No one over 100 lbs.br-The pool is a private pool and has a deep end of ~10 feet and a shallow end of ~3.5 feet. There is no pool fence and no lifeguard on duty. Swim at your own risk. Supervise children and pets in the backyard at all times. We maintain the pool all year, with weekly pool service. You must be ok with the pool company possibly showing up during your stay to do their job. They will enter through the side gate and will take about 30 minutes to do their job. brIf you notice the pool doesn`t look right or is starting to turn green, please notify me immediately. br-Pools break unexpectedly sometimes (just like cars do). We do everything we can to fix it immediately when it happens but sometimes it`s not possible. It rarely happens, but it does happen. The pool chemicals are balanced and safe to swim in most of the time, even when something goes wrong with the equipment. You have to be ok with this possibility. Full refunds will not be given if the pool is not usable for some reason, but you will get a partial refund for not being able to use it. Again, this would be a rarity for the pool not to be usable. br-On Wednesdays, weather permitting, the lawn crew shows up to mow the front and back yards. They will enter through the side gate and take about 30 minutes to do their job. You have to be ok with the lawn crew showing up during your stay. I will not cancel them. br-Absolutely no playing on or around the shed and other materials on the sides of the property.br-After using the gas grill, please use the provided tools and citrus spray to clean the grill after it cools down. If you do not clean it, there is a $25 charge. br-No glitter or confetti of any size is allowed inside or outside the house. It`s too hard to clean up. If we find glitter or confetti there will be a $100 minimum additional cleaning fee.br-Wind down the patio umbrella when not in use. If there are high winds, do not use the umbrella. It will break and I`ll have to charge a $600 replacement fee. We check between each reservation.br-If something breaks or doesn`t work, please report it to us right away so that we can work to fix it during your stay.

If you need to check-in early or check-out late, it’s best to adjust the dates of your reservation.brbrNO SHOW/EARLY DEPARTURE POLICY brThe Hosts nor OHAI are responsible for Guests inability to arrive or if Guests chooses to depart early for any reason, or if members of Guests party do not show up. Purchasing travel insurance is highly recommended.brbrNO REFUNDSbrThis Rental Agreement is a legally binding agreement between Guest, OHAI, and the Owner of the property. Your reservation binds you to a specific period of time. There should be no expectation of refund and there will be no refund or relocation because you are disappointed with the property you have chosen to rent or in the event that something associated with the property is not working to your satisfaction. There will be no refunds or compensation for: Acts of God, Mother Nature, acts of war or government agencies, road maintenance, gas shortages, power outages or water outages. Standard cancellation policies always apply. Purchasing travel insurance is highly recommended.brbrSECTION 2: GUEST VERIFICATIONbrbrIDENTITY VERIFICATIONbrTo protect against identity theft and fraud, and for the safety of other Guests and neighbors in the community, Guests are required to complete the online check-in process and to provide a scanned or photographed copy of their valid, government-issued photo ID (passport or state driver’s license), with the Guest’s face, address, date of birth and photo clearly visible and in focus. The reservation billing information must match the information on the government-issued ID of the Guest making the reservation. We reserve the right to refuse service to individuals who do not furnish this information. In the event that a Guest refuses to provide their valid, government-issued ID after making a reservation, the Guest’s reservation will not be granted information to enter the apartment and your cancellation of the reservation will be in accordance with the section titled “Cancellation” below.brbrWe expect that you, the Guest identified above, will stay at the apartment during the entire reservation. Anyone else who stays at or visits the apartment during your reservation shall be deemed a “Visitor” hereunder.brbrBACKGROUND SCREENINGbrWe may, but are not obligated to, obtain background reports from consumer reporting agencies or otherwise review publicly available information about you, including sexual offender registration lists or databases compiling information about criminal convictions. Proof of identity and age is required for check-in.brbrRIGHT TO REFUSE SERVICEbrThe Company may refuse service to, or remove from the apartment, any individual for any reason(s) that does not violate federal or state laws. Reasons for refusing service to, or removing, a Guest or any other individual include, but are not limited to: refusal or failure to pay for accommodations; being under the influence of alcohol, drugs, or any other intoxicating substance such that the individual is disturbing the peace; seeking to use the apartment for an unlawful purpose; seeking to bring into the apartment an unlawfully-possessed firearm or any item, including an explosive or hazardous or toxic substance, that is unlawful to possess and that may be dangerous to other persons; destroying, damaging, or defacing the Property or threatening harm to the Property, other guests, or residents of the Property; causing or permitting persons to exceed the maximum allowable occupancy of the apartment; or refusing to abide by the reasonable standards or policies established by the Company, including, without limitation, the House Rules and any published rules and regulations imposed by the apartment community.brbrbrSECTION 3: ACCESS & SECURITYbrbrRIGHT OF ENTRY brGuests acknowledge, understand, and agree that the Property Owner, Property Manager, Hosts, Maintenance, and other staff
