This is the perfect stay for a couple, a small family, or a group of friends. brbrEnjoy the beautiful scenery from our massive deck, cozy up by a fire under the stars with our outdoor fireplace, or relax in our newly added hot tub. The backyard will capture your heart, as it has ours, because of the peace you feel being surrounded by the countryside. brbrThe hill country views are amazing, and we are located close to some of the best spots in Texas Hill Country! brbrThe home is located:br-5 minutes from the lakebr-10 minutes from the Guadalupe River & Whitewater Amphitheater (the closest float is the Horseshoe Loop, a 2.5hr float depending on water levels)br-15 minutes from Wimberley and local breweries/wineriesbr-20 minutes from San Marcos and the Tanger Outletsbr-20-30 minutes from Gruene, New Braunfels, and Schlitterbahnbr-30 minutes from Dripping Springsbr-1 hour from Fredericksburg brbrThe home is located in a cul-de-sac with 2 other homes to the right of us but no one to the left or behind us. You cannot see any neighbors from the back porch which makes the home feel very secluded.brbrOn your drive to the house, you will be immersed in the beautiful rolling hills of Texas Hill Country and if you look closely, you'll even be able to see the lake at the peak of the hills from the neighborhood!brbrFor those of you looking to do some work during your stay, we offer high speed internet, and our dining table has a great view for you to enjoy during the workday.brbrThe home is furnished with a king-sized bed in the master bedroom and a queen-sized bed in the second bedroom. The optimal amount of guests is 4 people, but if you're willing to squeeze, it could fit 5-6 people - Although, someone might have to sleep on our comfy sectional to make it work for parties larger than 4!brbrIn the kitchen, you will find that it is stocked with all the silverware, cutlery, dishes, pots, pans, spices, and cooking oil you'll need to make meals at home. brbrWe also provide a coffee bar stocked with a Keurig, coffee pods (including decaf), a selection of teas, sugar, and creamer.brbrThe living room is furnished with a nice flat-screen Roku TV so you can login to any streaming app during your stay.brbrAdditional amenities you will find include: a washer and dryer, iron, blow dryer, towels, shampoo/conditioner, and more.brbrYou'll have access to the entire home, other than the garage, as that stays locked for our cleaners.brbrWe are happy to host furry friends, but we do want to make note that the backyard is not fenced in. For those requesting to bring along a pet, we ask that you approve that with the host first. brbrbrPlease note that anytime you book a home in Texas Hill Country, there is always the risk that the county could be under a burn ban based on recent weather conditions. As of right now, Comal County is NOT currently under a burn ban. We work hard to keep our guests updated on the current status of any burn bans. Our hot tub is always available for use and is a great way to stay warm while enjoying the outdoors year round, especially if any burn bans prevent guests from using the outdoor fireplace. brbrPlease note that we do not allow check-ins or check-outs on major holidays (NYE & NYD, 4th of July, Thanksgiving, Christmas Eve & Day). This is so we can allow our cleaners to have these holidays off with their families.brbrPlease note, in an effort to maintain a secure premises, the home is equipped with a ring doorbell and three exterior cameras. One exterior camera looks out into the front entrance/driveway and the other two are located on the backside of the house. The cameras are ONLY on the exterior, and there are no cameras on the inside.brbrOur home is thoroughly cleaned between each stay which includes the hot tub.brbrAny items left behind by a guest will be either thrown out, or shipped to the guest at their expense. brbrPlease reach out to us if you have any questions, we would love to help make your stay as special as we can!brbrWORD permit #L1649brAge requirement to book is 21 years oldbrbrQuiet hours: 9pm - 8ambrbrPets are allowed but must be approved by the owner first. Pet owners must use a leash when taking pets outside and can only take them to potty in the backyard.brbrUse of drugs on the property is prohibited.brbrGuests cannot check in or out on the 4th of July, Thanksgiving Day, Christmas Eve, Christmas Day, NYE or NYD. This is so our cleaners can also have those important holidays off with their families. Please adjust your reservation accordingly before booking.brbrLate check outs will incur a $50 fee every 30 minutes guests are late on check out.
