The remainder will be refunded to the guest within 10 business days. brbr-Pre-arrival form & rental agreement: we do ask for a copy of your ID as part of our guest screening process after the reservation is confirmed. You will also be asked to sign a rental agreement.brbr- Must be over 25 to rent this home.brbr- When you stay with ManageWay Vacation Rentals, you will be asked to go thru a Screening process thru Superhog and pay a $35 Damage Waiver. This is applied to directing bookings & VRBO bookings (this does not apply to Airbnb bookings).brbr- Pool Usage and Maintenance Fee:brOur property features an above-ground pool for your relaxation and enjoyment. To ensure it remains clean and safe for all guests, we kindly ask you to follow these guidelines:br1. **Proper Use**: Please follow all provided instructions for spa use. Avoid using any oils, lotions, or other substances that may contaminate the water.br2. **Hygiene**: Shower before using the spa to help maintain water quality.br3. **Drainage Fee**: If the spa requires draining and refilling due to improper use or excessive contamination during your stay, a maintenance fee of [800] will be charged.brWe appreciate your cooperation in keeping the spa in excellent condition for everyone.brbr-Main renter must sign a waiver upon arriving to the property.brbrPool Use & Maintenance Policy:brPlease note that all pools on the property are outdoor pools, and as such, we cannot guarantee the absence of leaves, insects, or other naturally occurring debris. While we take great pride in maintaining clean and safe pool conditions, nature is beyond our control.brbrOur pools are professionally cleaned and chemically balanced weekly by Mobley Pools, and only Mobley Pools, the owners, or authorized staff are permitted to adjust or service the pool system. Guests are not allowed to alter or tamper with pool equipment at any time.brbrWe do not provide daily pool cleanings during your stay. If a routine cleaning by Mobley Pools falls during your reservation, it must be allowed and cannot be declined. This is to ensure proper maintenance and safety for all guests.brbrIn the rare event that chemical levels temporarily restrict use of the pool, we will notify you. However, we cannot be held responsible for any inconvenience caused by necessary maintenance or natural occurrences such as insects or debris.brbr- For liability and security purposes, there are external on the main house facing the front door, pool and off the garage. There are NO inside cameras. Hosts may monitor external cameras at any time via a smartphone app, and cameras are not to be tampered with or covered.brbr-Concierge services available! Charcuterie Boards, Private chef, grocery delivery, and more!brbrbrPets are welcome but for a $150 one time fee PER pet and must be remitted BEFORE your check in. Dogs must be potty trained and house broken. Any pet urine stains found from any animal will result in a $250 fee being assessed plus the cost of any damages. Any additional damage done to the house by any animal will be charged full replacement cost and paid 100% by the guest. Any holes dug by dogs must be filled in or repaired prior to check out or a $150 will be assessed. No exceptions. brbrNo candles, glitter, confetti, or plug in air fresheners are allowed. No tape or anything sticky is permitted on the walls or any part of the home. Please do not put nail holes or tape or anything that could damage the walls.brbrSmoking not allowed anywhere on the property. brbrEvents are only allowed if APPROVED, a contract is to be signed and a minimum $250 fee will be assessed on top of booking amount. An Additional deposit will be required paid directly to owner of $500. Guests will be required to clean any trash and return the property back into the condition it was delivered. A $150 fee will be assessed is excess trash is left. brbrTrash is collected on Wednesday (must be placed out on Tuesday night as it is an early collection) and Recycling is collected every other Thursday. We will contact you about placing these items out if it occurs during your stay. brbrPlease respect our neighbors. If you cannot do so, you will be asked to leave. brbrPlease do not use our white washcloths or towels to remove your makeup. Please use the plain black towels or the black towels with “makeup” written on them. Any ruined towels will be charged to the guests ($10) to replace. brbrGuests are responsible for taking all personal items out of the property at or before check out. We include a reminder in our check out instructions. The host is not responsible for any items left on site. Guests may arrange pick up of items with the hosts and under some circumstances we will mail items for a $50 fee along with the cost of shipment. brbrPlease treat our home like it is your own! All devices are on the exterior.brGuest must be 25 years or older to reserve the property and digitally sign the Booking Agreement prior to check-in. brbr1. Smoking: Smoking is NOT allowed in or on our properties. If the cleaning crew or Booking Agent detects any evidence of smoking, we will retain $400 of your deposit to deodorize the home.brbr2. Heating & Cooling: Do not turn the thermostat below 69 degrees during the summer, as the unit could freeze, and the Guest will be charged the cost to repair the heating/cooling system. When leaving in the summer season, turn the thermostat up to 80 degrees. When leaving in the winter season, turn the thermostat down to 60 degrees.brbr3. Visitors: People other than those accounted for in the booking agreement may not stay overnight in the property. If we find unauthorized guests have stayed, a fee of $200 will be retained from your deposit plus $50 per person.brbr4. Guest Responsibilities: All the properties are privately owned. The Homeowners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or its facilities. The Homeowners and Booking Agent are not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they allow to use the premises.brbr5. Property Maintenance: Keep the property and all furnishings in good order. The Guests will maintain the premises in good order and appearance and will conduct themselves in a manner inoffensive to neighbors. Our properties are not intended to be party houses, as parties are prohibited.brbr6. Household Appliances & Furniture: Only use appliances for their intended uses. Do not use high heat or metal utensils with Teflon pans. Do not take indoor furniture outside the property and do not take outdoor furniture inside of the property.brbr7. Pet Policy: Pets are NOT allowed at this property, with the exception of legally documented service animals. Guest must provide documentation upon request. If any pets are found in/on the property without a previous agreement, the Guest will be fined $200, and the booking will be terminated. brbr8. Parking: Parking is allowed in driveway. brbr9. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property. If the cleaning crew finds that the property has been left excessively dirty, you may be billed for additional cleaning time.brbr10. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products or other products besides toilet paper have been flushed and clogged the plumbing system, the Guest will be charged the cost of the plumbing repair.brbr11. Fires & Grill: Absolutely no candles may be burned in the house or on the property. A grill is available at property. Please put it back in its original position and clean it after each use. You may use the firepit only when a burn ban is not in place.brbr12. Personal Items: Guests will need to provide their own paper goods. An initial setup of trash liners, toilet paper, and hand soap is provided. Extra items needed are the responsibility of the Guest (e.g., toothpaste, soap, extra toilet paper, shampoo, etc.).brbr13. Trash: No trash or other items may be left on the property. Please collect all trash, bag it, and place it into the city garbage bin on the side of the house or in the garage. There will be a $25 charge if this rule is not followed.brbr14. Secure the Property: Close and lock all windows, close blinds, and lock all doors. Contact the Booking Agent immediately should any difficulty arise in properly securing the property.brbr15. Events: If the Guest wishes to have an event at the property, permission must be obtained from the Booking Agent and Homeowner. An event fee will be added.brbr16. Equipment: Should there be security cameras, guests may not alter, tamper with, or access in any way. Failure to follow this rule will result in charges to the Guest for the full amount of the damages caused by such failure.brbr17. REMINDER: Guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful act. The Homeowner or Booking Agent may enter the premises at any time without securing prior permission from the Guest in case of emergency. Any Guest who is found using illegal drugs or allows others to use illegal drugs on the premises will be immediately denied continued occupancy at these premises.
