighted Pier.brbrYou will receive access instructions the day of your arrival. Please make sure to send a picture of your ID directly to the host. It is required to provide access to the RV.brbrThis is a cool stay parked in a great waterfront location called Sunrise on Mag RV Park. Please be mindfull that there will be other RVs next to Margie. Also this is an RV, RVing is NOT the same as staying in an apartment, house or condo. If you have never stayed in an RV before please contact the host to give you pointers on how things work.brbrMagnolia Beach is a great rural bay community, restaurants are 10-30 minutes away driving.brbrThe bay shore in front of the RV has rocks to control erosion, the beach entrance is a 5 minute walk from us.brbrWe have surveillance cameras outdoors that have views to the entrance point and parking area. Unregistered guest or pets will be noticed.brbrThis propety uses a well to provide running water, bring bottle water to drink or cook.brbrBring water shoes to walk on the beach. Our beach has tiny shells for sand, not kind on the bear feet.brbrMosquito repellent and sunblock are a must bring.brbrAccess to our Fishing Pier - our pier is lighted, has built-in seating, work table, water hose and 9 stainless steel rod holders. The pier is shared with guests staying at 6 vacation spaces on this location. Please be mindful of the space and be a good sport sharing the area with other guests. Unkind behavior is not acceptable and Owner`s will ask the guests to leave the pier. Host will not give access to the guest without receiving the ID.brbrUNREGITERED GUESTS: Only guests registered on the reservation are the amount of guests allowed at the property at any given time. Having more guests than what the reservation was made for is a violation to the Reservation Agreement and House Rules, charges of $75/per additional person per night will be assessed or immediate termination of your stay and there will be NO refund.brbrRESERVATIONS LONGER THAN 28 DAYS: Guests will be required to complete and deliver to the host a signed lease agreement, a questionnaire with personal information and a security deposit before Move-In day. brbrUSE OF THE OWNER`S PERSONAL PIER: The owner`s of the home live next door and have a personal pier that they give access to their guests staying at any of their 7 rentals on this location. Owner has the right to deny access to guests that do not follow the following common sense guidelines:br1) Only guests registered on the reservation can have access to Owner`s Personal Pier. Friends/Family of the guests not registered to stay at the vacation home may NOT access/use Owner`s Personal Pier. br2) Keep the gate of the pier locked at all times.br3) The use of the pier is not exclusive for this listing, owners share it with other vacation homes, we expect our guests to be kind and considerate of the fishing space other guests are using. Occupying all of the rod holders by one guest is not acceptable.br4) Dispose of any leftover bait in the bay, do not leave it on the cutting table or place it on trash cans.br5) Before leaving the pier, remove from the water any bait buckets, fish on strings or crab traps. br6) Clean your area before leaving the pier and take any trash you created with you. brbrbrNO PETS: Any pets in the unit will result in a fine of $250.00, and immediate termination of guest`s stay without refund.brbrSMOKING: No smoking of ANY kind in the house or near doors. If smell or burnt marks are found in the property, host will seek a $500 penalty plus any additional costs of replacing any damaged property. Smoking Marijuana on the property grounds will result in immediate termination of guests` stay, without refund.brbrWe have no tolerance for criminal behavior. Any illegal activities, acts of violence, loud arguments or fighting will result in immediate termination of your stay and there will be no refund. The same is true if the police is called to the unit. brbrThe space will be in clean and working condition. No compensation will be given for non-working items outside the owner`s control, including but not limited to: power outages, internet outages, etc. For items inside the owner`s control, owner will make every attempt to rectify any problems that may occur. It is Guest`s responsibility to notify the owner IMMEDIATELY if there are any problems and allow owner to rectify the issue. No refunds or other compensations will be given for problems owner is able to rectify within a reasonable time frame or if the issue was notified to the owner after the guest stay ended.brbrGuests will be responsible for costs of any repairs for problems caused by actions of Guest or any one in their group.brbrCheck-In is at 4:00 PM and Check-out is at 11:00 AM. Time before Check-In or after Check-Out can only be arranged the night before. In the case that extra hours are approved, guests agree to pay $30 per extra hour. Payment must be received by Host before the additional time can be in effect.brbrDo not clean fish inside the rental. Dispose fish, fish parts or bait in the bay, NEVER IN ANY TRASH CONTAINERS.brbrQuiet hours are from 10 PM - 9 AM. This rule does not apply during Holidays such as Independence Day or New Year’s Eve, the whole community will be celebrating.brbrGuest and guest`s invitees shall fully defend, indemnify and hold harmless the owners, managers and business entity acting on behalf of the owners from any and all claims, lawsuits, demands, causes of action, liability, loss, damage and/or injury, of any kind whatsoever (including without limitation all claims for monetary loss, property damage, equitable relief, personal injury and/or wrongful death) for the use of the property as vacation home, amenities, facilities, grounds, fishing pier and/or equipment used during guests stay while on our property or outside of our property. The indemnification applies to and includes, without limitation, the payment of all penalties, fines, judgements, awards, decrees, attorneys` fees, and related costs or expenses, and any reimbursements for all legal fees, expenses, and costs incurred by it.
